Our small above-garage guesthouse on the New York-Vermont border is a retreat from busy life. The open floor plan, airy apartment has windows on all sides & overlooks woods & meadow. The guesthouse is ideal for those looking to get away from electronics and the internet (note: no Wifi), and hike and bike the area’s trails, and/or paddle the Battenkill River and area lakes. Or just sit on the deck with a book and cup of tea or glass of wine. Pets are welcome (we do charge a small fee for pets)!

This wonderful colonial home offers wide open space on 21 acres of rolling fields with paths leading to the Green River. In the summer build your own dam or in the winter cross country ski along the edges of the stream and get a full view of the West Arlington valley. Swearing Hill is located within a mile of an old country store for all types of immediate supplies. The town of Arlington is 5 miles away, and Manchester, Vt. Is 14 miles, offering golfing, shopping, and wonderful restaurants.

Located on the west side of the lake off a quiet private drive with almost 100ft of lake frontage, there are few spots with a better view. Watch the sun rise each morning from either our private decks. Explore the lake by canoe or kayak; both available for our guests. Five bedrooms, wood stoves, ample living space, and a cheery sun room with gorgeous views make this house one of a kind. Our backyard features an in-ground, heated, salt water swimming pool (open May to mid-Oct), fire pit (open year-round), large outdoor dining table, gas grill, and a deck with lounge seating and jacuzzi (open year-round). Parties and events are not allowed.

Enjoy this beautiful lake front property! Perfect for Ice Fishing (it’s heated!!!) or a Spring/Summer Retreat!! Awesome fishing, kayaking, and swimming!! 30 minutes from downtown Saratoga and Lake George. No parties please!!! Charcoal Filtration System was added. Water occasionally has a sulfur smell but is safe to drink. Unfortunately this is just part of lake life.
