The home features a roomy, fully equipped, eat-in kitchen with Stainless steel appliances and plenty of places to relax and hang out in the sitting areas. The dining table seats 6 people comfortably. The large lanai is well suited for sunny poolside breakfasts, comfortable shade in the evening for dinners, or just relax by the pool throughout the day enjoying a sports game, or family movie night on the large big screen TV.
Children should be supervised at all times especially around the pool and dock areas. The home is equipped with a child safety 'alarm' system for your use during your stay affording you confident peace of mind that you will be signaled alert if any doors are opened. Almost every gathering room provides you with direct waterfront views.
The bedrooms include the master bedroom suite with a king-size bed, large private bathroom, large walk-in closet, and a walkout entrance and view of the lanai, pool and canal. The second bedroom features a queen-size bed; the third bedroom features two twin beds while the fourth bedroom includes a full sofa bed. All bedding and bath linens are provided. There are flat screen TVs in all the bedrooms as well as the family room
Free WiFi and Cable TV, pool toys, beach chairs, and beach towels, a pack and play and child booster seat, washer and dryer and two car garage complete the amenities within the vacation rental property.
Additional Amenities & Marco Island Attractions: Manatee frequent the canal, while various species of fish can be caught off the dock. Fishing rods, snook lights and a cleaning station are highlights available to you. If you prefer, head over to the warm, white sandy beaches and waters of the Gulf of Mexico via three public beach access locations just minutes away. Yes, you can bring your boat (size limits apply and there is no trailer parking allowed) or you can rent one nearby With easy access to the Gulf under one bridge with 14' vertical clearance - you can enjoy the clear, beautiful waters of the Gulf within minutes, or you can boat over to a terrific waterside restaurant for lunch or dinner. All of this can be done right from the back yard and dock.

All Guests will be required to sign a short term lease agreement.

