Local boat restaurant, open all year round, can be accessed on foot in 5 mins, via the lakeside path. Only 8 min walk to Marciac centre, with shops and restaurants. Cultural activities including year round concerts at the Astrada, famous Marciac Jazz festival, local vineyards, and historic sites all within easy reach.

Very quiet environment with unobstructed views of the countryside and Pyrenees in clear weather. 10 minutes from the Saramon recreation center (swimming lake, games) 20 minutes from AUCH. Numerous hiking and biking trails. The mill is located at the rear of the renovated farmhouse near the outbuildings with separate access. Limited access to the owners' pool, schedules to be defined together.
