  • Jonathan and Suzanne have a wonderful private retreat on a beautiful lake. The house is one of only a few on this secluded lake and has the best frontage of them. They also do a very good job supplying all the things you could want for a weekend getaway in the Catskills.

  • Had such an amazing time at Jonathan and Suzanne's place! It was the perfect upstate getaway i was hoping for! Little thoughtful touches like a bottle of red and sparkling was very touching. We basically spent the whole time in front of their cute fireplace inside. Their communication was amazing - whatever and whenever we had questions, they were very very responsive ! The local guide tips they had too were also great! The house was also incredibly clean, and the views over the lake (frozen at the time) was just gorgeous! Thank you guys so much for a gorgeous weekend away! Can't wait to come back and visit! If anyone is looking for a secluded place, for a quiet getaway, this is the place!

  • We stayed at Jonathan & Suzanne’s amazing cottage for our mini baby-moon and loved everything about it. Unlike our first baby-moon we didn’t travel internationally for it, and we wouldn’t change a thing about that. The house was such a great find. It’s thoughtfully designed and decorated, and although we had a winter stay and thus couldn’t swim in the lake, we were still able to revel in the night sky. And that fireplace...don’t even get me started. It took me a night or two to get the hang of starting a fire again, but once I got it going, I felt transported to another life. One where I’m a woodsman with a rugged beard. We desperately want to return and I look forward to that trip. From now on, this is our baby-free getaway in the Catskills.

  • This has to be the nicest spot in the area. Beautiful place and every corner of the place has what you need for a great getaway. The location is easy to find and close enough to the town area where you can get a nice dinner or cute wine shop. I totally recommend and will 100% be booking again!

    WELCOME TO OUR AIR BNB LISTING PLEASE READ THE ENTIRE DESCRIPTION AND FEEL FREE TO ASK ANY QUESTIONS BEFORE OF AFTER YOU BOOK THANKS NICK & JAIMIE Set in the upper Delaware Region of the Catskills this eclectic, rustic School house is the perfect place for a magical relaxing or activity getaway weekend in the country with a medium to large size family or friends group of up to 20+ .Furnished in an upcycled shaby chic style similar to an artist loft in Manhattan The property is located in a picturesque hamlet and the garden is fenced in on three sides and secluded from the village by a border of trees on all sides so bring your pet .We have a fire pit and barbecue and there is a patio on the front lawn next to the main stairs which are also a popular gathering place for guests Also a great location for a photography shoot, music video yoga group or retreat. Discounts available for smaller parties .Now with updated stainless kitchen and new gas cook stove . The rental consists of two floors with 4 very large suit like rooms ,bathrooms and lobbys totaling about 5000 sq ft on two floors .We have a nice yard with large play field and garden and hope to offer some organic produce to guests this year including fresh eggs .The floors have four 800 sq/ft loft /suites each with bathroom kitchen kids room and lobby . The north top room {Red room} is set up with a large kitchen , gathering area and queen loft bed plus full pullout sofa . The south top room {Blue room}currently serves as media room with the record collection and flat screen with dvd and vhs pl;us HDMI inputs and sirus XM radio ,it has 2 singles and one queen plus full pullout sofa bed.Also on the top floor is the "kids" room with 2 singles. In the north lower room we have a pool table and 2 queens with a pull down sofa .The south lower room{ music studio} is available for band rehearsal and jamming with a full drum kit and guitar amps and PA. Recording also available {contact for details}and has 1 queen bed .We have a library in the top lobby with books on a wide range of topics of general and special interest and a collection of games .All rooms have double function and can be made private for separate activity by closing the door .We heat sustainably almost exclusively with wood and all rooms also have stoves and heat exchangers instruction and assistance is available for those not familiar with wood stoves all firewood is provided ,our winter rentals went very well and we are open all year round .Set on one acre with a large lawn area and bordered by 2 rushing streams the house is only one half mile from the Delaware river where swimming boating rafting and fishing access is available and one mile from Hancock where all shops and services are available.We also have a 12 acre wood lot available to guests for no additional fee and there are many local hiking trails around the village .There are 2 golf coarses within 5 miles and recreational boating is now allowed on the pristine Cannonsville reservoir just 6 miles away. The town of Calicoon is about 20 miles away and there are many antique and craft stores in Walton.   • Our group of 11 loved our stay at Nick and Jamie's schoolhouse. Like all the other reviews mention, it truly is a unique property, a great place for a big group to stay, relax, and hang. There's a huge communal table for sharing meals and even in the dead of winter, the place is easy to make cozy and comfortable (think: ample blankets and even heated beds). The record collection is enviable, as well. Nick is a great host. Don't hesitate to book!

  • Our group (6 people) stayed at Nick's place for 3 nights and had a fantastic time. The pictures don't capture how wonderful and unique the property is. We arrived during a bit of a cold snap, but the wood stoves do a great job keeping the place cozy and the beds are very comfortable. I'll also note that the kitchen is very well equipped with pots, pans and utensils. Overall, we would definitely make a return trip if the opportunity arises!

  • It's difficult to understate how incredible the Cadosia Schoolhouse is. As soon as you walk in you can immediately see how passionate Nick and Jaimie are about this place. There is thoughtfulness, ingenuity, and hard work put into every square foot of this place. Not only is the space filled with awesome artwork, music, and antiques, it is a work of art in itself. Myself and 15 close friends stayed here for three nights for our annual fall retreat, and it could not have suited our needs better. If you're look for a place to stay with a large group and want to have a truly one of a kind experience, I cannot recommend the Cadosia Schoolhouse enough. Thank you so much Nick and Jaimie.   • This cottage on the lake is definitely peaceful, relaxing, and cozy. The space was perfect for doing yoga, reading, and cooking. Although I can imagine there are many benefits to staying in the summer; it is a lovely little spot for the winter. It was very clean and the host left thoughtful touches which made the space feel welcoming. The cottage is close to little towns such as Callicoon, Narrowsburg, and Livingston Manor.

