A light and comfortable double room with separate shower in a modern 3 storey house in the ancient capital of Cornwall. Situated adjacent to the A30, overlooked by Launceston Castle, and a 20 minute drive to the scenic coastline of north Cornwall.

The space

A light, standard sized double room on the first floor with a super-comfortable, feather-down topped double bed. There is also a wardrobe, chest of drawers, chair and large mirror with a kettle for making tea, herbal tea, drinking chocolate and coffee, all of which are provided. Guests have sole use of a separate shower room adjacent to the bedroom.

The house backs onto a school playing field surrounded by woods and trees and a river, all of which you can see from the bedroom window.

The house is situated in a quiet and secluded estate with free parking.

A large, comfortable front room with extra large sofa and SKY TV, and a patio with table and chairs in the garden.

Interaction with guests

I will be here to greet you on arrival and show you around and will leave you to do your own thing. I work from home so will be here most of the time and please feel free to come and go as you please. I am more than happy to chat about the local area and how you can get the best from your stay in Cornwall.

Other things to note

Guests can choose from a selection of a full cooked breakfast of local Cornish produce; toast with marmalade or croissants with strawberry jam; cereal of the day with dairy milk or almond milk, honey, yogurt and freshly poached or fresh fruit; fruit juice, tea, herbal teas and fresh coffee. Breakfast is served at a time to suit you - just let me know the day before.

The front room is due to be re-decorated and the ground floor is waiting to be re-surfaced so currently the kitchen floor is mixture of carpet, concrete and rugs. All areas of the house are kept super clean and tidy, and you will be warm and comfortable with plenty of hot water throughout your stay.

I can accommodate up to 2 children with a Z bed (up to 12 years) and travel cot (up to 2 years) in the front room which you will have full use of. There is also a spare table and chairs in this room and just let me know if you have any preferences for your children for breakfast.

Sue was an excellent host and provided a very comfortable space for me. The purpose of my trip was predominantly work and a little bit of leisure and Sue was great at accomodating my needs in terms of breakfast times. The bed was very comfortable and the shower room brand new. Everything was very clean and i thoroughly enjoyed the quietness of the house and the area. An extra bonus was that I was able to rinse and dry my wetsuit in the garden. I would definitely recommend Sue's house and I will myself stay there again.

This was the first time that I had used Airbnb, and Sue was an amazing host, so I was very happy with the experience. Sue was great with communication before my stay, and sent me detailed instructions of her location and where to park. She was there to greet me and made me feel very welcome. The room was really pretty and spotlessly clean, and I had sole use of a bathroom, and a lovely big lounge to relax in. Sue cooked me a lovely full English breakfast the following morning, and there were cereals, fruit, yoghurt and toast as well, so it was a great start to my day. Sue also spent time talking to me about the surrounding area, and recommended that I went to Crackington Haven for a coastal walk, which I did, and I wasn't disappointed, it was beautiful. Thank you Sue for a really great experience, and good luck with your Airbnb! I hope to come back down to the area, so I will definitely be hoping to stay with you again.

Thanks Sue for welcoming us into your home! We had two good nights sleep after noisy London. The bedroom & ensuite were good and the neighbouring living room to spread out and relax in was a real bonus. Found myself returning to Launceston for two nights at short notice within 2 months of my and my wife's previous very happy stay with Sue. On this occasion my traveling companions were two friends of mine and their baby. To find accommodation my party had to split up and I thought Sue's room would ideally suit my friends. Sue could not have been more helpful in making the arrangements and my friends have commented as follows. “We would recommend this B&B highly. We enjoyed our stay immensely. We stayed with our 8 month old son and found that it was a perfect arrangement for anyone with a young baby, as we had use of the adjoining large living room and separate bathroom on the same floor - more or less making it a separate flat. Sue was lovely; friendly but not obtrusive and always gladly accommodating.”

Sue texted to confirm our reservation and gave good clear directions. She was very welcoming and helpful on arrival. Everything was spotlessly clean. We had fresh milk in our room for a cup of tea which was much appreciated. Our room was cosy and we had the use of a large sitting room to relax or watch TV. Breakfast was delicious. I run a small business helping Sole Traders with their accounting, planning and marketing, working from my modern 3 storey property in the old capital of Cornwall.

Launceston is a market town and square overlooked by a 13th century castle and the gateway between Devon and Cornwall.

It's a 45 minute drive on the A30 from the cathedral city of Exeter, and only 20 miles from the stunning coastline and surfing beaches of the Atlantic Highway. Other attractions close by include The Jamaica Inn, Bodmin Moor, Sibleyback Lake, country walks and pubs, and a golf course.

To get an idea of what's on offer including local venues, bars, pubs, restaurants and places to visit, you can view or download the guide I have created on my listing.

Launceston is the perfect pit-stop if you are travelling a long way and are heading for south Cornwall, or a lovely place to stay if you want to explore north Cornwall.

I really enjoy serving a delicious breakfast made from local produce and looking after you so that you feel comfortable and relaxed throughout your stay.
