Lower level basement
apartment in three story duplex. High ceilings and tons of overhead light and lamps. Clean, cozy, private, in a wonderful neighborhood 1 block to Sloan's lake.Close to Mile High Stadium, 2 miles to downtown, but still has a neighborhood feel. Plenty of street parking. You can park directly in front since we use the garage. Bedroom can be blacked out if desired. Bed is comfortable with quilted mattress pad. There are two windows but not a lake view.

The space
800 sq ft apartment with separate entrance and side yard, small kitchen, living room, washer/ dryer, walk-in closet, large bathroom. It's a separate unit and we don't cross paths. There is a comfy couch with a leather ottoman someone can sleep on, and a queen air mattress that can be set up in the living room or the bedroom. BBQ, umbrella and portable chairs for side yard or to take to park on corner. There are two adult bikes and a kid bike you can borrow.

Guest access
The private, separate entrance can be accessed on the right side of the house thru the gate, down the staircase. There is a coded lock on the door.

Other things to note
Following CDC guidelines for enhanced cleaning and disinfecting for Covid 19. Allowing 72 hours between guest, venting, using correct disinfectants based on EPA recommendations, etc.
The place is licensed through the City of Denver. Make sure you rent from someone that has an up to date 2020 license. The city is cracking down on places that are not the primary residence.

Early check-in or late check out fee= $20 per hour. Pet fee=$25 not included with Airbnb billing so either leave at the place or I will send a request after your stay via Airbnb.

Please note if you need assistance with the billing go directly through Airbnb. They have you prepay and don't pay the owner until the day after your stay. Their number is on the Change Reservation link.

I provide bikes, tennis rackets upon request.
In the apartment there is ice, ice chests, portable chairs to take to the park, extra throw blankets, humidifier, air purifier, fan, space heaters, weights, water bottles, filtered water, ice cubes, laundry detergent, shampoo, lotion, hairdryer, coffee, salt/pepper, oil, spices, tea, etc. Also, the kitchen is limited to a microwave, hot plate, electrical cooking pan with lid, coffee maker, crock pot, electric skillet, toaster and toaster oven but you can come upstairs and borrow my kitchen if need be :)

If you have to smoke anything please go outside. I will know if you have smoked inside, so don't think you can hide it, wink, wink.

Pet's are allowed on a case by case basis, meaning no barkers, no puppies and no "fake" service/companion pets. Let me know if you bring a pet. There is a $25 pet fee per pet. The fee comes as a request after the booking, FYI. I have a pet bed, pillows, bowls, blankets and sheets for pets. There is a fee if anything is peed/sprayed on to get cleaned. That being said, I have never had a problem and love pets. The only issue I’ve ever had was separation anxiety when owners leave the pets at home and the dog barks non-stop. In which case, I could help by letting the dog hang out with us if necessary.

Trash is located in the alley in the back - I can take it out - and we recycle in the purple bins. Glass, plastic, paper and cans. There is a mailbox outside the house, you can clip outgoing mail. Also, there is a mail drop on the Southwest corner of 23rd and Lowell. Please let me know if there is anything I can do to make your stay more comfortable.

The side yard is small and narrow but you are welcome to sit on the front porch plus there is a huge park/ lake across the street. The place is quiet especially from 9pm till 7am when we are on the third floor. I do have a ten year old son that runs around from time to time during the day so if you are napping just let me know.

Plenty of street parking, but pay attention to signs regarding street sweeping and Broncos games. Cars do get ticketed or towed for these reasons, but they only account for 10-12 days in year.

There is a 3 mile path around the lake that is great for a morning run or rollerblade. The place is a 15-30 min walk/5 min bike ride to shops and restaurants. The location is 12 blocks away from Highlands on 32nd and Lowell with a nice selection of unique restaurants and bars. Toast wine and spirit two blocks away so if you want to pick up a nice bottle of wine or some craft beer to enjoy while watching the sunset. I have two adult bike and one childrens bike available to use.