  • Attention to detail is the best way to describe my experience at the lake house. From the ground up this place feels like everything was well thought out. The kitchen is magnificent, modern appliances and well stocked. Natural light just poured in from the many windows, which offer an excellent view of the lake and surrounding nature. On my last morning I watched an otter scamper across the ice before diving into the water,followed not too long after by 2 bald eagles flying overhead. This is really a Beautiful place.

    The Grange is a fully renovated 1886 building with 800 sq ft apartment on ground floor. It is located on a quiet country road 4 miles from the Delaware River with great swimming, fishing, kayaking, canoeing, tubing nearby. 15 minutes from Callicoon and 23 minutes from Hancock. Private entrance. Access to my vegetable garden and private lawn. It has fully equipped kitchen and bathroom with bathtub and shower. Extra comfy Queen foam mattress that can be put down in corner of living room.

  • I booked Bobbie's place about a year out as soon as I knew I was working at a wedding at a venue down the road. It was exactly what I wanted--very relaxing, spacious yet cozy, and filled with all of the amenities you could need. Bobbie was warm and welcoming, offering us suggestions of where to eat and showing us her immaculately restored home (a former church!). We had perfect Fall weather, but I'm sure The Grange would be lovely during the summer too! We'd definitely return if we find ourselves back in the area!

    The Basket Brook Farmhouse, rescued and restored home built in 1850 is newly finished in light hardwoods with a white interior. It is light and airy against a rich, green backdrop of views from windows surrounding each room. The scenes are of the lush grounds and wooded hills of the Catskills, all situated on Basket Brook of Rock Valley. Surrounding brooks, streams and creeks are tributaries to the Delaware River, located only a short distance further down the valley.
    Basket Brook Farmhouse is located in the Delaware River Valley, a mere 2-hour drive from NYC. Our nearest 'town' is Long Eddy with Callicoon being only a few miles away. We are a great location for attending the Bethel Woods concerts (URL HIDDEN)
    Long Eddy and Rock Valley are sparsely populated. Many of those who are here are 'weekenders' looking for peace, quiet and privacy, but with access to nature, culture, music and art, which can all be found in Callicoon, Bethel Woods, Liberty, Livingston Manor and Roscoe.

  • Gorgeous house and outdoor space, unique, and quiet. Our stay was incredibly relaxing from a bubble bath in the claw food tub to cooking dinner and enjoying it on the patio. The tips for local eateries and entertainment were very helpful and we really enjoyed the places on the list we went. The farmhouse was easy to get to and Craig and his team offered clear communication all weekend. The breakfast foods they provided were a perfect bonus. We would definitely stay here again!

Cute towns (e.g., Calicoon, Roscoe) and great local breweries and restaurants are within a 30-min drive, but when you return for the night, you'll hear one car drive by per hour and... that's it.   • We had a fantastic weekend staying at Craig’s place in Long Eddy. We went to attend a wedding down the road at Handsome Hollow, which was nice and easy. The house is better than in the pictures and has everything you might need for a few nights away. Craig offered coffee, eggs, milk, and OJ which was a lovely touch. Comfy bed and big bathroom. Grounds are lovely. Just as an FYI there is VERY limited cell service in this whole area, so if you plan to use something like google maps, download the map prior. The house has internet provided, which we did not experience any issues with. Maybe a little slow but overall worked quite well. Would definitely recommend this place for a trip away!

    Come stay in a charming barn renovated with an artistic contemporary touch in the amazing Catskills! The barn sits on a 5 acres parcel of beautiful land, and is close to the village of Callicoon and the Delaware River. The downstairs of the barn is currently available for vacation rental through out the year for up to 6 people (we might be able to accept up to 8 guests in a case by case basis). *The residential space was just renovated (03/2019) and we are working better pics to upload soon!
    Our space a charming renovated barn venue in the Western Catskills set in five acres of gently sloped fields, woods, and ancient stonewalls that has been restyled with a playful and young contemporary style, making it the perfect countryside destination. The barn is conveniently located close to the Handsome Hollow Barn Event Space and the French Woods camp. The 1,400 square feet area of the lower level of the barn, originally housing the farm stables, was renovated with an open concept design and rustic-contemporary touch. Preserving some of the original building's details, this downstairs of the barn was reinvented as a loft-like living space, which includes a spacious newly updated kitchen, full design bathroom, two guest bedrooms in addition to a large bedroom study-room hybrid, which in conjunction with the living room area, sleeps up to 8 guests. The upper level, originally used to store bales of hay, has been tastefully redesigned as a 2,000 square feet open space with ample 30 feet high ceilings that can seat up to 65 guests during special events. The upstairs has a large bathroom (the other bathroom is located downstairs), a dedicated lighting system setup for a variety of party lights, a Bluetooth capable sound-system with speakers, oversize 12' x 14' contemporary glass paneled full-view door with remote control and plenty of windows for natural light. The extensive lawn adjacent to the barn can accommodate an additional number of guests for outside sitting or using tenting. It also offers the option of having separate areas for cocktails, dinner and dancing throughout the property. This unique venue makes it the perfect setting for your your upstate vacations as well as for your wedding, micro-wedding, rehearsal dinner, company retreat, farewell brunch, farm-to-table dinner, photo/film shoot, art event and more.
    Located 2 miles north of Long Eddy, NY, were you can have close access to the Delaware River the place is also only minutes from Callicoon, where you will find restaurants, antique shops, a movie theater, community center. Very close to 'Handsome Hollow' event space. Also the village of Hancock is a close drive away. Another area favorite, Roscoe is about 20 miles away from the property. The beautiful river nearby allows for swimming, tubing, kayaking and some of the best trout fishing in the country. Nearby you can also find State Parks. For runners and cyclists, opportunities are incredible also. The barn is located only 2.5 hours from New York City. It’s a great chance of experiencing the incredible natural beauty of the Catskill Mountains.

