Beachfront holiday rentals in Cul-de-Sac

Perfect stay! Went with a group of 5 for my birthday absolutely loved everything about this Villa! From the views to the decor and the space. The location was close proximity to the beach and restaurants. Love it!

This place exceeded all our expectations - fantastic location right on the beach, and also easy walking distance to great shops and restaurants, and of course the amazing bakery. We rented a car and found driving really easy - explored this lovely island each day and then came back and chilled on the beach by the condo. Such a relaxing holiday and the condo was perfect. And Virginia was super responsive whenever we had a question. We will be back!

Gwen met us on check-in and was wonderful. The house was perfect for 3 couples. The location is walkable to many restaurants, shops and beaches.

I can’t say enough about this incredible place on Mead’s Bay. From the moment we landed, they had a car waiting for us to take us over to the condo and allowed us to get in a little early. When we pulled up Sam was waiting with drinks ready, already knowing our names. Our bags were attended to while we were escorted to our room by another team member and given a tour of our unit and set up with a group chat for us to communicate during our stay. Anytime we had a question or request, it was answered within minutes. Everything from setting up rides, dinner reservations, etc. The property was breathtaking, I think the best of the 15 units, 2nd floor right on the beach. Perfect sand and water right there to enjoy while Sam and his team make perfect drinks and make you feel like family. I am a beach snob and have been to many of the nicest beaches around the world and this is in my top 2 for sure (Maldives being the other). I will definitely be back. Thanks for an amazing week!

Chris was absolutely outstanding! From start to finish, his communication was fantastic—quick, clear, and always helpful. He went above and beyond to be accommodating, making everything seamless and stress-free. His knowledge and expertise were evident, providing great recommendations and ensuring we had everything we needed. The house itself was even more impressive than expected—way bigger than the photos suggest, beautifully maintained, and in a truly stunning location. We couldn’t have asked for a better experience. Highly recommend Chris to anyone looking for a top-notch host!

We greatly enjoyed our stay at Antoine’s place. It is in a great location with the beach, restaurants, and shopping all nearby. We loved sitting outside on the patio in the mornings to enjoy breakfast with the iguanas, turtles, birds, and cats!

The location was breathtaking. You could not get closer to the water unless you’re on a boat. Th home was immaculate and the hostess was very proactive in communicating directions and answering any questions that might arise. We will definitely be coming back to stay if we can get the same home as it was that special! Definitely rent a car as you are remote. A few good restaurants across street (la cigale, and a Thai option)

Beautiful location— the house was perfect for a family get away. Close to Grand Case, Orient Beach and you can kayak to Pinel island.

A very modern, beautiful, air bnb. The hosts are very responsive! I could not find the plug adapters, and she was there to help, within a couple of minutes! I asked about a float for the BEAUTIFUL pool; She brought them right over!! The views are breathtaking. It's a perfect spot, VERY reasonably priced! We had a car rental, so we visited so many different beaches, and ate at many wonderful restaurants. Our favorite being Grand Case Beach and eating breakfast AND dinner at Rainbow Cafe. Everything around the island is fairly close and convenient. If we visit St Martin again, we will definitely choose this air bnb! Thank you!

Amazing place, beautiful house with lots of amenities. Elodie was very responsive and even provided some extra amenities for our kids. The view is fantastic and our kids loved the heated pool. It’s a perfect place to watch the sun set. The house offers a few shady spots during the day but not too much. Very spacious inside. Kitchen has everything you need and is well equipped. Large and comfortable beds! Having kids, the layout of the house is great, all is on one floor. The only small downside is the noise from the street, it’s not too much and not very disturbing but fast cars or construction work is noticeable when relaxing on the terrace. Overall I would definitely recommend the place!

Terrace with such beautiful and quiet views that we preferred to cook and eat on our balcony rather than go to the restaurant. Dishes and kitchenware of quality. Beach chairs and umbrellas provided. TV with French stations. Power socket adapters. Two small grocery stores within walking distance and a well-stocked super U (small formats suitable for short stays ) and what about the 3 km beach that is cleaned every day. In short, we had a lovely week!

This is a fantastic property and is exactly as shown. That said, some aerial photos may show a beach just outside the property, but that beach was washed away in the hurricane a few years back. We did not miss having a beach, because the patio and pool area are fantastic- plus, Mullett Bay Beach is 5 minutes away. Cupecoy Beach, and Dany's Beach Bar, are a two minute walk from your front door. It is a very secure location, and we always felt very safe and comfortable. The security staff are very attentive and always on site. The location is perfectly situated on the island. 15 minutes to Simpson Bay. 10ish minutes to Maho Beach. 7-8 minutes to Nettle Bay. There is a well stocked grocery store just across the street along with several decent restaurants. I would suggest purchasing plastic or stainless drinkware if you want to have drinks next to the pool. The home only stocks glassware- and plenty of it. We took advantage of the provisioning service through Les Halles, and it was very nice to have our groceries all put away when we arrived. We also had our rental car delivered. Both saved a lot of time and allowed us to quickly get to fun and sun. Rayma, our housekeeper, takes exquisite care of the property. Plenty of clean towels, beautiful bedding, all immaculate. We made frequent use of the services of Axel, our concierge, whose recommendations were- without exception- spot on with our expectations. Axel has relationships established with numerous restaurants and venues throughout the island, and when he gets a table reserved for you, it will be the best. If he reserves beach chairs and a day for your, it will be the best location.

