Nestled in the heart of Purcellville is a tiny home with a ton of charm . Less than 5 miles from vineyards, LOCO ale trail breweries, cideries, WO&D bike trail & 20 min to historic Leesburg, the Shenandoah river & Appalachian Trail. Our tiny house is a bit larger w/ 2 bedrooms, full kitchen & bath, family room & cozy front porch. Guests enjoy private parking & plenty of privacy. Less than an hour to WashDC & 30 min to Dulles & historic Harpers Ferry. Come relax & enjoy LOCO living!

The space

Perfect for a couple or small family looking for a relaxing rural getaway with full amenities just a few minutes away. Available for short term or extended stay, the house is cozy and comfortable with an efficient use of space.
The kitchen is fully stocked and includes a 3 burner cook top, microwave/convection oven combo, small fridge, coffee maker, toaster and outdoor charcoal grill as well as a few basic necessities.
Tiny House does mean tiny water heater. Hot showers should be limited to 10 minutes or so, and it will quickly reheat. There is a stackable washer/dryer combo in the house as well.
We provide fresh linens and towels. We ask that at checkout you simply strip the beds and leave sheets and towels in the downstairs bedroom as well as rinse any dishes and leave them in the sink.
Guests have access to an outdoor fire pit right off the front porch, we have a stack of wood nearby. We ask that you pour water over coals late night and hold off on any fires if too windy. You are welcome to use the house cornhole boards and our guests also enjoy full access to the barn deck to enjoy a glass of wine at sunset. Enjoy breakfast on the porch. We'll provide local breakfast fare in the fridge - some combo of fresh eggs, lamb sausage or bacon, fresh bread or scones and coffee and other random knickknacks.

Guests have a private parking area and their own private access.

Interaction with guests

We live next door and are available as much or as little as preferred. We can provide plenty of local knowledge or are happy to leave you alone to explore on your own. We are always available by phone or text.

Other things to note

Around Christmas you are welcome to cut your own Christmas tree. Please note we are not a Christmas tree farm but simply planted a bunch of Blue Spruces years ago. A pickup truck or extreme creativity is necessary to take it home with you.
Unfortunately fall is stink bug season. We do our best but occasionally they make their presence felt.
WiFi is still a work in progress. There's a very weak signal but will only allow for minimal connectivity and no streaming. We do have DIRECTV with HBO and the NFL package in the family room and one bedroom.

Mark and Libby's home was perfect for a girls' wine tasting weekend in beautiful Loudoun County. The "Big, Tiny Home" was in an ideal location to feel "away from it all" but also just a short drive into town. The home itself was lovely and slept four very comfortably (seriously, the beds were super comfy!). The ladder to get to the second floor loft could be a bit daunting after a couple of glasses of wine, so make sure the most daring of group takes that cozy nook! Our hosts were very helpful in providing GREAT suggestions of local places to visit (Magnolia's for dinner is a must) and were very welcoming - they offered to let us use the barn balcony to take in sunset views and set up chairs for us around the camp fire. Unfortunately, we couldn't partake in either because of the frigid temps but we will be back! The breakfast treats they left for us were just icing on the cake (or scone?!) to a great weekend. Thank you, Mark and Libby for helping us have a great visit to charming Purcellville!

Mark and Libby set up a very lovely and comfortable place. Everything was great! We especially appreciated the cinnamon rolls left for us and a fire pit all set up and ready to go! The hiking and wineries and food in the area were all wonderful. Thanks for the great stay.

An adorable tiny house in a serene setting near many wineries and hiking spots. The place is clean, well appointed, cozy. There’s breakfast in the fridge for the morning and a fire pit! We loved every minute and will definitely come stay again.

Beautiful place on a very scenic property! Mark and Libby provided some great suggestions for dinner/breweries. We also really enjoyed the breakfast fixings left for us! Definitely recommend the big, tiny house!

Absolutely fantastic. Dancing under the stars and beer by the fire. Plenty of privacy. Clean and modern facility. Lots of great extra touches. Fresh flowers, smores for the fire. We will definitely return.