Guillermo was super helpful and provides a detailed guidebook that explains many things around the barn and gives suggestions for the surrounding area as well.   • A very comfortable and spacious space. We stayed in late September during cloudy days and we weren’t too hot or too cold. The renovation is nicely done and the decor is pleasant and simple. We wish we had had more time to try the fire pit and explore a bit more of the property. This worked out great for us and our needs. So much nicer than the motels and hotels in the area.

  • This place is beautiful, comfortable, clean and a great location if you are looking to get away but close to town of Callicoon. The grounds are big and fun to explore. Close to lots of fun Upstate stuff, Skinners Falls, town pool for kids, lots of Frisbee on the big lawn at the barn. Guillermo was a great host, easy to communicate with and got back to you right away. We stayed with our two kids. Would love to stay there again!

  • We had such an incredible time staying at the beautiful updated Barn. The place was so spacious and immaculate, and the 5 acres of surrounding green nature made our stay feel so special. We enjoyed so many outdoor activities such as fishing, hiking, and our canoe ride down the Delaware River was so serene and wonderful. The restaurants in lower and upper Main Street in Callicoon were great. After exploring the area, we looked so forward to coming back to the beautiful Barn and the 5 acres. Guillermo was such an amazing host, and just a pone call away if needed. We will definitely be back again for another vacation!

    Come stay at our fully renovated 2 bedroom / 2 bathroom home located in the heart of Livingston Manor. It features a new and well appointed open kitchen, a relaxing living-room with wood-burning stove, TV when you want to relax indoors, and new bathrooms for your comfort. ++We also have a studio unit that you can add-on to your reservation for ($50 per night). It has a queen bed, tv, and sitting area. It opens up onto the deck in the backyard and is connected to the 'main' house, just steps away! There is no bathroom in the studio, but is a perfect place for 1-2 people to sleep and have their own space. Outdoor space - the house sits quietly on the top of Shandelee Mountain with sweeping views out your backyard. There is a private deck off the master bedroom, guest bedroom, and living-room - everyone can enjoy the outdoors! Sit around the fire with your partner or friends and enjoy the peacefulness of the property. If you want to cook a few meals at home, you will find a large open kitchen that is equipped with all the essentials. There is a dining table for 4 as well as seating around the kitchen island for 4 people. The master bedroom has a King sized bed with a separate entrance onto the back patio.     The Cabin on Shandelee is situated perfeclty for a vist to the Catskills. It is a 3 min drive to downtown Livingston Manor, walkable to the Arnold House for food and drinks, and still offers amazing views and scenery that you are hoping for when you visit. It is a short drive to Callicoon, North Branch, Roscoe, Jeffersonville, Youngsville, and more!

  • Spent the weekend here with my family and we had a wonderful time. The property is spacious, clean, and stylish. The wood stove was an added bonus! This was our third stay in the area and this house was by far our favorite yet. Location is amazing. Easy walk to the Arnold house or a 5 minute drive into Livingston Manor.   • My family and I had an outstanding time this past weekend. Chris was such a great host and went above and beyond to welcome my family. We had a baby traveling with us so Chris let us check in a little early Friday afternoon, which helped out more than anyone could imagine. When we arrived, there was a bag of fresh cookies from the local bakery as well as fresh coffee beans which we enjoyed. Overall, every aspect of this house was incredible. The only downfall was the rain on Saturday but we couldn’t be more happier with the house and the first class treatment. Jeremy

  • This was a great home for our getaway weekend in the Catskills! It was super stylish, had a great kitchen and seating, lots of comfortable lounge space for us to relax, and super comfortable beds! There were also huge windows all throughout the house so you felt like you were in the middle of nature, which was really nice and peaceful. and if you're not in the mood to cook, it's a 5 minute walk from the Arnold House which was a nice change up for dinner one of our nights. Chris was also very responsive, messaged to check in on us on our way up given an incoming snow storm, and even got the house ready for us early. Highly recommend this spot!

    This tiny one-room cabin is located on Pleasant Valley Farm with its own large 4-acre fishing pond. Originally built as a duck blind, the 10 x 15 ft. cabin can easily accommodate two adults with a trundle daybed that doubles as a couch. It has solar powered lights and LED lanterns, wood stove, small table and chairs, outdoor picnic table, charcoal grill, fire pit, and an outhouse. Tucked into a grove of trees, this is a very private place to relax, unwind, and go fishing, kayaking, or canoeing.
    Pleasant Valley Farm consists of 182 acres of rolling hills, woods, and pasture to hike, explore, and enjoy the great outdoors. The fishing pond spans 4 acres and is stocked with perch, bass, bullheads, crappies, and bluegills. A canoe, rowboat, and kayak are provided for guests to enjoy the pond. Things to note: 1. This is camping. 2. No bathroom, just an outhouse. 3. No running water and no electricity. 4. 5-gallon water dispenser for drinking. 5. Hanging solar shower for bathing. 6. Seasonal rental: May-October. 7. 4WD required to drive to the cabin. 8. This is NOT a swimming pond.

  • The cabin was cozy and wonderful with all the main essentials you need generously supplied for you. The outhouse was really clean and it was nice to have so close by. I loved that the area had animals all around you. I saw geese, cows and deer during the day, and under a star filled night sky I could hear coyotes in the distance and frogs in the pond. I wish I had a longer stay, there was so much to do around town and at the cabin that I didn’t get a chance to do. Also, next time I’d bring extra water for piece of mind since it was my first time being in a cabin without any water source. I spent only two nights and used up too much of the water Nancy kindly supplied washing hands, dishes, and rinsing shampoo and conditioner out of my hair. Haha. It was a great learning experience!

  • Beautiful scenery! Your own slice of heaven. Don’t over pack they have provided a lot for you already. A little muddy when it rains take that into consideration when driving your car down. Must have real AWD to get out.Our mid size suv almost didn’t get up the hill after the rain the previous night. Batter operated fans are helpful in the Duck Blind to cool you down in hot nights.