CLEANING: Tenant will leave property in neat and tidy condition, including washing and putting away dishes and other kitchen items. Used bed linens should be left on the floor next to the bed, and one used towel per person can be left in place or started in the washing machine. A professional cleaning service appointed by the Owner will be responsible for final cleaning at the end of the rental period and for this service the tenant will be charged as itemized under Rental Rate and Fees
TRASH: Tenant must remove and dispose of all perishable items, trash and recyclables in the House prior to their departure Trash is to be disposed of as necessary during the rental period. There is a large covered all green trash bin on the side of the house for trash. There is also a recycle can Green with Yellow lid for recyclables a list of recyclable items is provided near the door in the garage.
There is curbside trash pick-up. Trash pick-up is on Monday and Thursday and the Recycling is on Thursday only. In order to ensure there is space for trash during the rental period, the Lessee must roll the trash can to curb and then return it to the side of the house if trash pickup days fall during their rental period. Please follow the direction below on proper placement so the trucks mechanical arm can pick up the cans. Not following this procedure could result in a deduction in Tenants security deposit equal to the amount necessary to dispose of trash. Tenant can arrange to have cans moved to the curb on their behalf for a fee of 10.00 per trash day. Tenants must arrange this service with the Owner prior to arrival.
How To Set Out Your Garbage -Household garbage should be put inside the County-provided container (all Green). The handle of your container should point toward your house. The container should be placed at the curb between 6:00 p.m. the day before and 6:00 a.m. on the scheduled collection day. The container must be accessible to the automated collection truck and not be blocked by obstacles such as trees, parked cars, mailboxes, basketball hoops and poles, holiday arches and power lines. (Drivers will not move improperly placed containers.) Containers must be removed from the curb line by 10:00 p.m. on the day of collection and stored next to the Garage. Follow the same direction for the Recycling Cans leaving room between the two if both are placed curb side.
POOL MAINTENANCE: Maintenance is very important and needs to be done weekly to ensure your continued enjoyment. Our pool maintenance company Pinch a Penny Pools comes to service the pool on Thursday of every week. They will enter the pool area through the back screen doors and if someone is outside they will make them aware of their presence, however they will not knock on the door to let you know they are there. During their visit they will need to check and adjust the chemicals in the pool. During this process no one can be in the pool therefore if you are in the pool you will be asked to vacate the pool momentarily so that this maintenance can be completed. It only takes them a short while to complete these important services needed and we ask that you refrain from the use of the pool during their visit. We appreciate your cooperation as they conduct this important service during your stay.
Please initial that you understand the importance of the pool maintenance and need to vacate the pool during the maintenance process.
EMERGENCY WEATHER CONDITIONS: No refunds are given due to Emergency weather events requiring the Lessee to vacate the premise. It is suggested the Lessee purchase travel insurance. If a weather event occurs during the Lessees stay the Lessee shall follow any mandatory evacuation policies per county, state or local government.
ACCESS: Lessee shall allow Owner or his representative’s access to the property for purposes of repair, amenities maintenance and inspection. Owner shall exercise this right of access in a reasonable manner.
•MINIMUM RENTAL AGE: Lessee named in the lease document must be over 26 and must be present at all times during the rental period. Owner reserves the right to limit occupancy based on age of occupants.
•OCCUPANCY: Maximum overnight Occupancy is never more than 8 persons. People other than those in the Lessee party or an occasional overnight guest of the Lessee may not stay overnight in the property. Any other person in the property is the sole responsibility of Lessee. Lessee must be present anytime a guest is at the House.
•SUBLETTING: Subletting by Lessees is strictly prohibited
•PROHIBITED VEHICLES: No Motor homes, RV’s Campers, Motorcycles, motorized scooters, certain paneled trucks or trailers are permitted on the property.
•FIRES: No fires/fire pits are allowed anywhere on the property
•QUIET OCCUPANCY: Please observe Marco Island quiet hours between 10 p.m. and 8 a.m. Parties are strictly prohibited. Occupancy and use of premises shall not be such as to disturb or offend neighbors in which case the disruptive Tenant/Guest(s) will forfeit security deposit and may be asked to vacate the premises, which in turn will invoke termination of this lease and the applicable cancellation clause.
•UNDER AGE DRINKING / DRUGS: The drinking age in the State of Florida is 21 years of age. Any Tenant/Guest(s) found to be using drugs or allow others to use drugs or permit underage drinking on the premises will forfeit the security deposit and Tenant may be denied continued occupancy, and this will invoke termination of this rental lease and the applicable cancellation clause.
•PETS: No pets are allowed on the property. (Evidence and or smell of pets on premise will result in loss of deposit)
•SMOKING: Smoking is NOT allowed inside the House or on the Lanai. This also includes electronic cigarettes or vaping devices. Evidence and or smell of smoking will result in loss of deposit. Smoking is permitted outside on the deck, driveway, or dock. Dispose of smoking materials properly. Do not throw cigars or cigarettes and other objects on the grass, in the water or any outdoor area. Do not leave ashtrays, butt cans or the like on the Lanai or store them in the House.
•POOL: Infants must wear a swim diaper in the pool. Younger children should be supervised at all times in and around the pool area. There should be no running on the pool deck and caution should be used at all times on and around the pool especially when the pool deck is wet.
•POOL HEAT: The pool heater is turned on from Oct 1 to April 30 and winter rates are adjusted with consideration of pool heat costs. The heater is set at 85 degrees. Adjusting pool heater/filter system to run at a higher temperature or longer duration without Owner consent will result in a $100.00 withholding from security / damage deposit. It is required that tenants use that solar cover and that two people work to operate the cover to prevent ripping while covering the pool each night in order to keep the pool temperature from dropping too many degrees overnight. If pool heat is requested at any other time of the year other than those months listed above a $15.00 per day ($105 per week) fee will be charged and listed in the RENTAL RATES AND FEES SCHEDULE of the lease
LIABILITY AND TRANSFER RIGHTS: Tenants and his/her Guests shall be solely responsible for any property damage, accidental injury to any person or loss sustained by any person, including loss of any items of personal property, arising out of or in any way related to Tenant/Guest(s) use of the premises or the items provided by the Owner. Tenant/Guest(s) hereby agree to INDEMNIFY and hold Owner harmless from any and all claims including those of third parties, arising out of or in any way related to Tenant/Guest(s) use of premises or items of personal property provided therein. Tenant /Guest(s) assumes the risk of injury or other losses relating to any recreational activities, including but not limited to the use of the swimming pool, and will hold Owners harmless with respect there to. Tenant further agrees not to assign, sell or transfer any rights under said lease.
By signing this agreement Tenant agrees to all the terms of this Short Term Lease Agreement, and the House Rules attached as Exhibit A as evidenced by the signatures set forth below.
EXHIBIT A – HOUSE RULES
We kindly ask you to follow our Simple House Rules
•Do not put suitcases directly on the bed coverings or other furniture please place a towel under them.
•Please do not put tinfoil or drip pains on the bottom of the oven it gets very hot and they will burn on.
•Please do not re-arrange the furniture –other than on the lanai.
•Please be sure all furniture is returned to the screened Lanai if you use them on the dock or deck.
•If you use the beach chairs and fishing equipment, please return them to the garage.
•Please do not sit on any of the inside furniture with wet bathing suits.
•Wipe up any spills immediately on floors, pool deck, carpets or furniture.
•If using the gas grill please be sure to clean the grill and to turn off the gas both at the burner and at the tank after use. DO NOT USE ANY WOOD CHIPS IN THE GRILL. (any evidence of wood chip use will result in a $100.00 withholding fee from security /damage deposit for cleaning and maintenance costs.
•Please observe Marco Island quiet hours between 10 p.m. and 8 a.m. Occupancy and use of premises shall not be such as to disturb or offend our neighbors

We are a hard working middle aged couple who love to travel and are avid boaters. We primarily live in our home in Bangor Maine in the winter months November to April but because we love to spend the warm summer days at our lake home we have decided to rent the City home in Bangor as a vacation/short term professional rental during the spring/summer and fall months.
Our story, However doesn't end there. After spending the last 50+ years with only 3 months of summer and very long cold Maine winters we decided to go in search of a warmer land and a home away from home in the "Sunshine State" of Florida. We wanted to find a place that in our off season months could offer everything the summers in Maine did. After a long 8 year search we drove across the Bridge and on to Marco Island and found just what we were searching for. We purchased a condo in 2015 and after two years decided we wanted a place we could entertain our entire family at so we went in search of a house. When we walked in we knew Marquesas Court was the one for us, after returning to it three times we made an offer and here we are today.
We, along with our family and friends spend as much time as we possibly can on the Island and on our boat appropriately named "Idle Speed", but until we can find ourselves able to become true snow birds we are opening up our Florida home to renters. Come enjoy our little piece of our paradise.
