It's very rare to get a self contained flat with an exclusive front & back garden in the heart of the historic New Town. This property is on two levels. Great for families with children who can have freedom in the exclusive, enclosed back garden. Also great for some Al Fresco dining when the weather is good. The flat is in the boho district of Stockbridge. Walk to boutiques, galleries, cafes, pubs, and restaurants. There are lovely historical walks around Dean Village and the Waters of Leith. There is a bus stop on the corner and constant taxis passing by. 5/10 mins walk to the tram which takes you direct to the airport, and approx 10/15 mins walk to Waverley Train Station. Because this is a Conservation Area, Category A listed property, original features like the Georgian single glazed windows are standard. The flat is in one of the best streets in Edinburgh, Royal Circus. On the edge of the boho district of Stockbridge. Walk to boutiques, galleries, cafes, pubs, and restaurants. There are lovely historical walks around Dean Village and the Waters of Leith. Nearby Inverleith Park has plenty of green space.

Historic Georgian Flat with Community Garden

It's filled with light and spacious for a one bedroom apartment. It's filled with fun things that I have collected over the years, so it comes with bags of my personality! It's quiet - especially the bedroom which is located at the rear. I like cooking, so the kitchen is well-equipped. Bring your tunes - there is a nice Sony bluetooth speaker to connect with! Access all areas - I keep the cellar and a filing cabinet in the bedroom locked for my own bits and pieces though. On arrival, I prefer to meet my guests in person to get you settled and share my local recommendations that fit with your plans and timing. New Town is a UNESCO World Heritage Site and carefully protected from new development. It supports a lovely mix of residential property and boutique retailing, including tons of coffee shops, private galleries, restaurants, and interior design shops. Bus stop round the corner and tram stop 5 minutes away at St Andrews Square. 10 minutes walk to the main railway station, Edinburgh Castle and the very heart of Edinburgh. Taxi rank 5 minutes walk down Dundas Street and taxis usually available on the street too. Please note my TV works via the internet so you can view BBC iPlayer/Netflix/Amazon content only. The bed is a standard double i.e. 4 feet 6 inches wide and 6 feet 3 inches long (137 x 190 cm). The bed will be made up ready for your arrival including 4 feather pillows, a duvet and a warm throw. An allergy free pillow and a hot water bottle can be found in the chest of drawers. I supply two large towels, a hand towel, a dish towel and a bath mat for each booking.

Sleeping anywhere from 4 up to 8 guests it is ideally situated in a beautiful & peaceful rural setting on Banchory Farm, just 40 minutes from Edinburgh. There is a large contained garden. It has spectacular views over the fields to the ocean so you can truly relax. However, for those who love to explore, it’s ideally located close to some of Scotland’s most iconic towns like St Andrews, Elie or Gleneagles, all just 40 minutes away.