  • A picturesque Hudson Valley School painting tucked into the countryside. The cabin has EVERYTHING. We truly felt the care and hospitality put into this space. We planned for a weekend of camping, however, ended up feeling like we were on a mini vacation at an exclusive resort. There was every type of boat; Two kayaks, a rowboat, AND a canoe. We were overwhelmed with our choices. Nature was in full effect during our stay. But even in the rain, Duckblind held a majestic beauty. The pond was full of life and I was quickly a small child in the banks. And...the outhouse smelled better than some fully functioning bathrooms. We mention this detail to say that Nancy thought of EVERYTHING. We would highly recommend that you book multiple days.

    This is a historic, roadside motel built in 1938. We offer top-of-the-line white noise machines in each room to drown out some of noises you'll hear--a hum from route 17, footsteps on the walk, our neighbor's adorable dogs, and sometimes other guests (walls are thin, so please respect our 10pm-9am quiet hours). We celebrate all things old--1920s taxidermy, 1950s targets, vintage pennants & old textiles are peppered throughout each room. We've loving restored this building and preserved everything we could. That being said, if you're looking for absolute silence, we are not the best choice for you. Friday through Sunday, enjoy the tavern! Friday & Saturday 5pm-10pm & Sunday 5pm-9pm. Please close your bar tab before returning to your room. This is a pet-friendly room. Dogs are welcome, and we charge a $30 service fee payable upon check-in.
    Roscoe is a vibrant town which attracts anglers, outdoorspeople, and those seeking the "wild' side of the Catskills. Ask Melissa for recommendations in the area. The property is set in its own corner of a bucolic valley with expansive fields. A thoroughly modern house that never lets you forget its farm heritage.

MAIN HOUSE: 3 bedrooms (2 queen beds, 3 twin beds, 1 futon) 1.5 bathrooms GUEST BARN (extra fee): 1 bedroom (1 queen bed), 1 full bathroom This home -- on a unique 10-acre property stretching straight back through a valley across a field of lightly rolling hills, with three classic outbuildings -- is our escape from the city. We hope that when we’re not here, it can be an escape for you too! Relax on the covered porch, cook an amazing meal and enjoy it on the huge deck, and stargaze on a clear night. Fall asleep to the sound of the nearby creek and wake up to the chirping birds. SLEEPING ARRANGEMENTS Please note that while our page says we can accommodate up to 10 guests, that includes both the house and the guest barn ($100/night low season, $150/night high season, $50 cleaning fee). The main house accommodates 8 people max. There are two bedrooms with queen Tuft & Needle mattresses, and a third bedroom with three single beds in a sleeping loft (or you can push two of the beds together for a couple), in the sunroom there is a comfortable twin futon. The guest barn has a queen size bed and two sofas. SPRING & SUMMER Take long strolls around the property, or through the surrounding hills. The grass in our fields is left wild, with abundant milkweed that attracts monarch butterflies. Take in the incredible sunsets during magic hour with a glass of wine. Nearby the house, you can swim in Crystal Lake, go tubing or kayaking down the Delaware River or hike the abundant trails within a 35min drive leading to spectacular views. At night, all year long, enjoy the incredible quiet and darkness of the country, and starry nights like you wouldn’t believe. FALL & WINTER Soak in the beautiful colors of the fall foliage. Light a fire, indoors or out. The beautiful Wittus stove is enough to heat the downstairs once you get it hot. Make some hot chocolate and drink it around a bonfire at night in our fire pit. Through huge picture windows all over the house, watch deer grazing at dawn and dusk throughout the yard, catch a sight of the bald eagles that fly over our valley, or step outside of the Scandinavian wood fire sauna into a pristine blanket of snow.
    We’re right in the middle of 4 quaint towns. Callicoon (5min drive): First and foremost there’s the all-year farmer’s market, but you can also catch a movie, have a tennis game at Villa Roma, enjoy tapas at a wine bar, and check out the main strip with antique shops, an art gallery, a cheese shop and a few delicious, comfortable restaurants. And a well-stocked grocery store, too! Livingston Manor (25min drive): Wonderful but inexpensive baked goods at Brandenburg Bakery, Main Street Farm market and café for local organic produce, the DeBruce Inn or the Arnold House for a farm to table meal, Catskill Brewery, antique shops, Van Tran Flat covered bridge built in 1860, Catskill Fly Fishing Museum. Very worth a trip! Narrowsburg (20min drive): Ride along the Scenic Delaware River Drive, have brunch at The Heron, grab a cocktail and a slice at The Laundrette, and shop for furnishings at Nest boutique. Roscoe (20min drive): World-class trout fishing, golf and tennis at Tennenah Lake, Duke Pottery, Roscoe Beer Company, Prohibition Distillery, and Roscoe farmer's market (summer only). Also check out the North Branch Inn (5min drive) for cocktails, seasonal menu, and a two-lane wood bowling alley from the 1900s. Eat Norwegian inspired American comfort food at Hennings Local. Enjoy cocktails and wood oven pizzas at Cochecton Fire Station. Visit Bethel Woods Center for the Arts (site of the 1969 Woodstock festival), Resort World Casino, Villa Roma for skiing/ice skating, and the whole town of Liberty, home to our favorite antique shop Town & Country and authentic Mexican food.   • We could not have had a better Airbnb experience - from the amazing communication from Meng, to his very detailed (and helpful!) guidebook, to his impeccably outfitted home - this was a wonderful place for a family gathering. The house is open and light-filled, the incredibly well-appointed kitchen makes it so easy to cook (not so with so many homes!), and the bedrooms have beds/sheets/blankets that are all luxurious. The wood stove created a homey atmosphere at night, and the large dining table made our meals festive. The grounds are extensive and the views from multiple picture windows, even in winter, were beautiful. Even with six people, we were able to spread out and not feel at all cramped. Sofas and chairs abound. The decor gives a feeling of modern simplicity. The local townships were fun to explore and, when we did eat out, the food was uniformly excellent. One could not ask for a better host - he was as knowledgable as attentive to EVERY detail - or for a better Airbnb.   • Meng's place is even better than it appears in photos. It was the perfect amount of space for our group of 6 + 1 toddler. The home is beautiful with lots of natural light. We were there during a light snowfall and it felt like being in a snowglobe. We loved exploring the property with our pups and sharing meals in the beautiful dining room.     Maple House is a renovated mid century modern Catskills home. Nestled on 6 private acres the house is perched upon a hill providing perfect seclusion despite being an easy walk into Jeffersonville and a quick ride into Callicoon, Livingston Manor, Roscoe, Narrowsburg, Bethel and Catskill Park. The comfortable living space features a fireplace, record player, home theater and lots of spaces to relax.The grounds offer an outdoor deck, hot tub, a fire pit, hammocks plus forested acres to explore.
    The main living space features a large comfortable living room with a wood burning stove, record player with loads of vinyl to choose from and lots of sunlight. Meander through a well-appointed kitchen and dining room with a large table for 8. The first bedroom has a King Bed with a rain shower bathroom ensuite. The next two bedrooms have a king bed and one room with a queen. There is a shared bathroom along that hallway, which has a walk-in shower and soaking tub. There is an oversized fireplace for cold winter nights and an oversized deck for those hot summer days. You'll also hear the sounds of running water from Callicoon Creek any time of the year. One of our favorite features of the house is the Movie Room. Its Equipped with a 75inch 4k TV and Dolby Surround Sound makes late night movies in the woods extra fun.
    The house is a short walk or drive into the Jeffersonville's town center where you will find everything you need: grocery shopping, new restaurant with a beer garden, gas station, ice cream, etc. When venturing out, you will find that Jeffersonville is centrally-located to all of the up-and-coming social hubs in the Western Catskills. Livingston Manor with its breweries, wine shops, restaurants and hiking, is just a short 20-minute drive. Callicoon's swimming holes, farmer's market and vintage movie theater are just 15 minutes in the other direction. Narrowsburg, a charming town on the Delaware with excellent dining, is 30 minutes away. And so much more!

