I own a beautiful mud-brick home amongst the leafy (SENSITIVE CONTENTS HIDDEN)s in Eltham, part of which has a self-contained studio apartment on the ground level to my split-level dwelling. It has it's own entry and parking space and is ideal for mature adults.
You have your own independent apartment downstairs on the ground floor.
I live upstairs on the split level in the main house.
The mudbrick house has tiled floor so there are no movement/plumbing sounds that annoy.
Interaction with guests
I live here so any questions/needs can be seen to - no trouble at all.
Other things to note
Definitely not a party place.
Suits 'mature' adults on a mission,celebration,reunion,conference or biz.
Better still, suits anyone looking for a quiet place to catch up on a good sleep whilst in this big city!
There is a tranquil ambience here when the sunset streams throughout the studio of an evening. Frogs then begin to croak amongst the waterlilies outside the kitchen window and the resident Kookaburra retires from his watch. No smoking plse but if you have a dog without whom you can't live, it's okay to bring it too, I understand.

Recently returned to Melb after living in Tasmania where I restored a 20 roomed mansion called Malunnah into a gracious residency overlooking the seafront where the Ferry daily passed.
The surrounding garden grounds I developed biodynamically and welcomed WWOOFers to join me, learning another way to live sustainably
Now I enjoy 'talking the walk' whilst living in a native garden in the city.
I have travelled and lived for years in Switzerland and Munich and still feel the european in me despite the 50 odd years I have spent here.
