This is a lovely and welcoming apartment with a patio in the center of Florence, 2 + 2 beds, and is newly renovated. It is located on the ground floor (no stairs) of a characteristic building in the district of Santa Croce, in the heart of the historic center. It was renovated by the owner, an architect with twenty years of experience, who wanted to preserve and enhance the features and characteristics typical of an ancient Florentine house: wooden beams, antique portico with stone column and brick arches. It consists of an entrance hall, a living room with dining area and relaxation area, a sofa bed, a sleeping area with a French double bed and separated by curtains, a private courtyard with a fountain, and a bathroom with a shower. The apartment gets great sunlight and is very quiet because it overlooks the private courtyard. It is warm in winter and cool in summer and equipped with every comfort: independent heating, air conditioning, free wifi internet access, books, magazines, tourist guides in Italian, English, French, German, and maps. There is a fully equipped kitchen, including coffee, oil, salt, sugar, and a large selection of teas. Dishwasher and washing machine. Because the apartment is located in the heart of Florence where only Florentine residents are permitted to park, it is necessary to leave your car in one of the parking garages near the apartment (fee €. 20-25/day). You can easily walk to every place of artistic and cultural interest. If you arrive by train, you can walk or reach me directly by bus. If you arrive by plane you can take a taxi directly to my front door. This district is the most charming of the city and the street is quiet and peaceful. Whole apartment is air-conditioned and, on top of that, each of the two bedrooms have a separate heating/air-conditioning system. Bedroom 1: one double bed or two single beds - arranged according to your preference Bedroom 2: one double bed Both bathrooms have walk-in spacious showers. You can prepare a delicious meal in the fully-equipped kitchen and enjoy it in the dining room with your family or friends. In the living room, you can enjoy the time with each other or watch some TV on a 55" screen. Our guests will have access to the entire apartment. Together with my wife we set up a chat with our guests (via WhatsApp/Messanger) to be able to serve you 24/7 with suggestions, help and recommendations. Our preferred language is English but we can also communicate in Italian, French, Polish and Spanish. The apartment is located in the city center of La Spezia right by the pedestrian zone and train station. There are plenty of great restaurants, bars, cafes, and shops a stone's throw away. We are happy to find a best solution in terms of parking if you come by car. But then you can forget the car and use your feet or public transport to reach anywhere you need. Train station -> 3 mins walking distance Pedestrian zone -> 2 mins walking distance Marina with ferries -> 10 mins walking distance Bus stop -> 1 min walking distance We would also like to inform you that authorities require all the guests to pay the local tax at 2.5 euro/person/night (>16years) for max 5 consecutive nights of stay. This amount shall be paid in cash at the check in. Moreover, we need to communicate to the local Police office the guest register and we would need some information from all our guest to fullfill this legal requirement.

Welcome communication via Airbnb chat, email, phone, text, WhatsApp The Via de' Conti area is very elegant and with excellent shops, restaurants, spas and trendy bars. It is located in the heart of downtown Florence: the Duomo and the train station are within walking distance. From Via dei Conti it is very easy to walk to any of the city's major attractions such as the Duomo, Uffizi, Ponte Vecchio. But also Fortezza and other destinations are easy to reach, even with bags. Fast trains are a 5-minute walk from the apartment. Many guests find it amazing to have a day trip to Rome, Venice or Milan from this location. Taxi service and buses / trams are also available just around the corner
