A quiet, spacious, cosy self-contained one-room flat, comfy furniture, tea/coffee, own outside access with key and own bathroom. Fridge and microwave but no cooking. Cool in summer, warm in winter. Access to cycle/bike path/green space.

The space
Are you ready for the roll out.........

Do you want to stay somewhere quiet and private?

We have a huge, I did say HUGE, attached unit that we can offer you.

It has a Queen size firm bed, Single available for additional guest charge. If you want the single bed book as 3 people.

Included is a dedicated bathroom, tea facilities, microwave, fridge, and two seater table, (a kitchenette that includes the basics you would find in a hotel room). No cooking in the unit. There is a lovely leather lounge. We suggest an infant is less than 12 months old and you provide your own cot.

Access.
This great space has separate access. Down a walkway from the road. In a very quite suburb that backs onto rural areas and has a wetland with creek going through the heart of it, just out your window.

The room opens up onto our vegie garden, with chooks and a trampoline then to a lovely green space with bubbling creek and walking/bike riding tracks.

Comfort PLUS!!!!!

This villa is very warm with large gas flued heater and well insulated, very comfortable. It is the downstairs of a solar passive house and beautifully cool in summer.

We would love you to make the most of your stay in Orange.

This is fully furnished in a rustic style and includes so many comfy things:
~queen size bed (lovely warm down quilt or cotton blanket),
~ Single mattress for a third person
~ all linen and doonas
~dvd, video player, TV, plug in speakers for MP3/ipods
~shelving, bedside table with lamps, a large collection of books
~3 piece leather lounge
~chairs
~kitchenette & crockery
~microwave
~Kettle and Toaster with a range of teas/herbal/coffee
~heater
~ensuite bathroom with large walk in shower and large mirror
~towels and basic bathroom products
~Fridge
~Breakfast/work table
~wifi
~laptop/coffee table
~bin
~ iron and board on request

Guest access
Access to the unit is off the street, there is a 30 metre walk from the road down a moderate slope, to the room, past the main house. The unit has completely separate access. There is an outside sitting area.

Please don't book for someone else. We like if the person booking is staying. Unless you explain first in the enquiry.

Guests can have access to laundry by arrangement.

No later than 9pm check in.

Other things to note
The hot water system is new and continuous gas heated. Put the hot water on full. Wait for it to heat then add cold to suit. Otherwise the hot water cuts out and goes cold.

We have small poodle/cross dogs in a different yard, you don't have to access their yard, but they do love some attention.

Orange is well known for its wineries, agricultural produce and a great range of local restaurants. Orange is the home of the Field Days, Frost and Food Fest and WINE WEEK.

Orange boasts 3 full 18 holes golf courses and a mini golf, close by along with plenty of cellar doors, hatted restaurants, beautiful parks and things to do. There are numerous festivals, bike rides, theatre, arts and entertainment events happening in Orange and in surround district throughout the year.

Orange, known as Australia’s Colour City is just a few hours drive from Sydney and within easy reach of the Blue Mountains. When you visit the Orange Region you will discover a welcoming city, rich in history with a flourishing cultural scene. Take a walk around the historic town centre, the wide streets and stunning architecture – particularly impressive examples of the Victorian, Edwardian and Federation periods. The surrounding hillsides produce some of the best fruit, wine and food in Australia. Taste the best of the season at a farm gate or cellar door. Enjoy a locally flavoured menu at a café or restaurant. Orange emerged as the number one place to live in a recent national survey of regional cities. Great health and education services, excellent shopping and marvellous community facilities helped us top the list. And the scenery is breathtaking across all four seasons.

Population: 40,000

Orange has very distinct seasons with lovely garden blossoms in Spring, glorious Autumn, long Summer evenings that cool for the night, and Winter that sometimes brings delightful snow, but rarely inconveniences.

This house is in a quiet area with a creek and wetlands.
