The San Marcos River house is situated right on the banks of the San Marcos River. Centrally located, the house is close to downtown, Texas State University, shops and restaurants. Guests have access to the entire property including a large front and back yard, a covered patio, double decks overlooking the river and steps right into the water. The house comes stocked with everything you need to have fun, including kayaks, floats, life vests, fishing gear, bikes, lawn games and a fire pit!

The space
The San Marcos River house is a 2 bedroom 2 bathroom house that sleeps up to 6 adults. The living room, dining room and kitchen are all open concept with a wall of windows overlooking the backyard and river. The living room includes a sofa, daybed, large flat screen TV with Netflix, Prime, and Hulu (there is no cable or satelite). A foosball table and 2 chairs make up the other half of the living room. The dining room table seats 6 adults and there are 3 counter height chairs at the kitchen counter. The master bedroom has a king bed, a toddler bed, a desk and a television. The master suite includes a walk in closet and bathroom with shower. The second bedroom has a queen bed, twin bed, vanity and bathroom with shower. The kitchen is fully stocked with everything you need to make a big meal. The kitchen includes: gas stove/oven, dishwasher, microwave, fridge with ice and water dispenser in door, 4 slot toaster, a drip coffeemaker, a nespresso machine (with pods), a blender, a spice cabinet and all the pots, pans, plates and utensils needed to cook and eat. The bedrooms come with bedding/pillows and extra blankets. The bathrooms are stocked with towels, toilet paper, hand soap, shampoo, conditioner and body wash. There is also a basket of river towels kept by the back door. Right outside the back door is a cart with sunscreen, bug spray, lighters and lighter fluid for the charcoal grill or fire pit. The covered patio includes outdoor dining for 6 and an outdoor couch with ceiling fan for relaxing outside. The backyard includes a fire pit, a walkway down to the decks and steps into the water. The upper deck has a dining table with 6 seats and an umbrella. The lower deck has 4 chairs, 2 chaise lounge chairs and a rope swing for jumping the river! Kayaks and floats (inflator and air compressor in shed) can be launched right from the steps into the water. Fishing gear and bikes are also available for guests to enjoy.

-The San Marcos River House sleeps up to 6 adults
-The house is kid friendly and includes toys, games, a pack n play, a high chair and baby tub. There are also child safety locks on the front and back doors
-The San Marcos River House does not allow pets
-The San Marcos River House does not allow parties or loud music. Please ask the host ahead of time if you would like to have guests over during your stay.
-The San Marcos River House is an older home on the river. While the house is well maintained and cleaned, it is not without its quirks and cracks
-Because the house is in such close proximity to downtown and the river, please note that there is a potential for noise from people, traffic and trains. There is a sound machine at the house for children or adults to use if needed.

The San Marcos River House is located in the heart of San Marcos. Take a kayak up and down the river to view the town or grab one of our bikes and explore the many parks and green space along the river. Walk down the road to restaurants, the nature and visitor center or walk to the downtown square for drinks, shopping and entertainment. The house is also walking distance to Texas State Graduations, as well as the Football and Baseball stadiums.
