A beautiful, recently refurbished 3 bedroom property in the picturesque village of Empingham. Located between the market towns of Oakham and Stamford, which offer boutique shopping and plenty of independently run restaurants, wine bars and cosy country pubs. There is a village pub and Rutland Water is just a short walk or bike ride from Cottage View with its full range of leisure activities and water sports, this is a prime location to explore England's smallest county.

The space
Cottage View has been recently renovated, furnished and decorated to a high standard.

The lounge is spacious and has a comfy couch and wood burning fire. Guest staying in the colder months will receive a complementary basket of logs to help them warm up. There are some children's books, games and DVD's in the lounge too.

Super fast BT broadband and WiFi mean guests can stay connected during their visit and the smart TV's in the lounge and bedroom 1 mean you can sign into your Netflix or Amazon Prime account to enjoy your favourite programs during your stay.

The fully equipped kitchen comes with an integrated fridge/freezer and dishwasher as well as a kettle, toaster, microwave and DAB radio. The kitchen is fully equipped with crockery and cutlery as well as pots pans and Pyrex. The Electric Range cooker has a 5 burner electric hob, grill and 2 ovens.

The downstairs toilet and utility room offer convenience for our guests. In the utility room you will find a 10Kg washing machine and 9KG condensing tumble dryer. There is also an iron, ironing board and vacuum cleaner

The conservatory is a bright open space with a dining table, perfect to enjoy you breakfast, lunch or evening meal if you haven't decided to eat out at one or Rutland's lovely country pubs!

The patio doors open up onto the patio and garden.

The garden and patio are a good size and there is a 6 seat teak garden table to enjoy. A coal BBQ is available for your use and guests staying in the summer months will receive a free bag of quick lighting charcoal to get the alfresco dining started.

In Bedroom 1 there is a French Oak King size sleigh bed with matching bedside tables and tall chest of drawers. A built in wardrobe gives space to hang clothes and there is a wall mounted 42 inch flat screen TV

Bedroom 2 has a double bed with matching side units and a wardrobe.

In bedroom 3 there is a single bed, bedside table and chest of drawers.

The bathroom has a bath with a shower/shower screen. There is large traditional style radiator,and above the sink you will find a demisting mirror with integrated lights.

Storage for bikes and/or fishing equipment is available in the garage too.

Guest access
The entire property will be available for guests, including the garden.
There is on street parking at both the front and at the rear of the property.
At the end of the garden there is a garage which can be used for bike storage, but not for cars.

Other things to note
Cottage View is a perfect place to if you are attending one of the many events that take place in Stamford and Rutland throughout the year, or if you are visiting children at the nearby schools in Uppingham or Oakham.

Stamford's historic Burghley House is just a 10 minute drive from the Cottage View. They host many events throughout the year including The Burghley Horse Trials which take place every September.

The Rutland Bird fair also takes place at Anglian Water Bird Watching Centre every August.

Rutland Water is extremely popular for fly-fishing and Cottage View makes a convenient base for those early morning starts at the boat launch in Edith Weston, just 5 minutes drive away.

Cottage View is also a perfect location to explore further afield. You can easily reach towns and places of interest in Northamptonshire, Lincolnshire, Leicestershire or Cambridgeshire.

Empingham is a picturesque village made up of old farm houses, thatched cottages and redbrick homes. There is an independently run village shop, a hair dressers and 2 churches. You can quickly follow the public footpaths out of the village and across open fields and farmland. There are lots of leisure activities at Rutland Water and it is an extremely popular destination for cyclists, fly-fishers and bird watchers.
There is nothing better than enjoying an afternoon cruising the lake on the Rutland Belle, and spotting one of the migrating Ospreys who breed here every summer.

I live in the village with my husband and 3 children. We like to travel abroad and in the UK but we really love where we live in Rutland. It is such a lovely place to live.

We both like to travel and stay at new places, and we are also keen on property development and interior design. When this house came up for sale in 2019, we knew what we wanted to do!

Since moving to Empingham in 2013 we fell in love with Rutland's natural beauty and charming villages.
