The house offers every comfort and is very well equipped for adults, children and babies to ensure a home away from home kind of holiday.
I do not live at the property, entry via key safe. Access is via a quiet village road. The property is to the back of this exclusive development so there is no through traffic - it is usually extremely quiet.
Interaction with guests
I am always contactable via email and generally respond within a few hours. Whilst guests stay, I leave them to their own devices but am available on my mobile should they have any questions.
Other things to note
If you have not visited the area yet, do come - it is now a top UK destination and many visitors return time and time again. So much to do and see, so many beautiful landscapes - but not so many people! We only offer out full weeks during school holidays, flexible on length of stay and prices out of season. The house has been finished to a very high standard so we would expect guests to treat it with respect. Our Contract of Hire, which you agree to by confirming this booking (wording below), requires that guests leave it clean and tidy and remove all rubbish when they leave. No eating on soft furnishings and please use heat mats. Sorry, no pets and strictly no smoking. Professional Housekeepers keep it in tip top condition for everyone's benefit. Thank you.
Contract of Hire
The Contract of Hire is not effective until you, the Hirer, has received a written confirmation of the booking. We (the Owner or the Owner’s Representative, Johanna Proudlove) do not accept bookings from anyone under the age of 18. The Contract of Hire is a license to you or your guests to stay in the property during the specified hire period. You and your guests have no right to remain in the property after the period of hire and shall not be entitled to any statutory security of tenure. Johanna Proudlove arranges short term holiday rentals of the property (including the marketing, booking and liaising services) on behalf of the Owner. The Contract of Hire is between you and the Owner; by making a booking you are deemed to have made an offer to enter into a contract with the Owner in accordance with the Contract of Hire.
Only people stated on the booking are allowed to stay at the property and you may not assign or transfer the Contract of Hire to any other person without our acceptance; we reserve the right to refuse admittance if this condition is not observed. You must advise us immediately if the number of guests staying at the property will be different from the number specified when the booking was confirmed. In addition, we reserve the right to refuse entry/bookings from guests who may, in our opinion, be unsuitable for the property such as groups of under 21’s or hen / stag parties. In the event of such a cancellation, we will refund the cost of the hire if already paid.
Initial Payment & Balance Payment
You will receive a Confirmation of Booking upon receipt of cleared deposit funds, which is as outlined on the booking website. Details of when the full payment/balance is required is noted on the booking website. The security damages deposit will also be required at the time of your full payment (or card details for the damages deposit will be required). We may cancel the hire where full payment in cleared funds has not been received at the required time.
Confirmation of Booking
Once you have received a confirmation of booking either from the booking website or the owner / his or her representative, you are responsible for the total price of the rental of the property for the hire period. Any amendments to the booking are not effective until acceptance in writing is sent by us. If you are forced to cancel your holiday you must inform us in writing immediately. For any cancellations, you will forfeit your booking deposit and we will make every endeavour to re-let the property but you will remain liable for full/part payment if we cannot secure a booking or are only able to re-let part of the agreed period except the security damages deposit. For curtailment and no-show, where we are not able to re-let the property, we will retain the full holiday amount, except the security damages deposit. We strongly advise that you take out suitable holiday insurance to cover yourselves to cover these eventualities.
Changes of Rental Period
If you request to change the rental period after it has been confirmed, we will accept the change if the property is available for the new period requested and, if agreed, any higher prices for the property for the new dates will be due immediately. An administrative charge of £35 will also be due immediately. If we cannot find a suitable alternative, and the booking is cancelled, normal cancellation policy will apply.
You are responsible for the property and are expected to take all reasonable care of it. The property will be used for personal and domestic purposes only. You must comply with the following conditions at all times:-
Cleaning - the property must be left clean and tidy, all equipment and utensils must be clean and put away at the end of the hire period, the dishwasher must be run and the beds stripped. The BBQ must also be left clean for the enjoyment of future guests.
Bins & Recycling - all rubbish bags must be taken out to the bins. Rubbish must be separated into recycling and black waste; all glass should be recycled as appropriate for the area – information is at the property.
Environmental Considerations - you should, at the end of your stay, turn all the lights off and turn down heating thermostats to an economic level (15 degrees in colder weather and 10 degrees in warmer weather advised).
Children - parents and guardians are reminded that it is their responsibility entirely for the supervision and safety of their children during the stay; this includes all use of play equipment and games.
Pets – dogs are welcome in some properties – this will be clearly noted on the marketing website. If you are permitted to have a dog in the property you must ensure they are properly controlled and supervised at all times and must not be left unattended at the property, they are not permitted in any of the bedrooms or on any of the furniture; you are advised to bring a pet crate or basket. Guests with allergies should be aware that the Owner cannot guarantee that there have been no dogs at the property nor does the Owner accept any liability for any suffering which may occur as a result of such pets having been present, un-known to him.
