This brand-new 3 bedroom apartment is located in a cul-de-sac footsteps from Bondi Beach, bus stops, North Bondi shops, cafes, restaurants, pubs and bars. Located in a very quiet and unique location with an exclusive front yard, this bright and sunny apartment is fitted with modern kitchen appliances, a spacious living area and an enormous outdoor entertaining area with ocean views/sunsets, outdoor seating, bar fridge and BBQ. Maintenance of rooms:
Residents must maintain their rooms in a way that does not interfere with the reasonable comfort of other residents in the building, and in a way that does not create a fire or health hazard. Residents must not intentionally or recklessly damage or destroy any part of their rooms or a facility in their rooms.

Door locks and keys:
Residents must not tamper with (or change) a door lock on the premises, or make copies of keys without the permission of the provider/agent. If a key is lost or misplaced this will result in a fee of $250.

In-Stay Cleaning & Laundry Service:

OUR POLICIES:
We are in a very exciting neighbourhood, but we are also in a very respectful neighbourhood. We expect that all guests understand and respect this as we want to maintain and uphold the values of this great community.

With this, we please ask that you respect our STRICT POLICIES for:

** (1) NO PARTYING
-If found partying; an additional $2500 penalty will be awarded to the guest/s who breach the policy. PARTYING includes: Loud music, disturbing the peace for fellow neighbours.

**(2) NO SMOKING IN THE BUILDING/ ROOMS
-If found smoking in the building/rooms, an additional $1200 penalty will be awarded to the guest/s who breach the policy.

**(3) NO PETS
-If found with PETS in the building/rooms, an additional $550 penalty will be awarded to the guest/s who breach the policy

**(4) NEIGHBOURS
- Please respect our neighbours surrounding the property and other tenants in the building by not congregating outside on the front garden or outdoor entertainment area after 10pm.
- No noise after 10pm

**(5) EXTRA CLEANING
- If the place is found to require extra cleaning, additional $200 will be added to the clean fee. Please remove all rubbish from the place before checkout and place into the designated rubbish bins e.g. (Red = Normal waste)

These policies ensure that everyone both in the building and around it can enjoy it the same way. We live by the Golden Rule, “Do unto others as you would have them do unto you.”

Damages:
-Accidents happen, if something is broken or lost please notify us immediately.

Energy Conservation:
-Please energy conscious by turning off light, fan, Tv, etc. when not in use.