  • We had a great stay at Michael’s place. The house is super stylish and well located, only a couple of minutes from the town centre. The beds are extremely comfortable, the heated floors are a great touch and we loved having the fire and the hot tub. The kitchen is great to cook in as well! Michael’s communication was fast and we really appreciated it. One little thing, that clearly isn’t a big issue since no other review has mentioned it, is the lack of curtains/blinds in the bedrooms which got us by surprise and made us feel a bit weird in the first night. We look forward to coming back in the warmer months!

    Paradise Found. Wagner Hill Cottage is a welcoming private retreat. The house was designed after an English cottage. Built with local wood and stone, it feels organic and natural. The cottage is located on 40 private acres of woods and open fields.
    This cottage offers a couple’s getaway with a clean, contemporary interior and total privacy. The 40 acre property includes 4 large fields separated by 20 acres of woods. Numerous trails offer relaxing walks as well as snow shoeing in the winter. The side patio includes a stone exterior fireplace which is perfect for evening fires. A fully-stocked woodshed off the patio has all the wood and kindling you'll need. During Spring of 2016 the United States National Park Service added Wagner Hill Cottage to their list of lodging facilities for the Upper Delaware Scenic & Recreational River. The cottage has Wi-Fi. The single bedroom is fitted with a queen bed and has room darkening shades. The cottage has a fully-equipped kitchen with washer/dryer, microwave and dishwasher. There is a dining area, a living room with a wood stove, an outside gas grill, and a large outdoor shower. The 6’X 6’ outdoor shower is all wood construction and has shelves and wooden hooks. The bathroom has an inside shower equipped with 3 shower heads including a rain head.
    The cottage is located approximately two hours from New York City. It is a short distance to many attractions including: Bethel Woods Performing Arts Center (site of original Woodstock festival) The town of Callicoon, NY with some of the best restaurants in the area, hosting a 1940's post-Art Deco movie house, antique shops, Sunday farmers market and many quaint stores. Narrowsburg, NY with shops, eateries, and the Delaware Valley Arts Alliance. Honesdale, PA home of the Himalayan Institute Yoga and Wellness Center, and The Cooperage Project (music). Elk Mountain Ski Resort is about 30 miles west of the cottage. Ski Big Bear is about 33 miles south of the cottage.     Set back on a small private road in the hamlet of Hortonville, this cabin dating back to the 1800s is perched above the north branch of Callicoon Creek. You can’t see much of the house from the road, but head up the wooded driveway and find yourself in a serene, green clearing all your own. The cabin and guest studio make for a quiet, peaceful getaway, completely shielded from the surroundings, but incredibly convenient for reaching nearby towns and activities.
    ***PLEASE NOTE! For all of our guests' safety during the coronavirus outbreak, we are closing access to the hot tub, as the water in the tub is not treated and could possibly spread the virus. We thank everyone for their patience and understanding!! You’ll know the second you walk in that the cabin has been sitting in its spot for a very long time, with big aged joists and original planks running throughout. However, it has been thoughtfully updated for modern life. The living room of the house has a comfortable DWR chaise and a rattan hanging chair, arranged around a handsome Hearthstone wood burning stove with a large picture window for enjoying the flame. The internet is lightning fast and the TV is connected to an Apple TV with streaming services. The upstairs bedroom has a queen-sized bed with a Tuft & Needle Mint mattress, and a queen futon. The room is simple and serene, looking out on the beautiful hillside outside the home. Downstairs is a cozier bedroom with a full-sized bed that looks out onto the front porch and the big creek that runs by. Fall asleep to the white noise of the water and wake up to the sound of birds chirping. Both beds are furnished with Brooklinen sheets. The cabin is ideal for 2-4 guests, but for adventurous visitors, there is also the option of the guest studio directly across the deck from the cabin. It has two twin beds which can be pushed together at your request to form a larger single bed. In the summer, the space is cooled with a ceiling fan, but in the shady setting, all you need is the breeze through the double screen doors. In the winter, the room is heated with a space heater and comfy Pendleton wool blankets. There is no bathroom or running water in the guest studio. The bathroom has a large tiled stand-up shower and all modern plumbing. The kitchen is small but well stocked. The oven is too small to roast a turkey, but perfect for a roast chicken. Our water is pumped from a natural spring on the property, which is filtered for sediment and also zapped for bacteria with a UV light. Those wary of country water can rest assured ours has been tested and is completely safe to drink. The gravel driveway is steep and narrow. All wheel drive is highly encouraged for winter travelers. If you get nervous about backing down steep driveways, you can park at the end of the driveway and walk up to the house.
    We’re right in the middle of 4 quaint towns. Callicoon (5min drive): First and foremost there’s the all-year farmer’s market, but you can also catch a movie, have a tennis game at Villa Roma, enjoy tapas at a wine bar, and check out the main strip with antique shops, an art gallery, a cheese shop and a few delicious, comfortable restaurants. And a well-stocked grocery store, too! Livingston Manor (25min drive): Wonderful but inexpensive baked goods at Brandenburg Bakery, Main Street Farm market and café for local organic produce, the DeBruce Inn or the Arnold House for a farm to table meal, Catskill Brewery, antique shops, Van Tran Flat covered bridge built in 1860, Catskill Fly Fishing Museum. Very worth a trip! Narrowsburg (20min drive): Ride along the Scenic Delaware River Drive, have brunch at The Heron, grab a cocktail and a slice at The Laundrette, and shop for furnishings at Nest boutique. Roscoe (20min drive): World-class trout fishing, golf and tennis at Tennenah Lake, Duke Pottery, Roscoe Beer Company, Prohibition Distillery, and Roscoe farmer's market (summer only). Also check out the North Branch Inn (5min drive) for cocktails, seasonal menu, and a two-lane wood bowling alley from the early 1900s. Eat Norwegian inspired American comfort food at Hennings Local. Enjoy cocktails and wood oven pizzas at Cochecton Fire Station. Visit Bethel Woods Center for the Arts (site of the 1969 Woodstock festival), Resort World Casino, Villa Roma for skiing/ice skating, and the whole town of Liberty, home to our favorite antique shop Town & Country and authentic Mexican food.   • My husband and I spent a beautiful serene weekend here at Meng’s cabin to celebrate our 5 year relationship anniversary and our newborn’s 2 month birthday. I was originally expecting an isolated cabin in the middle of the woods but was pleasantly surprised to find a chic rustic cabin with luxurious modern touches. The pictures of the cabin don’t do it justice! We were in nature and got to experience waking up to deer roaming outside our window while still staying within town to grab a nice dinner. Throughout our visit Meng was a text away with local suggestions and anything we needed. He even provided a pack n play and Dyson space heater if needed to help with my daughter!   • If you are searching for a place to leave the daily grind behind while still being within reach of civilization...you found your spot. The structure itself is rustic, but it is filled with modern conveniences that make your stay utterly enjoyable. Spend your days entertained by nature, a running brook, deer in the yard, and easily pop into town for dinner and drinks. Meng is a fantastic host. The cabin is spotlessly clean, beds are super comfortable and amenities are well curated. One thing to note- if possible arrive during daylight so you can assess the driveway. As the host and others mention it is steep, we had no problem navigating it but backing out for the first time in the dark would have been a challenge. I would recommend this spot with confidence and would love to return in the future.