Smoking - is not permitted anywhere inside the property under any circumstances, nor standing at the front door of the property.
Breakages and Damage
Great care and thought has been taken to furnish and equip the property to a high standard. We understand that sometimes things get broken or damaged; please tell us as soon as possible so that replacements can be arranged for the next guests. We do not hold back any security/damages deposit for simple breakages such as a single glass or plate nor for damage that results from ‘wear and tear’ as we understand these are just part of life but the Hirer is expected to take all reasonable care of the property.
You are legally responsible for the costs of carrying out any excess cleaning of the property or removing excess rubbish or recycling from the property after the end of the hire period. Should the property be found to require extra cleaning as a result of the condition in which it is left, these additional costs will be charged to you. Should the sum of any additional costs or other costs due for damage or breakages exceed the security/damages deposit, the balance will be payable as a debt within 14 days of demand.
Use of Accommodation and Facilities
We reserve the right to repossess the property at any time where serious damage has been/is being caused and/or the Hirer or any member of their party is conducting themselves in an illegal, offensive or immoral fashion or are causing a nuisance to other persons. In such circumstances the Hirer shall not be entitled to any refund of the rental price of the property.
The Hirer shall permit the owner or a representative of the owner to access the property at any reasonable time for the purpose of any repairs in the event that they may become necessary, although your right to privacy is always respected and we try not to disturb your holiday.
In the unlikely event that the property is not available through circumstances arising outside our control, we may be forced to cancel the booking and you will be advised as early as possible. We will pay a refund of all monies paid and you will not as a result have any further claims against the Owner/we will not be liable to you for any costs, expenses, loss, injury or damage whatsoever as a consequence of cancelling the booking in accordance with this clause.
Arrivals and Departures
Changeover Days - full week breaks arrival day is Friday, arrival from 4pm, departure days are Friday by 10am prompt. Short breaks may have a different arrival and departure day but the arrival and departure times are the same. You must not arrive early (unless previously agreed) because time is needed to thoroughly clean the property between lets. You and your guests must leave by 10am on the departure day for the same reason. If housekeepers are delayed due to late departure of you and/or your guests a late leaving charge of £15 per hour will be applied.
Keys/Security – you will receive arrival details after your final payment has been made. The property must be securely locked when you are out and care taken not to expose the property to any fire risk. If any keys are not returned, you will be charged to change the locks.
Left Luggage - in the event that something is left behind, you should inform us as soon as you can so the housekeepers can attempt to locate the missing property. We will return the left items by post on request but a minimum charge of £10 will apply to cover time, packing and postage.
Properties in rural locations can experience some animal or farm machinery noise, some properties are situated on non-surfaced roads and insects and other creatures are fairly common and not necessarily an indication of poor housekeeping standards.
The Owner shall be under no liability to the Hirer or their guests and/or their belongings or to any motor vehicle or its contents under this contract for any direct or indirect loss, costs, expenses, damage, injury or inconvenience howsoever caused; the use by the Hirer or their guests of the property or any amenities at the property; any events outside of their reasonable control (including but not limited to the breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, damage resulting from exceptional weather conditions) whether caused by negligence, breach of contract or otherwise. Under no circumstances shall the owner’s liability to you and or/your guests exceed the amount paid to the Owner for the rental period.
The Owner shall not be liable to you for any temporary defect or stoppage of public services to the property, nor in respect of any equipment, plant, machinery or appliance in the property, garden or swimming pool; damage or inconvenience caused to or suffered by you if the property shall be destroyed or substantially damaged before the start of the rental period and in any such event, the Owner shall, within seven days of notification to you, refund you all sums previously paid in respect of the rental period.

We aim to ensure all property descriptions and photographs of the property as they appear are accurate. If any disruption occurs during your holiday or you have any cause for complaint, you should notify us+6 promptly; we will use all reasonable endeavours to rectify/resolve any problems on behalf of the Owners but we accept no liability for any actions which are performed on behalf of the Owner who shall be solely liable. If you wish to make a complaint after your rental has ended please do so in writing within a reasonable period but note that compensation cannot be offered where a complaint has not been raised during your stay.
This Contract and any disputes arising from it shall be governed by and construed in accordance with English and shall be subject to the exclusive jurisdiction of the English Courts.
I have read this Contract of Hire and accept it on behalf of all my party and I am over 18 years old at the time of booking. By making the booking, I confirm that all other party members agree that the booking is subject to this Contract of Hire. Bookings will only be confirmed and effective upon receipt of the agreed deposit.

Born in London, I spent my youth in Suffolk and, after working in London, returned to the countryside with my children. I love the area and am always on the look out for new places to go or see. I have worked with property for many years and have a genuine interest - from developing dilapidated houses, to running letting teams for agencies in the Docklands when it was coming out of the ground, to renting and managing my own properties.
