House Rules

May not suit those with disabilities or very small children due to the second floor position. Minimum of two night's stay I'm afraid, three in high season. No pets either. Otherwise all welcome for short or extended stay. No smoking allowed in property. We require a 4 night minimum booking between December 22nd and Jan 1st.

We thoroughly enjoyed our stay at this property. The flat was exactly as described and the host gave clear instructions. We also loved the beautiful town of Peebles, which was a good launching pad into nearby attractions.

The apartment was spacious and well located, as promised. We found it very easy to find, and there were lots of great little shops and pubs right below the apartment. We highly recommend Chambers House!

Chambers House is an ideal place to stay in Peebles. The apartment has everything you need, is clean and spacious and a great location. It was a ideal place for our family of four to stay when visiting for a family wedding.

The flat is very well located, on Peebles' High Street and therefore an easy walk to anywhere. Parking was not always available right outside but it wasn't too hard to park elsewhere. There are a few flights of stairs to get to the flat so this is not ideal for anyone who has problems with stairs. The flat itself was nice if a bit smaller than it looks in the photos. The rooms were comfortable enough though and we were pleased to have two bathrooms. It would have been nice if the kitchen had basics like tea, coffee and milk, but we brought our own. However, we did have a couple of issues during our stay: we asked for all the rooms (1 double and 2 twins) to be made up as double beds, and it appears that in one of the rooms pushing the twin beds together caused the slats in one of the beds to come loose-we found this out when my friend went to sleep and the slats fell out leaving him on the floor. He ended up sleeping on a mattress on the floor which wasn't ideal. Allan came to try and fix this when we emailed him, but sadly the bed wasn't successfully repaired and the same issue happened on the following night. The other key issue was with the toilet in the main bathroom-the cistern stopped filling-well, if left overnight it had filled, but we had to resort to manually filling the cistern with a washing up basin in order to use the toilet. Again, not ideal, especially with 6 adults. Allan came over to look at it but was unable to fix this during our stay. The other thing to note is that the doors and floors creak and the walls are quite thin so you really can hear everything in the flat-not good for light sleepers. All in all, a nice place apart from the issues with the bed and toilet-had I known about these in advance I would probably have booked elsewhere.

With 4 popular apartments and with many return visitors, we don’t always have time to answer our (almost all 4&5 star reviews) but I would like to politely reply to your surprising extended 'review' as we did with the bombardment of email questions, answers to which could mostly be found on the website prior to visit. Initially you tried to get a ‘Discount’ for 3 guests for your brief 2 night visit when in fact you had a full party of six so can only assume it is some kind of commentary because of this. The apartment is a central High Street location with parking available close by, however, the single private car park space, with signage, that we offered you in our other apartment courtyard did not seem to be properly utilised – an elderly grey Fiat parked in the wrong spot did block our disabled guest from directly accessing the front door to our Portbrae apartment. About the single bed – you were advised well in advance there was one double and two twins. We did sort the single bed which we assume was broken/dislodged when your party pulled them together-we didn’t touch them. We were not informed of it happening again and the bed has been fine since. About tea & coffee. Several offerings were available on arrival – our housekeepers checked. We did advise you, again well in advance, that for only a short 2-night stay we don’t usually supply fresh food/milk - mainly due to historical wastage. About the cistern – we had a plumber check this. He could not find any fault and, although a new bathroom &wc, I agree it is a bit slow to refill; actually about 4-5 minutes. About the walls – this really is a new one! The building is a very solid 1930’s art deco property with substantial floors and walls and none of the doors appear to ‘creak’ on further inspection. Really struggling with this comment. All in all, for £20/per person per night I would have thought that our quarter of a million pound designer apartment with fresh hotel linen, two public rooms, two bathrooms as well as three spacious bedrooms (and cooking odour free) would have been a welcome haven for youngsters with backpacks without further comment – maybe you are just used to much grander palatial surroundings.