    Our one-bedroom cottage was originally built as a school house in 1849. In 1951 the building was turned into a home, and recently renovated with meticulous care, creating a country retreat with modern amenities. Set on an incline with views over rolling hillsides, the home feels like a treehouse with open views that bring the natural surroundings indoors. 8 minutes from village of Callicoon; 15 minutes to Bethel Woods; 20 minutes to Narrowsburg and Livingston Manor; 2 hours from NYC.
    A stone wall entry (built from the original 1840's foundation!) leads into open living area with hardwood floors, modern appliances, and huge windows that bring nature and light indoors. A beautifully designed tiled bath with large walk in shower adds a touch of luxury. A back deck nestled in a wooded sanctuary is our second living space in warmer months. The cottage has only one-bedroom and is best for couples, solo retreats, or small families with infants.
    Close to hiking, skiing, golf, Bethel performing arts center, Delaware Valley and Water Gap, villages of Callicoon, Jeffersonville, Narrowsburg, Livingston Manor, antique stores, flea markets, farmers markets/stands, restaurants, breweries and distilleries, and more... and an easy 2 hour escape from NYC.

This was a cozy country getaway for us before the busy thanksgiving holiday. While we didn’t get to meet Cynthia in person, she was very responsive and helpful with recommendations for our stay. The location just outside the village of Callicoon was perfect. We were able to take advantage of great nearby hiking and restaurants.   • My husband recently spent four nights at Cynthia's place, and this is what he had to say: "I booked a trip to Cynthia's Schoolhouse in Callicoon recently, and it was perfect. And I mean perfect. I work long, strange hours as an executive at a startup, have two young children and a very busy personal life. My wife suggested I take a few days off the grid and recharge spiritually and creatively (I've been trying to find the time to work intentionally on a manuscript for years now), and as soon as I found Cynthia's listing I knew it would be the place. The Schoolhouse is the ideal retreat: intimate, beautifully renovated and decorated with a blend of rustic and mid-century accents and focal pieces, peppered throughout with thoughtful touches (The Chemex Pour-Over Coffee Maker was a very welcome surprise) and secluded enough to inspire silence and reflection. Most writers and creatives harbor the occasional (or constant) escape fantasy: a house or cabin in the woods, off the grid and far removed from modern (in)conveniences. Cynthia's place felt made for me as soon as I arrived, and I avoided leaving for anything other than groceries. I will be staying again, without a doubt. In fact, I'd like to make an annual tradition out of it. I strongly recommend Cynthia's place to anyone looking for an intimate romantic getaway or a spiritual and creative retreat. Chris had excellent communication and shot me a message about a cool place for dinner Friday night called North Branch Inn which had an old time 2 lane bowling alley in it that our 8 year old loved. Everything was very clean and comfortable. This would be a nice place to stay even if you wanted to fish in the Roscoe area. We enjoyed relaxing and playing games near the wood stove!

