In the heart of the city, yet enjoying the peace and beauty of the Meadows, the flat is perfect for exploring Edinburgh by foot, or, with its working fireplaces, original cast iron bath and sun-filled kitchen, for relaxing. When making a request, please include time and place of arrival.

The space
Please note: I'm only currently taking bookings from people with good reviews. Many apologies if you haven't yet been reviewed, I'm just being cautious. Also if you would like to book please message me with your arrival and departure times and tell me how you are arriving ie by train or plane etc and how you plan to get to the flat as that will help me work out what time you are likely to arrive so someone can meet you with keys.

The flat is my home therefore its full of things I like and have picked up here and there or found in the flat and it has accumulated some of the clutter and dust of a loved, but rarely spring-cleaned home -it looks quite well lived in! But it is also pretty and interesting, I think.

Though it is not modern, the flat is comfortable and has central heating and the kitchen has been newly renovated

The rooms are fairly large and the kitchen overlooks the garden and is south facing and very sunny.

Like all old Edinburgh flats, we sometimes have mice. I’ve blocked up all the holes I can find and haven’t seen any signs of them for a while so hopefully we are free of them now, but I can’t guarantee that. Please don’t leave food out as this encourages them.

Occasionally there is noise from neighbouring flats as the walls are quite thin. I give more details in the next section but if you think this might bother you, it’s best to bring ear plugs, just in case.

Since I will be away, I would really appreciate it if you could water the plants and window boxes every couple of days. Feel free to use the herbs and to cut the sweet pea flowers if you’d like to put them in a vase since this encourages more to grow!

The flat is not suitable for children as there are painting materials such as turps around.

Guest access
You will have access to the bedroom which contains a sofa bed (130cm wide mattress so will snuggly fit two average sized adults), a sofa, a wardrobe and a piano. The sofa bed has a high quality Willow and Hall 14cm deep pocket sprung mattress so it should provide a good night’s sleep. Feel free to play the piano, but if you do, please do so before 9pm, for the sake of the neighbours. The windows have working shutters to provide privacy at night and there is an open fireplace. I will leave some coals for you to make a fire with if you wish.

The wall between the bedroom and the neighbours flat is quite thin and although they are not noisy and do not play loud music, you might hear them chatting at night if they have guests round. They are unlikely to stay up past midnight, but If you think this might bother you, it’s best to bring some ear plugs.

The kitchen is well equipped with pots and pans and moka pots, and contains a sofa, rocking chair, window seat and a gas fireplace.

The bathroom has an original freestanding bath and a separate shower. There is a separate toilet and washbasin. There is no washbasin in the bathroom.

There is a communal garden, which is a beautiful place to relax in and I will leave you the key. There are also blankets which you can take to the garden with you.

My own bedroom is not for guest use.

Other things to note
Please feel free to use general staples like tea, coffee, butter, jam, marmite, sugar, oil, vinegar, cereal, porridge oats, etc etc and anything I have left in the fridge.

I also have maps and guide books of Edinburgh on the bookshelf in the kitchen, which you are welcome to borrow.

It may be possible to leave your bags in the flat past the checkout time but it will depend on the check in time of the next booking so this can't be guaranteed. If you would like to do this, it's good to let me know when you book.

The flat is in Tollcross, which I love as it has both the open green space of the Meadows, which is literally around the corner from the flat, and the buzz of the varied restaurants, theatres, pubs and cafes. These two elements are what I believe gives this area its vibrancy.

The street that the flat is on is a quiet residential street but the neighbouring street has a number of cafes, pubs with good beer, restaurants and independent food shops, including 2 good veg shops, one of which is one of the city's main organic/whole food retailers.

The flat is within 10 mins walk of 3 theatres, 3 cinemas (2 of which are art-house/independents with good bars/cafes) and 1 concert hall.

Its also a 5 mins walk from the Grassmarket, in the Old Town, where you find yourself right below the Castle, 15 mins walk to Princes Street, the main high street shopping area, 15 mins walk to the National Museums of Scotland and a 25 mins walk to Holyrood Park, where you can climb the extinct volcano known as Arthur's Seat.

The Meadows are busy in every season with joggers and dog walkers as well as with people just crossing its paths to get to work or the university or simply going for a stroll. In the spring, its cherry tree avenues burst into bloom, but its summer when the Meadows really comes alive with most of the inhabitants of Edinburgh picnicking, barbecuing (disposable bbqs can be brought in most of the surrounding mini supermarkets) and busking across its expanse.

There are also open air tennis courts that you can turn up and play on, which are free in the low season and I have racquets in the flat that you can borrow or you can borrow better quality ones from the person who looks after the courts, if its high season and you are paying to play.

Next to the Meadows and 5 mins from the flat is the Bruntsfield Links, a small public golf course, which you can turn up and play on at any time for free. Gold clubs and balls can be hired at the Golf Tavern or bought for a few pounds from one of the many nearby charity shops.
