Enjoy our comfortable home 5 minutes from downtown Highlands overlooking the HCC golf course. Cozy in winter or summer, base out of here for weddings, hiking, golf, or enjoying this great mountain town. Very close to The Farm, the Old Edwards' wedding venue.
4 BR, 4.5 bath in Highlands Country Club with back deck overlooking the course. Warm, comfortable living area; downstairs den with ping pong. Three fireplaces, including in the awesome Master BR. Great access to all Highlands area. A port-a-crib and air mattress are available as well.
Close by to downtown as well as all the mountains have to offer.
Interaction with guests
The house is all yours! We use it as a getaway ourselves, and will not be underfoot for you. But, we are available by phone if needed.
Other things to note
This home has a great view looking up the 12th fairway of the Highlands Country Club course. Walking is available before or after playing hours, and, of course, on the quiet roads by the house.
Check-in time is 3PM. Please contact me if you need other arrangements.
Smoking is permitted outside only. All butts must be put in the trash.
No pets. Please contact us if there are special requests.
NO AMPLIFIED MUSIC ALLOWED - The house is in a nice neighborhood with close neighbors.

ZERO TOLERANCE "PARTY" POLICY
In the case of excessive damage to gross negligence or heavy drinking/partying, we reserve the right to pursue legal action and place your name on our DO NOT SERVE list, which is published online as a courtesy to other vacation homes in the area.
UNDER NO CIRCUMSTANCES IS "EXTREME PARTYING" OR IRRESPONSIBLE BEHAVIOR TOLERATED. Please abide by this- have fun but be responsible. If there are complaints, Guests will be asked to depart with no refund.
OCCUPANCY LIMITS – Overnight occupancy is limited to 8 adults. Please contact us if there is a special request. As you know, we charge a base fee and additional fees for numbers over the original two persons. Our cleaning fees are based on the number of guests and/or beds used, and we work on the honor system. Please abide by this.
EVENTS - No events permitted beyond the occupancy limits of the property, plus, of course, a reasonable number of guests for dinner or whatever.
FIRE HAZARDS – Smoking is prohibited indoors and within 10 feet of the property. No fireworks or sparklers are permitted at any time.
PETS – No pets are allowed on the premises at any time, in consideration of future Guests with allergies; the management can recommend nearby pet hotels if needed.
CLEANING – The cost of routine cleaning is included in the rental rate. Guests are expected to leave the property in the same general condition as existed prior to the rental term by making sure dishes are cleaned, appliances left clean, perishable food items removed from the refrigerator, and all items and furniture returned to their original location. The property should be generally picked up and ready to be cleaned for the next Guest. Our housekeepers expect to clean all rooms and scrub the bathrooms, and vacuum, etc. If additional cleaning is required above and beyond the normal procedures (carpet stains, etc), the cost for additional cleaning will be charged to the Guest’s credit card.
RECYCLING – The owners are great believers in recycling. However, Highlands does not have curbside recycling, so we ask that you keep recyclables separate and, if possible, take to one of the centers either on the mountain or on your way home. However, if this is really inconvenient, we will dispose of them.
RISKS/SAFETY - Children are welcome; however, there may be conditions in and around the property that may pose hazards to them, as well as to adults. Homeowner does not assume any liability or responsibility for any injuries occurring in the property. Children must be supervised at all times.
Disclaimers & Other
ACCESS – Guest will allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right in a reasonable manner.
HOLD HARMLESS - Homeowner does not assume any liability for loss, damage or injury to Guests, their invitees or their personal property. Homeowner does not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, nor will Homeowner accept liability for any loss or damage caused by Guests’ negligent or intentional conduct, weather conditions, natural disasters, acts of God, or other reasons beyond its control.
ARBITRATION - In the event of a dispute between the Homeowner, Guest, and/or Inhabit Vacations arising out of or relating to this Agreement, including with respect to any bookings or sums billed, collected and/or distributed hereunder, the parties shall first attempt to resolve the dispute through informal good faith negotiations entered into promptly upon the request of a party. In connection with such process, each party shall share all information relating to such matter reasonably requested by the other party. In the event such dispute is not successfully resolved within 30 days of the parties’ initial dispute resolution conversation, the matter shall be submitted to binding arbitration for resolution. The parties shall share equally in the cost of the arbitration subject to the arbitrator’s discretion to allocate such cost among the parties in accordance with equitable considerations. Any award, which may include legal and equitable relief, will be final and binding and judgment may be enforced by any court of competent jurisdiction.
MISCELLANEOUS - This agreement constitutes the entire agreement between the Homeowner, Guest, and/or Inhabit Vacations relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. Each section, subsection or paragraph of this agreement shall be deemed severable and if for any reason any portion of this agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this agreement. For all purposes hereunder, affirmative activation (“i.e., “clicking”) of the “Accept and Agree” button or checkbox shall constitute Guest’s acceptance of the terms of this Agreement in full and shall cause this Agreement to become immediately effective and binding.