    This structure was originally built in 1850. It is a small house of approximately 1100 square feet . There are two bedrooms withqueen size bed in one , and two twins in the other. A large kitchen is stocked with pots pans and some baking dishes. I heat with propane so there is NO ability to Barbecue in the yard. I do have an attached porch on the back of the house that is a designated smoking section. Dogs are welcome in the house, but lease laws must be observed
    The location is on a main road, so there is no travel on back roads. It is also close to a public Access to the Delaware River, for swimming, fishing,or canoeing.

  • This home was great for a weekend away from the city, about a 2.5 hour drive. The wood stove was a nice touch, fun to get a fire started, also in the fire pit outside. The hot tub was really nice too and easily accessible from downstairs. Kitchen was fully stocked with all the essentials needed to cook if you wish or make coffee, etc. The town was quaint, we had lunch in town, and is nearby to Bethel home of Woodstock or hiking. The property itself doesn't have many neighbors nearby and the views are so peaceful. Overall very clean and comfortable and everything you need to enjoy a weekend away from the city!

  • Wow—what a place! My wife and I spent 2 nights here and we were blown away by the beauty of the house and the property; so peaceful and picturesque. The house is the perfect combination of rustic and comfortable, and the views of the mountains during the day, and the sky at night, are incredible. We were also very impressed with Tom’s hospitality—he even filled the bird feeder before our stay so we could enjoy the local birds (and boy did they polish that food off quick!). We can’t wait to be back in another season!

  • Very charming farmhouse with expansive mowed lawns. The upstairs bedrooms are tiny but so cozy, our boys loved them. With the pull out sofa we were able to sleep 3 teen boys comfortably. We love that they are truly pet friendly, the dogs loved running on the property. There is one small bathroom and the kids can learn what it was like when we all grew up sharing a bathroom. Oh, and we LOVED the record player and vinyl collection. A very low key relaxing place, we'll be back!

  • Casa Roscoe was amazing! I spent a weekend there with my husband and my almost 2 year old. Check-in was super easy and Ivan was very responsive and gave us all the information before checking in. The house was pristine. Super clean and homey. I loved all the personal touches. The kitchen has everything you could ever need. Spices, plates, bowls, etc. Plus coffee and coffee maker and slow cooker. It was well organized. The house was super bright and feels fresh and clean. The upstairs bathroom is my dream! It was so beautiful. The town is also cute. We went to an alpaca farm and my daughter had a great time! We stopped by the brewery and whiskey bar. Delicious and so much fun. Overall, we had an amazing time and would definitely go back.

The room was made for us. Even though she did not have time to prepare she made sure we had some breakfast. Frankly, it was more than we normally do. There was a little kitchenette type area with basic necessities adjoining the room. The bathroom is right outside the bedroom. She was very nice with everything. The bed was super comfy and there’s also a tv so we got to binge our favorite show too ;) Btw she has roku. Will surely visit again. This place is absolutely brilliant for Fall when the colors are at their best.

    The White Barn Library is one room in the same reconverted barn as the White Barn Sunroom. The morning light from the East comes in the floor to ceiling entire wall of glass, illuminating the garden and field outside. The terra cotta red interior consists of two walls of ceiling to floor bookcases, giving the room a cozy and warm feeling. Masks, textiles and other treasures from my travels decorate the room. The Library is directly off the shared common area kitchen and bathroom.
    Summer guests can sit outside with their coffee or tea under the grape arbor pergola to watch the birds and butterflies in the garden, or watch the sunset on the western-facing porch. Breakfast is available in the morning. Any questions you might have on hiking, swimming, etc. I can answer as a 35 year resident of the area.
    Fulton Hill Rd. winds through pastures and fields upward from the Callicoon Creek (a renowned trout fishing site) and crosses the top of a long hill, from which you can see distant farms and woodlands. It is said to be one of the prettiest areas around. In the one mile drive to Kenoza Lake, there are about 12 homes sprinkled around the meadows and woods. People here have lived in the same house for generations. I as a homeowner of 35 years am considered a 'newcomer'. Everyone on the road knows one another. It's a good place to live. And visit.

She is a great host - super interesting person and she knows lots about the area :) The only problem was we were enjoying our conversation over her freshly cooked pancakes too much and stayed to chat longer than we intended! Her house is full of beautiful and unique art, super cool. If you stay in the sun room at her house, there is a big wood burning stove and plenty of wood. Beds in both rooms are sofa beds - so as other reviews have said, this is a wonderful place to stay, unless your only interest is 5 star luxury. We look forward to coming back!

Linda's a fine artist and her country place is like a museum of art, artifacts, and decor. Great location with star gazing proximity to Bethel Woods Performance Center (aka original Woodstock location) and close enough to drive to NYC. I was so thrilled and to be there! The library was stocked with great reading which I was so pleased with. This is a place you'll feel completely relaxed and totally welcomed! We offer top-of-the-line white noise machines in each room to drown out some of noises you'll hear--the hum from route 17, footsteps on the walk, our neighbor's adorable dogs, and sometimes other guests. We celebrate all things old--1920s taxidermy, 1950s targets, vintage pennants & old textiles are peppered throughout each room. We've loving restored this building and preserved everything we could. That being said, if you're looking for absolute silence, we may not be the best choice for you. If noise is of supreme concern, please contact innkeeper Melissa directly, and she will work with you to address this before you check in. Friday through Sunday, enjoy the tavern! This was our first getaway from our 17-month old twins and it was exactly what we needed for the weekend. It's a cabin-like experience with wonderful amenities. The bed was so comfortable and the Brooklinen sheets and towels were luxurious. Melissa was lovely to talk to and Colin, the bartender in the tavern, was very helpful with local tips. The common room with the fireplace was so warm and inviting - we parked in there the two nights we were there. It was a relaxing getaway from the city. Disclaimer to people who need to be connected to the outside world while here: service is very spotty as is wifi. We relished the chance to disconnect though. We will definitely be back again!

