Our tastefully-appointed downstairs 1 bedroom/1 bath unit is the perfect place for a single, couple, or small family to experience Newport Beach firsthand, without breaking the bank. With year-round availability, every detail has been thoughtfully arranged: the living/dining/kitchen area is spacious with lots of natural light, and includes every comfort of home. But best of all is the large and cheery front patio area with close proximity - 200 yards - to the very popular 35th Street beach on the Newport Peninsula: a local favorite! Here's what you'll find:

LIVING/DINING AREA:
- Sofa and Love Seat
- Dining Table w/ seating for 4

- Open to dining and kitchen areas
- Sliding glass door out to front patio

KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small appliances, including dishwasher
- Guests must provide food, drinks, spices and condiments

BEDROOM:
- Queen bed
- TV w/ Cable and Streaming capabilities
EXTRA SLEEPING ARRANGEMENTS: 2 trifold twin floor mats are provided, along with extra linens and pillows; best suited for children. Guests can rent rollaway twin beds in lieu of the floor mats for adult sleepers if desired. Call our office.

HALLWAY BATHROOM: Step-in shower

LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.

OUTDOOR LIVING: Outdoor table & seating for 4; market umbrella; extra seating; propane gas bbq grill

ALSO INCLUDED: Wifi; hair dryer; iron/ironing board; 2 beach chairs; heating; floor fans


PARKING: There is no designated parking for this unit. Free neighborhood street parking surrounding the home can be utilized, when available (challenging after 6 p.m.) Several pay to park areas are throughout nearby areas, which are free from 6 p.m. to 8 a.m.

LAUNDRY: There are no laundry facilities designated for this unit; however, there is a convenient laundromat 5 short blocks away.

LOCATION: Newport Beach is the premier vacation destination in Southern California. Boasting one of the best recreational harbor and beaches the world has to offer. Easy access to the famous boardwalk, and the nearby Newport Pier area, as well as multiple eateries, shopping, groceries, the Lido Theater, and many other conveniences, make this location ideal for walking and biking to all your desired destinations without ever having to get in your car!

RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds and much more! Contact us for more information.

NOTE: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

NOTE: All guests are required to physically check-in/ check-out at our office, which is conveniently located on the way to our vacation rentals. Keys and/or Codes will be provided at that time. Please bring ID; we will need to scan it upon arrival.

Other things to note
There is plenty of fun to be found in the surf and sand (surfing, body boarding, paddle boarding, sun bathing). Easy day excursions can take you to Disneyland/California Adventure, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! Discover world-class shopping at Fashion Island and South Coast Plaza--less than a 15-minute drive away.

You can rent Beach Cruiser Bicycles from our company and have them delivered to your vacation rental. There is no better way to explore the many beaches, restaurants, bars, and shops than on a bike.
