Nestled on a 50 acre equestrian estate in the Blue Ridge, and surrounded by National Forest, you can walk to crystal clear spring fed streams, climb to the top of the mountain ridge for even more spectacular views, enjoy our abundant wildlife, explore all the wonders of the famous Blue Ridge Parkway, kayak the James and Maury rivers or fish on the farm's own pond.
Our guests are invited to collect and enjoy farm fresh eggs each morning from our free range hens, meet our horses and watch Henry, our free roaming peacock, as he struts his beautiful Indian Blue feathers.
The cottage is a converted space once used as the icehouse. With much of the original stone and 2' thick walls, this cottage is well insulated to provide a cozy winter getaway or a cool summer retreat.
The kitchen is stocked with all the essentials and we strive to accommodate special requests or needs.

Although I do not live on the property full-time, I am frequently on the farm and enjoy meeting guests as often as possible. Additionally, there are wonderful residents on the property who care for the farm and the needs of our guests when I am not there.
While I cannot personally meet every guest, I am always available by text or phone.
Other things to note
Towels, bed Linens and basic toiletries like toilet paper and hand soap are provided. The kitchen is stocked with all the basic cooking essentials. Although guest may leave additional items behind, we do not provide shampoo, body wash, toothpaste, spices or other foods. All guests should pack according to their needs and preference.
There is not reliable Wi-Fi in this location, with exception of Verizon cell services. However, our jetpack hotspot through Verizon rarely picks up signal but verizon cell phones do well here. If you do not have personal Verizon hotspot capabilities, please consider your Wi-Fi and other cellular needs before booking.
No smoking is permitted in the cottage and each guest is expected to be respectful of the property and residents of Balcony Downs.
Hunting is not permitted.
There are historical structures and ruins on the property that are fun to see and photograph. For your safety, we require our guests to keep a safe distance and refrain from entering or climbing on those structures; specifically, the brick barn and the old wood granary.
There are other vacation rental structures on the property in addition to the main home. Guests should be respectful of the privacy and belongings of the other guests and residents therein and not trespass their space.
While there is a pool on the property, due to safety regulations, it is not offered for guest use. Children must be supervised at all times and safety of the guest is the sole responsibility of the guest.
As this is our home, we reserve the right to have any guest removed from the property who is rude or disrespectful to other guests, residents, animals and/or property or those who are not willing to comply to house rules.