Marie’s place is a fabulous place to use as your holiday home while relaxing in the beautiful St Martins. The accommodation has everything you need and you can relax out on the decking while the sea is only a few feet away. The local shop is just over the road for your groceries and there are 2 restaurants within walking distance. Our particular favourite was a 5 min walk along the beach and you could sit and have a meal or just a drink while the sea gently lapped the shore. It’s worth hiring a car to explore the island as there are plenty of places to visit, we liked Mary’s Boon bar (right next to the airport) and Grand Case where we went to some fabulous restaurants.

One of the best airbnbs I’ve stayed in. The location is perfect, with fantastic oceans views. You hear the waves hit the beach but nothing else. The studio is fully equipped and spacious. I spent 10 days and I felt at home there. I would drive to the super U five minutes away in the car where there is an amazing stocked supermarket you would find in Europe and normal prices. The pool is amazing and you are next to beach. Linda was there to check me in an out. Really friendly and she left a few items in the fridge for me.

House was very beautiful. It was very spacious for our family and had a great big kitchen for us to cook and eat in. The house was very clean and had the amenities listed. It also had a gorgeous view of Friars Bay and sunset. I would definitely come back.

Laure’s villa was a perfect place for a relaxing vacation for me and my boyfriend. The villa is very private and offers amazing views of the water. Every morning we walked to the local bakery where they offer amazing pastries and sandwiches. There is also an Italian restaurant that is in walking distance from the villa that we went to twice. I recommend renting a car and exploring the island and the different beaches. Our favorite was mullet bay! Also, we spent a day at Loterie Farm and it did not disappoint! We rented a cabana at the pool and even saw some monkeys! Finally, we rented a private boat through captain Jo and it was the highlight of our trip! We got to explore several small islands off of st Martin and learn history about the island and went to three great snorkeling spots. We will definitely be back to stay at Laure’s villa again. It was exactly how it looks in pictures and Laure was a great host. If you’re looking for a private, beautiful villa this is your spot!

We had a wonderful week staying at Melinda’s condo in Grand Case right in the beach. The location is perfect and close to all that Grand Case has to offer. Easy to get around and you are surrounded by friendly people. Morning coffee, afternoon wine and evening dinners on the front balcony made our stay just perfect. The sound of the ocean this close was mesmerizing. We will be back!

Nice place to stay. Was here for a week and enjoyed my time. I spent most of the time on the balcony. I appreciated that it stayed out of the direct sunlight. And most importantly had a good view of the ocean. I would stay again.

We spent an amazing ten days at the Turqouise Orient Beachfront studio. Beautiful view of the sea , great amenities, walk in distance to the restaurants from the beach or just a short drive. We enjoyed the privacy & tranquility of the place. We went to bed and woke up to the sound of the waves crashing into the shore, simply amazing!!! Our hostess Chantal & Christian they were both amazing!!! Eager to help and get us familiar with the surroundings! They have written instructions of what to do while visiting and came very handy. They make gracious hosts. They want you to feel welcome & comfortable The studio is a short 13 min drive to Marigot where you can get the boat to visit Anguilla and St. Barths. They are really worth visiting, we really enjoyed the trips. We’ll definitely come back !

We loved our stay in this apartment. Everything is as described and the photos are very accurate. The building is a cute little hotel in Orient Bay village. Lots of restaurants, beach, and bars in walking distance. Pool is peaceful atmosphere. The hosts are very lovely. They reply to all messages quickly and assist us with any issues. Definitely recommend this one for your stay in SXM!

My husband and I enjoyed 6 nights here. It is a perfect location with delicious restaurants just a 5 min walk away. The beach in front of the home is gorgeous and calm. The home and kitchen is well appointed with all the necessities for making a small meal. Close to the Super U for needed groceries. Nicolas was very attentive and made check-in a breeze. Would definitely recommend to any friends or family visiting the area!

My wife and I loved this stay at Mount Vernon. Waking up daily to the beautiful view of Orient bay was priceless. The place was clean , had most things you would need at the kitchen . I loved that they had coffee available there too. The place was very cozy and beautiful. The bed was very comfy which let us rest properly every night . We like the comfort and luxury of having such a nice view every time you look out the balcony. The host was very kind and waited for us at the entrance of the place . You most definitely would need to have a vehicle to be able to get around from there to other places . I would say if you have mobility issues maybe it would be a little difficult because of the flight of stairs , other than that it’s a great stay! We will definitely come back.
