The space
Nice private room with lots of amenities for you to enjoy, good for tourists visiting DC and locals who want to use the space for sex/fun. You'll enjoy lots of privacy with your own private bathroom, and the room next to you is empty (a storage room) so you don't need to worry about being too noisy and bothering anyone, and you won't be bothered by a noisy neighbor either--the space is also great for the solo traveler seeking a quiet, peaceful atmosphere. No matter how loud you are, I won't hear you because there are two bathrooms between your room and my room. I've been hosting three years and never had a noise issue. If I happen to hear you having daytime fun it won't bother me cause I'm open minded and am used to it. NOTE: SMOKING AND 420 STRICTLY PROHIBITED. IF I CAN SMELL SMOKING/420/WEED DURING YOUR STAY YOU WILL BE ASKED TO LEAVE AND I MAY CALL THE POLICE WITH OR WITHOUT WARNING. If you need to smoke/420, it is in your best interest to book elsewhere. NOTE: check in on Tuesdays, Wednesdays and Thursdays is 7:00PM. Check in all other nights begins at 6:00PM. I offer a late checkout time (4:00PM) so you can relax and enjoy your stay if you want.

The bedroom includes a brand new bed with new zinus slumber 1 cooling mattress, dresser, a brand new 32" LED HD TV and a closet with supplied hangers. Please note: the bed has a weight limit of 400 pounds (so make sure you and your guest do not exceed 400 pounds weight; if your combined weight is more than 400 pounds I'm afraid you will need to book elsewhere. A spacious 4.3 cubic ft fridge/freezer, and a coffee maker with creamer/sugar/condiments is provided in your room for your comfort. The HD TV has 3 HDMI ports to connect to your laptop/PC/Tablet for streaming and gaming. I supply one HD cord which you may use. I have FIOS TV Package which is LOADED Verizon Ultimate with premium movie channels (HBO, CInemax, Showtime, Starz) plus FREE netflix and LOTS more apps on the FireTV! You may also watch youtube on TV. You will be given wifi code. I do have Verizon Fios Gigabit wifi (fastest available) which is great for gaming and streaming. The main bathroom is on the floor where your bedroom is and it will be your private bathroom. There is a secondary bathroom on the main level of the house which you may use too. Please keep kitchen and both bathrooms clean.

No smoking, no drugs, no 420. If there is any smoking or 420, or smell of that on the property there will be a $200 fine, and you will be required to leave immediately and you won't be eligible for a refund. This policy is strictly enforced. If you want to smoke or do 420 book somewhere else, not here. Two people maximum overnight. You may have a 3rd person visit you as a guest, but the third guest may not stay overnight and must leave by 2am. No kids under age 16 permitted to stay here. No pets permitted. I also supply coffee and sugar at no additional cost. This reservation must be for you. I do not accept third party reservations. You can't reserve this space for someone else. If you do so, the guest will not be permitted to check in and you will not receive a refund. Also note that the bed has a 400 pound weight limit. If your combined weight is more than 400 pounds (for you and your guest) you should not book this listing.

You'll be given keys, and your bedroom has a key lock for security. If you are single, you may have a guest (or even different guests) but that person must also follow house rules and must leave when you leave. The bed and mattress are brand new and clean sheets and pillows will be provided. You'll also be given a towel and washcloth. You and your guest may use the bathroom (including the bath too) but please take bath/shower before 10:30PM. Some couples who stayed also have taken a bath or shower together which is fine and I'm cool with that--just please finish taking your bath by 10:30PM at night (noise from the bathroom carries into my bedroom). Please note that this room does NOT include washer/dryer usage. If you need to use washer and dryer there will be an extra fee (contact me for details).

For Hikers and Naturalists, outdoor opportunities abound along the Northwest Branch. Trailheads are less than a 5 minute walk from Kinsman View Circle. In Northwest Branch linear park there is a narrow fall line gorge View of Street from a Kinsman Farm Town Houseabout 6 miles long. Through this lovely gorge runs the Northwest Branch, mostly hidden from the surrounding development. Beyond the beltway this stream valley park is undeveloped and heavily wooded. It is possible to walk northwest on natural-surface trails for about 4 miles from the site of Burnt Mills (adjacent to Route 29) to the horse stables at Wheaton Regional Park without seeing a road or (in the summer) any buildings. This portion of the park encompasses about 385 acres. Deer, beaver, waterfowl and other fauna can be seen. In the opposite direction, if Route 29 is crossed, it is possible to hike southeast for about 4 miles to Adelphi Mill. Just inside the beltway, the natural trail becomes a paved (asphalt) hiker-biker path.

easy access to downtown silver spring, Fillmore and DC. Ive hosted several who attended concerts at fillmore which is just 10 minutes away. Several restaurants are located downtown Silver Spring, check out my guidebook for details. If you have a car, there are several nice restaurants in Laurel MD. Walking distance to bus stop and you can take bus to downtown silver spring which is around 15 minute bus ride. House is walking distance from CVS, Chipotle, Subway, McDonalds, Papa Johns, Safeway supermarket, Trader Joes and California Tortia.

I am a single male who enjoys traveling. I am quiet and clean. I've had good success with AirBnB. I have stayed at Airbnb in a number of locations so far including Albuquerque New Mexico, Phoenix Arizona, Los Angeles California, Dublin Ireland, Paris France, San Jose Costa Rica and Salt Lake City Utah. I take good care of the place and treat it as my own. I like to travel simply with basic requirements: clean place, heat, a/c and wifi is nice (but I can do without it if the cell signal is strong).

I also host. I have a finished basement I rent out. The nice thing about the basement is you'll have alot of privacy. The place is clean and you'll have your own bathroom and no one next to you so you don't have to worry about noise. I've lived in DC for 10 years so can provide tips on the local area (be sure to check out my guidebook). My place is conveniently located near the beltway, and nicely situated between DC and Baltimore in case you want to visit both cities. There is a bus stop within walking distance, so you can metro into DC via bus and train. My goal is for every guest to have a 5 star experience, so I'll do my best to make your stay enjoyable.
