It's 15 minutes away (bus) from the historical centre and has two malls right next to it, one is 1 minute away and the other (Forum Madeira) is just 5 mins away.

It has all the amenities of home, except parking (there is free parking on the street, subject to the contingencies of a city) , with a pleasant outdoor patio where you can enjoy your meals al fresco.
