Delightful Georgian Pied-à-Terre in Central New Town

Diligently owner-managed and lying off a private courtyard, this delightful city-centre main-door flat is spacious, bright and sunny. Descend a stone stairway, and once inside everything is geared to your comfort, enjoyment and wellbeing, helped by us being Edinburgh locals who can step in and assist should the need arise. A sense of scale and serenity pervades the softly lit interior, where lovingly decorated rooms effortlessly blend every modern convenience with authenticity and traditional finishes. The updated kitchen and bathroom combine to offer all the comfort and features of home. BEDROOM Warmly lit by a floor-standing lamp, supplemented by reading lights within easy reach over the lovely Kingsize (5ft/152cm) bed. A huge built-in wardrobe with three mirrored doors provides great storage & hanging space, and the room is a short hop from the bathroom. BATHROOM The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture. SITTING ROOM The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters. KITCHEN Clean & modern with wooden worktops and light flooding in through two sash windows, which open and link to the courtyard. Masses of drawers/cupboards and fully equipped - gas hob, electric fan-oven, microwave, dishwasher, fridge with freezer compartment. UTILITY ROOM A modern automatic washer/dryer operates quietly behind a closed door off the main living room. This walk-in area also provides a wealth of storage and worktop space for associated items. PRIVATE COURTYARD The private basement courtyard enjoys the morning sun and comes equipped with a table and two chairs. It isn't naturally overlooked, but the three sash windows from the flat itself open wide onto it, meaning that those inside aren't isolated from those inside. The street above is inherently quiet meaning that this idyllic undisturbed space is a huge asset to the property and will enhance summer visits. Perfect for al-fresco breakfasting or evening drinks. ARRIVAL On your arrival the property will be set up with fresh bed linen, towels and dish towels. You can wash & dry anything easily anytime, but for longer stays extra linen can easily be provided by prior arrangement. ACCESSIBILITY Sadly the age of the property and the basement location mean that access will be unsuitable for some. These factors are regrettable, but are outside the scope of any adaption we could do. Being owner managed you'll be dealing with us, not a Property Manager, and you'll find the passion and energy we've put into our home will reflect the effort put into ensuring your enjoyment. My flat is on the ground floor . Lovely restaurants and coffee shops very close by . Waitrose is a 5/10 minute walk and there is a Scotmid and small Sainsbury's in opposite direction again no more than 5/10 minute walk . Local delicatessens and beautiful cheese shops very close by. Beautiful Royal Botanic Gardens very close by . Modern art galleries 10/15 min walk which both have lovely coffee shop/ restaurants . Guests will have full access to the entire property and small patio area outside patio doors in flat . Great for coffee or glass of wine of which both are supplied. I will meet you at the flat to show you found and give you keys and my mobile no . I live about 15 minutes from flat . I'm available by text or mobile The apartment is set in trendy Stockbridge. There are many restaurants, coffee shops, delicatessens, and bars close by, and it's also near the Royal Botanical Gardens. Within walking distance are two modern art galleries, both with nice cafes. There is a bus stop less than 50m away from the entrance to the property giving direct access to the city. From there guests will have access to the trams and train stations taking them wherever they wish. Please let me know in advance if you would like to use sofa bed

Beautifully furnished one-bedroom guest suite in a central, but quiet, location and within walking distance of most tourist attractions - also a good bus service is nearby. The guest suite is a real home from home - comfortable for up to three people. It is part of my home but is a private space. As I live in the same building, I am available if you need help or advice. PARKING: you MUST let me know if you plan to bring a car BEFORE booking. The available parking won't suit everyone.

Warm, cosy and comfortable, our main door home is the perfect city centre base located in the New Town of Edinburgh, a world Heritage Site. The flat is accessed via the original, fifteen external stone steps from the pavement via a secure and lockable cast iron gate. Our flat was the original kitchen in the house and we have exposed the original fireplaces, originally used for cooking and laundry.
