All about Elizabeth’s place

Fully equipped 4 bed (sleeps 8-12), 3 bath farmhouse, with separate single level fully equipped one double bedroom annexe (sleeps 2-4), is perfect for large groups or families, especially multi-generation families. The annexe is a quiet haven if the house gets too noisy! There's loads of entertaining space inside and the south facing garden is great for alfresco dining, entertaining and relaxing and there's parking for six or more cars. Set in a rural location but close to beaches etc.

The space
The farmhouse sleeps a maximum of 12, using the family room to sleep two in a double bed and two in a bunk bed, plus two downstairs on a double sofa bed. It is most comfortable for 8 people.

Upstairs there are three double bedrooms and a family room (one bunk bed and one double bed). There is a family bathroom with WC, basin and bath with shower over. The main bedroom has an ensuite shower room with basin and separate WC.

Downstairs there is a large double ended sitting room with sofas and wood burner at one end and day room at the other with space for children to play on the floor. Off the sitting room is the dining/breakfast room with additional sofa. The farmhouse table will seat 8 people comfortably but can squeeze more, depending on their size. Off the dining room is; a side door to outside, the utility room with upright freezer, washing machine, tumble dryer, clothes airer and downstairs bathroom with shower, WC and basin; plus the fully equipped kitchen with 110cm wide four oven induction range cooker, tall larder fridge, dishwasher, kettle, toaster, microwave, coffee machine and back door access to outside.

Nestled behind the farmhouse, the spacious detached barn conversion promises a warm welcome. All on one level, it has vaulted beams, slate floors, central heating, a cute wood-burner and squashy sofas in the comfortable open plan living-room with fully equipped kitchen. One of the sofas is a sofa-bed and could come in handy for an extra person, or another couple, but it is in the main room.

There is a separate double bedroom with wardrobe, dressing table with draws, mirror and bedside tables. Between the main room and the bedroom is a separate shower room with WC and basin.

Outside there is a table and chairs, a charcoal BBQ and gravelled parking for a couple of cars. The annexe has it's own wi-fi access.

The farmhouse is in one of the oldest Hamlets in Cornwall, in a beautiful valley that leads to the Sea, five miles away at Mawgan Porth. The property is geographically very well located; close to many beaches, bustling fishing ports, market towns and only half an hour from the City of Truro and the south coast of St Austell.

Unlike many places on route to the coast, the hamlet doesn’t suffer from summer traffic congestion as there is no through road (you have to enter and leave by the same road). As such, it is always a quiet and relaxing place, even in the heights of summer.

Besides a small green with swing, and a post box, there are no communal facilities.