    The cabin is located on a dirt road on our farm, and can accommodate two guests adventurous enough for "camping." This one-room cabin has two twin beds, a chair and ottoman, solar powered lights, a wood stove, mini-kitchen with a gas range and kitchen sink, an open-air outdoor shower, and an old-fashioned outhouse. Please note: No bathroom! The kitchen sink and outdoor shower runs cold, spring-fed water May-Oct. only. We have a 5-gallon dispenser for drinking water!
    Pleasant Valley Farm consists of 182 acres of rolling hills, woods, and pasture to hike, explore, and enjoy the great outdoors. The cabin has a spacious covered deck and a cantilever dock that extends out over the water. You can literally run out the front door and jump into the pond. The pond is perfect for swimming, boating, and fishing. There is a Weber gas grill for outdoor cooking and a fire pit for old-fashioned campfires. This place is private with an awesome view of the valley!

  • Nancy's cabin is a wonderful place to see the fall foliage! It's the perfect fall getaway! Fantastic wood burning stove and large fire pit. We rent this cabin often and love coming back! The views are spectacular! It's so much fun feeding the fish, building a fire, and gazing at the stars. We love that the cabin is on a working farm. It's a very special place and experience. You see cows grazing in the distance, bales of hay, beautiful corn fields, and lovely barns. The land and views are absolutely gorgeous! The cabin has so many special touches board games, very comfortable and warm linens, great grille and stove, and a really cool porch. It's THE perfect Catskills cabin for so many reasons!   • Nancy’s cabin was my first ever Airbnb stay and if all the places/hosts are like her, well I’m totally sold :) The place is in one word “magical” this hidden gem has everything you need for a wonderful and lovely getaway or retreat, it’s charming, it’s quiet, it’s romantic, it’s fun, it’s surrounded by nature, and you’ll always something to do there while it’s chilling, canoeing, hiking, swimming, cooking, playing board games, drinking wine and eating s’mores by the bonfire, antiquing downtown Callicoon. you’ll never get bored.   • The location of the farmhouse is absolutely spectacular! the view is stunning. We arrived late at night so when the sun was rising, I woke up and chose to go outside instead! The pond is lovely (and surprisingly deep!) and there are all kinds of floats and devices/activities provided for anything swim related. Was my first time staying somewhere with an outhouse and it was so much better than I had imagined! We will be returning!

    My place is close to Bethel Woods, Skinners Falls, the Delaware River, kayaking, tubing, horseback riding, hunting, fishing, hiking and more. You’ll love my place because of the relaxing, quiet atmosphere with starry nights. Yet, it's close to activities, farmers markets, antique shops and it's on the same road as the concerts at Bethel Woods. It has amenities for the modern guest, we'd love to have you! Families (with kids) and small dogs are welcome :)
    It's a small 2 bedroom cottage with a kitchen and bath. Two queen beds are in the master and there is a twin daybed with another twin that pulls out in the 2nd bedroom. The bathroom is a shower only. (No tub). The kitchen has a full size refrigerator and stovetop. The microwave has a convection oven and toaster option.
    We're about 10 minutes from the Delaware River (at Skinners Falls) and 10 minutes to Bethel Woods. Great concerts all summer, check out the schedule in our pics. There is an alpaca farm and a Christmas tree farm nearby. There are lots of dairy farms, farmer's markets and antique shops in the area. The cottage is about a 15 minute drive to Villa Roma which has seasonal skiing. So there are a lot of things to do if a peaceful getaway is too slow for you!

  • Wow! What a great cozy home! Just like the pictures! We really enjoyed our stay. The house is located central to some cool local attractions! We finally stumbled onto the Stage location of the 1969 Woodstock festival! About 6.5 away! Fort Delaware was also cool and most of all the beautiful mountain scenery! Our pup was most grateful the warm fireplace! Quiet home with some neighbors in the good distance so we didn’t feel lonely. The kitchen is equipped with all the necessary amenities. Peck’s market is a 10 minute drive away and the staff very friendly! This is a perfect getaway for a small family who is looking to relax and disconnect from the hustle and bustle!     Tucked far away from the city, this cabin is a rustic escape from anything hectic. Build a fire, wake up to birds chirping, float on the river, take a hike, write a book, thank us in your dedication. This place has everything you need to leave the city and get back to simple pleasures like spotting deer, roasting marshmallows and yelling at porcupines.
    The cabin is a cute little space, cozy and clean, but still down to earth with a camp feel. It’s great for a few days of quiet, some sun bathing, fishing, relaxing. The grounds are rustic. There is wildlife in the form of wild turkeys, white tail deer, trout, and that awful porcupine (he only visits late at night to chew on wood.) The spot is about a 10 minute drive from the lovely town of Roscoe. Roscoe has a brewery, a distillery and lots of great fishing spots. The Orvis store has free fishing lessons every weekend! It’s a 5 minute drive to the Red Rose Motel, a great spot for weekend cocktails and food.
    The neighborhood is all weekend houses that are seldom in use. You will rarely see a neighbor. Roscoe is a cute town with lots of fishing and a great brewery.

A Space For Your Soul is a rural farm house on a hilltop in Catskill State Park with over 20 acres of private land, half of which is woods and the other half meadow, along with two small ponds.   • The Off the Grid Cabin at Cynthia's place in the Catskill's is surrounded by natural beauty. It provides peace, comfort a hint of rusticity without truly roughing-it. The wood stove effectively warms the cabin so that rising from the clean comfortable bed to heat coffee and cereal on the stove outdoors is a sensory scene change that is no less pleasurable. It's a clean, comfortable, peaceful place. Cynthia is a generous and experienced host who is able to provide information about local interests including a locally treasured bakery, coffee shops, farmers markets, and more. During our stay, we visited the Bethel Woods Center for the Arts ( the Woodstock Museum), which is only 35 minutes from Cynthia's. It's was well worth the side trip! I'd recommend a stay at Cynthia's to anyone who appreciates tuning-in to the natural beauty of the Catskill region.
