The space
Staying here is designed to feel like borrowing the immaculate home of a friend who has provided pretty much every little thing you could need or want to feel at home.

Named for its Union Street location and domestic tranquility, A More Perfect Union is located exactly mid-town. It provides a very comfortable home base for a weekend in Hudson, and is well-provisioned enough to feel and function like home for longer-term stays. Visiting employees of COLUMBIA MEMORIAL HOSPITAL, for example, are always welcome.

With all the necessities and niceties of home provided, including a fully equipped kitchen (fridge, oven, microwave, toaster, coffee maker and dishwasher) you can make coffee or meals on your own schedule, or host an intimate gathering complete with table linens and candelabra. There are also two barbecues on the patio, one propane and one old-school, in the one-and-only yin-yang garden!

This house was built shortly after the Civil War, and the public spaces — living room, dining room and kitchen — are spacious with high ceilings. The bedrooms (one with a queen-size bed, two with full) are cozy, and generously appointed with soft linens, blankets, pillows and rugs. All the beds are super comfortable, and there's a queen-size futon couch in the living room.

The kitchen includes a pantry with essentials like olive oil and balsamic vinegar, and the bathroom is stocked with toiletries including toothbrushes, shampoo, conditioner, Band-Aids, and blow dryer... plus a clawfoot tub and enough white towels to make Leona Helmsley weep.

The entire apartment is cozy, clean and restful. You might want to pick up some wine, order a couple of pizzas, throw a movie into the DVD player, and just relax.

Please note: Airbnb prices often vary depending on whether a reservation is for a weekday, weekend, holiday, or in a busy season, and on how many guests there are. Airbnb requires hosts to know how many guests they have, and hosts also need to know for safety reasons and to prepare the place. But if you enter the number of guests in your party and the exact dates you'd like to visit, the system should always give you an accurate price. In my case, the base price covers the first four people, and each additional guest is $50/night. I do it this way to make the cost more equitable for smaller groups.

Guest access
The first floor is a private, 1,250 square-foot apartment with an entrance on gracious Union Street and a back door onto a buddha garden equipped with two barbecues (one propane, one old-style) that's available for guests on either floor to enjoy. The apartment, whose ideal location — smack-dab in the middle of Hudson — can't be beat, shares only its entry and rear hallways with the upper stories of the house, and has its own thermostat, and air conditioning in every bedroom.

Although there are no laundry machines in the apartment, arrangements can be made upon request for guests staying four days or longer to use the house machines.

Other things to note
PET POLICY: Unfortunately, although I *love* them, I cannot accept pets as guests. Please understand that if you book this apartment and then ask if you can bring your pet, I still won't be able to, and you may feel unhappy. The best way to avoid this situation is to book another place that can accommodate them. I will miss you, but I want everyone in my house to be happy.

I always stock the apartment with basic breakfast provisions like bagels, butter, jams, orange juice, half-and-half, and coffee and tea, and fresh flowers in season. Should you have any special requests, I will do my best to fulfill those as well.

This property is registered with the City of Hudson, and Hudson's 4% lodging tax is included in the rate.

Location

Hudson, New York, United States

Just around the corner from the tranquility of Union Street, the bustle of Hudson's main drag beckons. Warren Street is a burgeoning thoroughfare stretching from the rippling Hudson River to a fountain in the town square. In between you'll find an intriguing range of restaurants, cafes and hole-in-the-wall guerrilla eateries reminiscent of the West Village, art galleries, boulangeries, boutiques, antiques, and all things fashionable for home and humans. In 10 minutes, you can also lose yourself in rolling countryside framed by the Catskills.

During your stay
I usually greet my guests at the door, then walk you through A More Perfect Union to make sure you know where everything is and have everything you need. I am also reachable by e-mail or phone from booking through your stay — and usually available in person while you're here. I do my best before you arrive to fulfill any specific requests, then respect the privacy of your apartment (unless called upon) after meeting you when you arrive (or shortly thereafter, as the case may be).
