The space
Occasionally, our guests are unhappy with general cleanliness of the house and the surrounding forest and this is really unfortunate. We are not present on the island, which comes with certain responsibility and issues as there is no cleaning service available on the island. Please read the entire description and ask any further questions to get a good picture of the place. No worries regarding the initial booking: your holiday will only be booked after we both confirm the stay.
We rent our own old holiday house because we are not using it most of the year and many families love to spend holidays in our bay. We strongly rely on our guests and neighbours to keep the house in a good order, clean and tidy, but have limited control over the actual situation. Fresh sheets and towels are ready for every new group of guests, but because no professional services are available on the island, we cannot provide a good level of general cleanliness inside and outside the house, so this will heavily depend on the season and guests before your arrival. Also, there is no service/animation of any sort and you will have to help yourself with the equipment you know how to use. Leaves are falling year around in our holly oak laurel forest and red mud (terra rossa) is everywhere around the house, and so stains also on our bed sheets. The forest is rife with wildlife that crawls or flies around: Sneaky forest ants always find their way into the house, so do the moths, butterflies, mosquitoes and other food for our domestic spiders that flourish in all corners. Laurel forest is humid year around, thus all our summer bedding, together with all other fabric material, food and heating pellets are stored in the house (mainly ground floor) which we actively dehumidify from October through May to keep it dry, mould free and safe also for allergics/asthmatics in our family. Situation was curiously described by one of our guests as “randomly put together so that we sometimes felt like in a storage room and not really comfortable”. In addition, 5 boats, some other sport/beach equipment, a car, wood and stones are placed in our yard, covered with plastic and soon after every August also in leaves and mud, giving an impression of a dump yard, but which it is of course not. Please do not book the place to later give us an unfavourable review and inform us of what we already know. As a rule of a thumb, we would seek for a full star score for providing washed sheets, toilet paper and kitchen detergent/sponges. Especially in winter/spring when our neighbour will open the house after a longer time, cleanliness inside and around the house can be heavily compromised.
Our place is especially suitable for families and larger groups as we are in a remote place, but have a good overview of the entire bay Sitno, near the village Zaglav. Additional equipment is available under conditions, but free of charge; Please read "Guest access".
We provide soap and kitchen consumables, bedding for all our guests and we have towels on stock for guests that arrive by plane to Zadar, while we encourage guests arriving by car to bring along their own towels. We kindly ask our guests to leave the house in the condition they found it, except of course for the consumables and bedding which our neighbours will usually wash&dry in the ground floor, form previous guests possibly during your stay. Minimum booking time in 2020 is 4 nights. If you wish to book more than a week, please ask and we’ll arrange a discount.

There is plenty of parking space under the shadows on the property, but there is also a lot of our material and equipment, as described above. With our responsible guests, we share some sports equipment and gadgets in and around the house, however they are not part of the official offer (legally they cannot be): Sauna & pellet heating (October through May), two TVs and a Nintendo Wii U with 4 remotes & multiplay games, 4 bikes (low-end for short trips), 2 double-seat kayaks with 4 paddles, summer kitchen, grill with lots of extras (for preparing fish, meat, stews/soups, podpeka baking), two fully equipped indoor kitchens, terrace, hammocks, basic fishing gear, table tennis, surfboards, etc. As this is our holiday house, the owners are not present during your stay and the availability also depends on who rented the house before you. Unfortunately, we were forced to use a legal action once to get the damage to our motorboat paid. The conditions of use of the equipment, among others, is: 1. you will be responsible for and cover all damage made to your self, to other people, to our property and to the property of other people. 2. you will only use the equipment if you are well trained and experienced with this sort of gears and only when completely sober and capable of using it. A house on a remote island is not a place to learn any potentially dangerous activities. 3. We only allow adults to use our equipment. If you decide to pass on any of the equipment to your children, it is absolutely on your full responsibility. 4. Nothing on our property is insured, this includes the house, the boat, the kayaks, etc. It is your full responsibility to cover any damage made, including major accidents or fire. The grill is not available from June to September due to fire safety. 5. You will (hopefully) find the equipment in a full working order after previous guests and you will return it in a full working order. Mind that certain sports equipment can be rented in the nearby Sali (motorboats, kayaks, bikes, scooters, cars, etc) and our village (currently one speedboat and diving gears). This equipment is rented by companies, so gears and you are therefore covered by the insurance, the customer protection, etc. If you are not eligible or comfortable with using our equipment, please rent it instead.

Other things to note
We are not alone in the bay, there are 3 other houses nearby. One neighbour occasionally does construction works on his holiday house (about 150m away) and a garage (about 50m away), rarely using loud machinery and never working more than 7 days in a row. This is going on for 30 years and unfortunately it is impossible to predict the active periods.

Dugi Otok is one of the largest and most interesting islands in Croatia. South part of the island is protected as a Nature Park Telašćica, easily reachable from us by bikes, while further south of the island you can visit the National Park Kornati. There are numerous bays and island east of the island, together with a set of villages and the town Sali. Here you can find also a proper supermarket, a library, pharmacy, tourist information centre, bakeries, fish market, etc. In Sali you can also rent sports equipment, a car, boat or bikes, or book a trip to Kornati. Scuba diving companies are in Zagav and Kornati. The nearby coast and even some small islands can be reached by kayaks or small motorboats. In the north, there is the famous beach Sakarun and the great old lighthouse at Veli Rat. There is one main road connecting all of the island, so all highlights are easily reachable by car or bikes. There are four houses in the Sitno bay, but only our is at the seaside on the beach. It is therefore a very quiet and remote place at day and night. As this is the best beach around, tourist and locals will come to the bay in the day time in summer. Out of season the whole island is very quiet, one can hear owls and seagulls from kilometers away, sometimes dolphins come into the bay at late evenings.

During your stay
We will most likely not be there to meet you in person. After booking, when Airbnb allows communication outside it's messaging interface, we will send you an email with detailed instructions on how to reach us and more information about the island, bays, beaches, small islands around, both national parks, etc. This way our guests can fully enjoy the holidays. We can help you with buying fresh fish from the local fishermen, good local products or simply give you tips on visiting various places on the island, also through organized tours to Kornati. Out of the season, you will be alone in the whole bay, except if any of the neighbours will do construction works (see “Other things to note” bellow). Also, we require that at least one of the guests is fluent in English.
