Exclusive use modern barn with stunning views

The barn is exclusive use with own self check in entry. It is an ideal location for the fresh air of the South Downs National Park, country walks, pubs and coastal visits. Alternatively, drive 20 minutes either way to Brighton or Eastbourne for the arts, nightlife or restaurant scenes. This accommodation provides a warm and comfortable welcome providing peace and quiet within a village environment. We are situated near the South Downs which is accessible by bike or car, only a 3 mile drive/ride in country lanes. The opera house Glyndebourne is a short distance, as is Charleston farmhouse, the country home of the Bloomsbury set. Ideally situated for the best of East Sussex. We have a private drive for you to park and separate access to the barn, to allow privacy. There is an area of garden and terrace available for you to enjoy the views. All the accommodation is on one level and assistance to terrace from the garden for wheelchairs will be made available if required. We live in the house north of the barn and will be mostly available to help with local knowledge of trips, attractions and restaurant recommendations. Our local inn The Yew Tree is most welcoming and offers our local ale "Harveys" as well as many of the local artisan brews such as Longman. The house is a three-minute walk from the village store offering homemade foods and local produce, as well as a cafe. The beaches at Seaford and Newhaven are a 15-minute drive away. There are wonderful village pubs all within striking distance. Berwick station is only 2.5 miles away with trains going to London, Gatwick, Brighton and Eastbourne. The airport LGW London Gatwick is a 45 minute drive away, LHR London Heathrow 1hr 15 minutes approx. The public transport is limited and we would recommend you use a taxi if you do not have a car. The barn has extensive views, including the bedroom which has a wonderful view across the gardens. The barn adjoins a large green field which is grown for meadow hay. The sunsets behind the ancient saxon burial mound known as Mount Caburn. The burning sky sunsets are the best!

In spring, the woods come alive with bluebells and delicate flowers, creating enchanting mornings and nature-filled days. In summer, bask in long golden evenings; in autumn, watch the leaves turn rich shades over the lake. Ideal for couples seeking peace, nature, and comfort.

The Garden Apartment

This beautiful and private garden flat is situated in a quite close in the Withdean area of Brighton, it is a private and self contained apartment. It has parking and an EV charge point. It’s a short walk to Preston park and Preston Park station and is on a main bus route into Brighton with buses 5 and 5a running every 10 minutes. Please be aware, we are not central Brighton. It has its own entrance through to the garden, down 2 sets of steps with handrails and lights to the secluded apartment.

Rural RetreatQuiet and isolated

Situated in the shadow of the South Downs National Park on a small rural road with hardly any neighbours our charming cottage is a great place from which to explore the unspoiled open countryside and its many footpaths around us. The nearest street light is two miles away. Owls, deer and the occasional nightingale are the only sounds in the middle of the night The cottage décor is fresh and modern with plenty of parking and a small decking area. The shepherd's hut is located in a private and peaceful spot on our smallholding, on the outskirts of the South Downs National Park. The hut has great amenities and is heated. It has great access to footpaths and local shops and pubs. We are fortunate enough to have some wonderful wildlife here, including deer, birds of prey and woodpeckers. As well as our rare breed sheep and pigs. Issy is a land agent and Geoff is a tree surgeon, so we have a keen interest in nature and the environment.

Unwind in the rooftop Hot Tub after a day of wandering the Bluebell Woods, playing Crazy Golf on site, exploring the nearby Ashdown Forest or the local Vineyard for Wine Tasting or enjoying the onsite Ice Cream parlour. The bus boasts a super comfy double bed downstairs and European sized bunks up top! Heating upstairs & Down, as well as heated blankets to keep it nice and cozy in the colder months! Also you are within easy driving distance of Ashdown Forest, the South Downs the coast, the Bluebell Railway and several National Trust properties. Buxted train station, offers easy access for shopping in the local town and is a direct line to London.

The Tin Cabin

"The Tin Cabin" is a beautiful space set in a peaceful location nestled at the foot of the South Downs, in the quiet Hamlet of Swanborough. It was lovingly built from scratch in the garden of our farmhouse in 2020. It provides the perfect spot to rest and relax after a day exploring the historic county town of Lewes (just a 10 minute drive away) or walking/cycling the South Downs Way. The Juggs, a traditional local pub is in the neighbouring village of Kingston, just a 15 minute walk.

Pine tree woodland retreat

This architect designed self contained studio retreat is surrounded by pine trees and positioned in a secluded side annex to our main family house. The area is surrounded by walking paths and quiet country lanes. It is a newly renovated open-plan space with en-suite shower room and private balcony, tree-top views and direct access to a yoga deck. By arrangement guests may have exclusive use of the heated pool and infra-red sauna which is situated at the rear of the main house.
