For englisch speaking guests: you have to cross my room to get to the kitchen and the bathroom, which doesn't disturb me but maybe yourself. Breakfast is not included but you can prepare your meals yourself.

My little empire is a 2-room apartment on the ground floor in a very quiet Secret Annex in the Gärtnerplatzviertel. The road itself is very lively but you don't notice anything about it at all. You live in a small but cozy modern north room to the garden with private access to the terrace, as the bird chirping can wake you up. In the room: parquet floor, electric shutters, ceiling and desk lighting, bed 140 x 200 cm with good mattress, large wardrobe with drawers and hangers, desk, chair with armrests, mini TV (reception via satellite system) and a small shelf. The room has only one sliding door and is not lockable. I have a small, relatively well-equipped kitchen and a small bathroom, both of which you are welcome to share! Breakfast is not included in the service. You are welcome to prepare small meals, but please always leave everything clean. WiFi is available. Linen and towels are provided. The kitchen is equipped with a stove, fridge (with a small freezer), dishwasher and coffee machine. The microwave is available in the living room for space reasons.
I myself sleep and live in the living room, which is unfortunately also the transit room, so you must always go through my kingdom on your way to the bathroom and kitchen, as well as to/from the apartment door, so a great mutual consideration is very important. I must admit that I am sensitive when it comes to the doors, please always use as little noise as possible - especially at night. With a few exceptions, the furniture is simple and partly a wild mix of styles from everything Ikea has to offer, but they still have some time to keep. That is why it is very important to me that my things are handled respectfully and if something breaks, I am also informed. My apartment is explicitly not a party zone. The kitchen is equipped with stove, fridge, microwave, dishwasher and coffee machine. A bathroom with bathtub is also available. I also have a washing machine.

Walking 2 minutes to Gärtnerplatz, 10 minutes to Marienplatz and Viktualienmarkt. 10 minutes to Sendlinger Tor and the underground station Fraunhoferstraße is 2 minutes away. It's not 10 minutes to the Isar.

I try to take time for nice conversations with my guests. If it suits both sides in time and in person, we can also sit together and have a glass of wine - since I am not a particularly good cook, I can unfortunately not come up with invitations to dinner. A shared breakfast at the weekend is more of an option. Like to do things together, like beer garden, bar or a walk on the Isar, or, or, or... but it's just as important to respect each other's privacy.
I am always willing to help with any questions or problems. However, I have 2 jobs and am therefore often not there in some weeks in the evening and on weekends.
