Interaction with guests
I will be readily available via text, email, & phone. I like my privacy & to not have to be on someone else's schedule, so I try to provide our guests with the same.
I live about an hour & a half away, worry not though because in our absence our homes caretaker/ housekeeper is nearby to help.

Pool heating is ejected by guest. All other fun details come In A welcome letter prior to check in.
City Tax of 11.5% is included in price 28 days or less.
DEPOSIT: $500 refundable security deposit must be collected separately OR a $200 refundable deposit plus a $49.99 damage policy fee for accidental damage up to $1500 (non refundable) Deposit will be added as a separate fee after instant booking or added to your quote prior to confirmation for all stays within a few weeks. Reservations 21 days or more in advance require security deposit to be paid to secure dates. Signed paperwork & copy of ID is required for all guests including those who instant book

If you have a big group, please consider doing an occasional load of towels during your stay.
No need to do laundry before you leave, however if you decide to start a wash cycle that will not be fully dried before checkout, please let us know
ABSOLUTELY NO SMOKING INSIDE OF HOME
If you smoke outside, you MUST use ashtrays and clean ANY AND ALL residue, debris, ash etc.

Highlights of our rental contract:
-NO Early Check-in or late check-out without prior authorization. Penalty hourly fees may apply.
-This is a NON SMOKING unit. We are ZERO TOLERANCE. Should it be found that smoking was inside the home the security deposit will be forfeited in full. Smoking trash left anywhere outside the home results in a $50 to $100 fee. Please clean any ashtrays. Any additional damages as outlined below will be extra.
-PETS-Pets are welcomed in rental unit only after prior authorization has been given and additional security deposit and cleaning fee(s) may apply.
-DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $500 is required. This must be received within seven (7) days of booking the reservation and/or receipt of this document whichever is later. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. (If deposit is not received within 7 days, please see Item #12.)
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, garbage, etc has been attended to in a regular manor during stay.
d. All keys are left in designated spot or received by owner and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. NO Early check-in or late check-out without prior authorization.
h. The renter is not evicted by the owner (or representative of the owner) or local law enforcement.
i. Should a $100 pet deposit be required, it will remain for pet related issues. Should the issue be above $100, the remainder will be taken from the $500 security deposit.
-DAMAGE-In the event damage to property should exceed $500 security/reservation deposit. Owner reserves the right to pursue full restitution through legal recourse, if necessary. Guest pays for all legal fees incurred by homeowner.
-PAYMENT –The BALANCE OF RENT is due sixty-five (65)
days before arrival date. Please make payments in the form of bank money orders, cashiers checks or personal checks payable to Kelly Wasson. All credit card payments or online transactions (E-checks, etc) must be authorized in full within 60 days.
-CANCELLATIONS: A sixty-five (65) day notice is required for cancellation. Cancellations made more than sixty-five (65) days prior to the arrival date are not subject to any fees. Cancellations or changes made within 65 days of the arrival date but not less than 45 days of arrival date, forfeit 50% of rental amount (security deposit & fees returned). No refund is given for cancellations 45 days or less of arrival date, however, security deposit will be returned in full. All attempts will be made to re-rent upon cancellations. If re-rented, rent will be prorated and refunded accordingly minus a possible $250 cancellation fee (homeowners discretion). All cleaning/pool/spa fees will be refunded. Early departure does not warrant any refund of rent or deposit. Payment not received by specified due date allows for dates to be re-rented and guest must pay all appropriate cancellation fees.
-MAXIMUM OCCUPANCY- The maximum number of over-night guests is limited to eight (8) persons. However, guests may not have more over-night guests than signed for on invoice. The maximum number of daytime guests is 10. Additional day guests must be approved and there may be a separate day fee. If it is found that this rule is broken without prior authorization, the entire security deposit will be forfeited.
-MINIMUM STAY- THIS PROPERTY REQUIRES A THREE (3) NIGHT Any less must be pre-authorized by owner. Longer minimum stays may be required during holiday periods and high season. If a rental is taken for less than three days, the guest will be charged the three-night rate unless pre-authorized by owner.
-NO DAILY MAID SERVICE ( Can be arranged, cost us guests responsibility)
-GOOD NEIGHBOR POLICY: We respect our Deepwell neighbors and follow the good neighbor policy of no noise after 10pm. Consideration of neighbors at all times is expected and appreciated.
