GRIFFIN HOUSE AT MILL … Situated in Waterdown’s historic district surrounded by 100 yr old trees, beautifully maintained homes and steps from pubs, bistros, cafés and many other amenities, this 3,500 SQFT stunner is ideal for planning sessions, yoga retreats, culinary getaways or for family stays. Built circa 1858, the home has been extensively renovated with modern touches while retaining its vintage character, the exclamation point being perhaps the most spectacular wraparound porch anywhere!

The space
Built circa 1858 by one of Waterdown’s founding families (The Griffins) the house has been immaculately maintained and renovated extensively including a large addition plus modern electric, heating and air conditioning. The main level features 9’ ceilings, 10” pine floor boards, period baseboards and trim. Adding to the character of the property are two separate staircases at the front and back of the house to travel between floors.

Culinary enthusiasts, hosts Roslyn and Chris have outfitted their place to deliver gourmet fare both inside and outside, with a fully equipped kitchen and outside, there’s a gas BBQ and even a large wood-fired pizza oven.

The house features the following:

BEDROOMS & BATHROOMS
• 5 BR, including massive 3rd floor 500 SQFT master with 14’ lofted ceilings, king bed with an “Endy” mattress, luxurious leather club chair seating area with TV and a 3pc ensuite with glass-enclosed shower. Up to 2 twin air mattresses are available upon request.
• Three 2nd floor bedrooms - One with a queen, the second with a 3/4 and the third with two twins
• 3rd floor bedroom “the Loft” with a twin, vintage working desk and comfortable seating area
• 3 full bathrooms (inclusive of master ensuite)
• 2nd floor bath features claw tub, exposed brick wall rain shower, vintage pull-chain toilet
• Lower level bath features claw tub/shower
• 2nd Floor laundry room with front-load appliances, laundry bins and sorting shelf

KITCHEN
• Granite counters and a poured concrete island with seating for 4
• 48” dual fuel Heartland convection range
• 24” in-wall convection oven with broiler/warmer
• Kitchenaid refrigerator with filtered water and ice maker
• Miele dishwasher
• Complete range of cookware - Lodge cast iron pans, stainless steel pans/pots, stemware, stoneware, flatware, knife block & most just about all the gadgets one could ever require
• Ninja blender, Kitchenaid stand mixer, toaster, coffee maker

• Dining room with original lead-glass French pocket doors, seating for 10 at one-of-a-kind reclaimed table (*Can configure to 2 tables seating 16)
• SPECTACULAR living room with sun-drenching windows on 3 sides overlooking the back deck. The room features a Heintzman grand piano, wood burning stove (with supplied kindling and wood), leather sectional and other comfortable seating
• Lower level family room featuring full size windows, separate walk-up entrance/exit, comfortable seating
• 2nd floor office area overlooking backyard with access to • • • • Wifi printer, paper and office supplies
• Huge vestibule with transomed entrance door, reclaimed telephone pole bench, vintage cast iron hooks and large pine cabinets to hang coats, place shoes etc.

• Alfa Forno 4 Pizze 40” wood burning pizza oven, with supplied kindling and firewood (Closes for season November thru March)

• Parking for 7+ cars in driveway

The adjacent property (the CARRIAGE HOUSE AT MILL, a two floor studio with kitchen, bath and two queen beds) is also available to book in conjunction with the main property for an even more massive experience. Guests of the Carriage House access that property via the driveway but are obliged to do so discretely and have no parking privileges so you can be assured of your privacy.

Guest access
Guests can access the entire house with the exception of the lower level cellar area and 4 closets within the rooms which are used to store supplies and the owners belongings. Armoires and dressers are provided to store guests clothing. The adjacent Carriage House is not for guests of Griffin House but may be booked in conjunction. Contact hosts for details.

Other things to note
NOTES
• COVID 19 - Hamilton is currently rated 'Red' on Ontario's rating hierarchy. Hamilton has a bylaw requiring masks to be worn indoors in commercial settings (Patios are excluded). Please check the City's and Province's websites for the latest and most accurate requirements and headcount capacity limits.
• The stairs up to the front porch and entranceway do not have a railing. The separate entranceway to the family room area on the lower level does have a railing.
• There is a broom, mop and vacuum located in the vestibule closet.

• Both TVs have Apple TV (Including many purchased TV shows and movies) with Netflix and Disney+ (Subscribed)

Nestled at the top of the Niagara Escarpment, Hamilton's historic village of Waterdown was founded in 1823 by entrepreneur Ebenezer Griffin who started a milling business on the Grindstone Creek. Today, the village endures with beautiful tree-canopied streets, lined with century homes and beautiful gardens. The neighbouring vicinity is blossoming as one of Canada’s fastest growing suburban communities, complete with all the retail and recreational infrastructure one would expect. The heritage district itself has many amenities within its walking confines including pubs, cafés and spas plus the famous Grindstone Creek/Smokey Hollow Falls portion of the Bruce Trail. There’s a small town feel rarely found within big cities - friendly and tranquil simultaneously close to the action and close to the country. Just a few short kilometres away is the GO train to Toronto, the Burlington Waterfront, Royal Botanical Gardens, the trendy restaurant districts of Hamilton and several conservation areas including Mount Nemo, Rockliffe and Tews Falls.
