Centrally located, part of a boutique hotel in a good neighborhood for accessing the old quarter. Very easy check in and out process and despite being multi-unit, was still private. I would visit this AirBNB again.

Great value place. Location is amazing. Very close to Chiang Mai gate and night markets. You can easily get to other locations by scooter or grab. There is scooter rental around the corner. Rooms are decent, I stayed for 1 month and it was adequate if you’re looking for something reasonably priced without facilities like pool or gym.

I loved this cottage! It is literally right around the corner from Sunshine massage school and has an excellent coffee shop right at the corner. Also an excellent pad thai/basil fried rice place just around the corner. A 7-11 is also within walking distance. As with many home stays in the area, you will need to pay for your electric in addition to the price of your stay. It is very reasonable, like 10 or $15 a week, even during hot times when you are running the air conditioner almost full-time. Prin can help order drinking water. He offered me lots of cool recommendations for things to do and places to go in the area. This place was great! Cozy and quiet. Little outdoor kitchen, indoor desk, and a small fridge. Very dependable Wi-Fi. I would absolutely stay here again and hope to on my next trip to Chiang Mai.

Pin und Alan sind tolle Gastgeber als ich in der Unterkunft ankam ging mein Telefon nicht Pin hat mich direkt in das nächste Einkaufszentrum gefahren in einem Telekom shop vielen Dank nochmals dafür. Jeden Tag bekam ich 2 Flaschen Wasser geschenkt und konnte meine Wäsche waschen sehr angenehm. Eine tolle sichere sehr ruhige schöne Gegend etwas ausserhalb des Stadt Zentrums. Mit Grab car ist man schnell und günstig im Geschehen. Ich kann die Unterkunft sehr empfehlen.

We had an amazing stay at 11Rooms. Aude was very accommodating as we arrived earlier and she made sure the room was ready for us. She was also very respnsive. The place is amazing! It’s stunning! The rooms are clean, but I really loved the garden and the patio. Overall, great host and place. Highly recommend it!

Tanapoom was great. Really responsive host and he really helped us out when we were checking in and out. Would reccomend to a friend for sure :)

Le logement proposé par Thapanee est le meilleur que j'ai occupé jusqu'à présent ce pour les que j'ai déjà exprimé avec les étoiles, le rapport qualité prix, l'emplacement à 15km du centre yde ChiangMai, le calme et la tranquillité dans un environnement semi rural mais avec des supérettes et un marché alimentaire en plein air à 500m donc rapidement accessible à pied ou à vélo gratuitement proposé par l'hôte avec aussi des motocycles que je n'utilise pas, il y avait quelques aboiements de chien intempestifs de jour et de nuit très habituels dans cette région du Monde mais aussi les quelques passages d'avions venant ou allant à l'aéroport international de ChiangMai comme point négatifs secondaires, la villa était au milieu de la nature entouré d'arbres ou l'on pouvait entendre les oiseaux de toutes sortes le jour et la nuit surtout au matin, il faut surtout noter l'aide et la réponse à toutes les demandes et sollicitations par le co hôte Wittawat le cousin de Thapanee, un gars très Sympa

Sawitree and her family have been amazing hosts! They live on a beautiful property with chickens, cats, and mountain views. The Airbnb spaces are clean, private, and quiet. Sawitree and Joe have gone out of their way to make my stay comfortable. You will need your own transport for the area - it's worth it! Highly recommend.

Stayed here for a day but had a really great stay! The check in process is very simple as there is reception to help you (even after hours if you let them know in advance). The place is full of beautiful plants as seen in pictures and is within walking distance to lots of restaurants and public transport to attraction sites. The room we got was clean and had all the amenities mentioned. Would recommend this place to anyone! ⭐️⭐️⭐️⭐️⭐️

I and my wife( and also my cat) past so wonderfull time while we stayed in here. You will stay quite comfortable if you like calmness, nature, peaceful neighbors and slowly flowing time. We also enjoyed BBQ in the garden. The kitchen is fully equipped, so no one will have trouble finding something to cook. The bath can be fully filled with hot water. With a bike, we can go soon anywhere(Lotus, Home pro, Rinping and so on). The location is midway between Doi Saket and Chiang Mai city, so there are many activities for us to experience. So we highly recommended here. Thank you.

A cute traditional Thai wooden cozy house, well restored, clean and comfortable, with big shaded place outside. Placed in a farming garden, the environment is quiet and calm, with nice countryside landscapes. Owners leave near and are really kind and helpful for everything. We were passing by and We liked everything !

实在是太棒了，全新的别墅，房东超级美丽，服务也非常周到，真的好喜欢这个超大的泳池，还有超大的音响，强烈推荐，住的非常舒服！他们的图片拍的并不是很好，实际上的别墅太美丽了，我拍的才是真正的样子🥰

奶奶的房子其实算自己家，如果是追求酒店级的服务和设施就不推荐了，但是如果想体验高性价比以及更贴近本地人的文化生活，那这里将是你的很不错的选择，人均50rmb一晚的价格可以说是很便宜，冰箱里有饮料提供，厨房有咖啡和黄油烤面包，全部都是免费的。两位奶奶和她们的三条小狗都很热情，会给你一种回家了的感觉。院子里的景色很漂亮，把木头和绿色景观结合得很好，仿佛置身于树林里的小木屋。 需要注意的点： 1.去之前记得提前准备要牙刷、牙膏和毛巾，民宿里只提供浴巾、洗发水、沐浴露。 2.大厅周围因为绿植比较多，还有一个小水池里面养了鱼，所以会有蚊子，如果想在大厅里坐着休息，提前问奶奶要驱蚊喷雾。

the host lady is amazingly kind my flight has been cancelled, so i explain my situation to her the next day she willing to give me another room without charging when i arrived, this facility is very clean, everything was organised. host ready willing to help me for anything i've never had such a hospitality like this before. very good location highly recommended

Rice Barn and Rooms is indeed a home away from home for my family and i. We had an amazing experience from the moment we were picked up from the airport to the day we departed. Al and Nok are more than superhosts who made us feel at home, and shared truly wonderful recommendations that allowed us to experience true Chiang Mai gems. Rice Barnes and Rooms is clearly build and managed with loads of love and creativity inspiring and inducing serenity, peace, and we have clearly left a piece of our hearts back there.

Excellent stay- for sure this will be our go-to place when in Chiang Mai. Our room was spacious, clean and had plenty of wardrobe space to organize and put away our things. I work online (involving video calls) and the internet was always fast and never went away. The shower water temperature is stable and gets very hot! The bed was super comfortable with nice soft, clean linens. There aren't too many rooms so it's never too crowded- definitely not a party/hostel vibe, but still friendly. At night there is a restaurant on site! Also there's a common kitchen you can use, as well as a full size fridge. Laundry services are available on site. Staying here just feels like staying in someone's home- you feel cared for and just at peace. The hosts are always there for you and there are a few resident cats too! The surrounding area is super walkable with plenty of great restaurants and shops. Maya center is an easy 20 minute walk away, or a cheap Grab taxi ride.

Excellent location- ideal for Nimman and old town, but suuuper quiet building and street. Amy was extremely helpful with advice on transport to her place, as well as finding events and activities that she thought would interest me. Super friendly and welcoming, and her two staff are both excellent.
