How Airbnb protects Hosts
You’re protected by our policies when you use Airbnb for communication, booking and payment.
AirCover for Hosts
AirCover for Hosts provides free top-to-bottom protection every time you welcome guests. It includes:
- $3 million USD in host damage protection, including coverage for valuables, parked cars and boats
- $1 million USD in host liability insurance
- Guest identity verification
- Background checks on booking guests when permitted by law
- Proprietary reservation screening to help reduce the chance of disruptive parties and property damage
Ground rules for guests
Airbnb requires all guests to follow ground rules before making a reservation. They must:
- Treat your home like their own. Guests must leave your home in a state that doesn’t require excessive cleaning and follow guidelines around litter and damage.
- Follow your house rules. This includes respecting the approved number of guests, check-in and checkout time, and quiet hours.
If guests don’t follow these rules, you can contact Airbnb Support and reflect your experience in your review. Guests who repeatedly break house rules could be suspended or removed from Airbnb.
House rules
House rules are enforceable under Airbnb’s ground rules and help you set expectations with guests. You can choose from this list of house rules on:
- Pets
- Events
- Smoking, vaping and e-cigarettes
- Quiet hours
- Check-in and checkout times
- Maximum number of guests
- Commercial photography and filming
You can write requests for anything specific to your space, as long as they’re reasonable and aligned with Airbnb’s policies. For example, you might ask guests to turn off the air conditioning before they check out.
Guest profiles and reviews
Guests are asked to complete a profile with a photo and personal details to help you get to know them.
- Guest reviews are based on real interactions. Hosts and guests only review each other after a reservation is complete.
- Decide how you want guests to book. With Instant Book, you can limit reservations to guests who’ve completed at least one stay without incidents or low ratings. If you prefer, you can review each booking request before accepting it.
- You’re in control. You can cancel a reservation you reasonably believe will lead to a party as long as you follow our Host Cancellation Policy. If you’re uncomfortable with a booking request, you can decline it as long as you follow Airbnb’s Nondiscrimination Policy.
Airbnb Support
Airbnb is available to support you 24 hours a day, 7 days a week, in more than 60 languages through:
- Phone and message support. For urgent issues, call us. For non-urgent issues, like updating your calendar or adjusting your pricing, send us a message.
- 24-hour safety line. If you ever feel unsafe, the Airbnb app provides one-tap access to specially trained agents.
- Dedicated Superhost support. Superhosts are automatically connected with an expert staff member whenever they contact Airbnb.
AirCover for Hosts’ Host damage protection, Host liability insurance and Experiences & Services liability insurance don’t cover hosts who offer stays or experiences in Japan, where Japan Host Insurance and Japan Experience Protection Insurance apply, or hosts who offer stays through Airbnb Travel LLC. All coverage limits are shown in USD.

The Host liability and Experiences & Services liability policies within AirCover for Hosts are regulated by the Financial Conduct Authority. If you’re hosting homes, experiences or services in the European Economic Area (EEA), the Host liability and Experience & Services liability insurance policies are underwritten by Zurich Insurance Europe AG, branch in Spain, and arranged and concluded at no additional cost for the benefit of hosts in the EEA by Airbnb Spain Insurance Agency S.L.U. (ASIASL), a non-tied insurance agency supervised by the Directorate General for Insurance Pension and Funds (DGSFP) and registered in Spain with number AJ0364 in the Registry of the Insurance Distributors of the DGSFP. Host damage protection isn’t insurance and isn’t related to Host liability insurance. For listings in Washington state, Airbnb’s contractual obligations under Host damage protection are covered by an insurance policy purchased by Airbnb. For hosts whose country of residence or establishment is outside of Japan, these Host Damage Protection Terms apply.
