Seasonal and last-minute settings help you adjust pricing to attract bookings.

Fine-tuning your pricing and availability can help you attract bookings and earn more. These new settings let you vary prices by season, fill last-minute gaps in your calendar and consider booking requests beyond your availability window.

Seasonal price settings

Starting in July, you’ll be able to set seasonal prices, as shown in this illustration of the tool.

Adjusting pricing for high and low seasons can help you stay competitive. We’ll analyse demand in your area and suggest seasonal prices that can help increase your bookings and earnings. Here’s what’s rolling out starting in July.

  • Pricing over the year: Vary your base price by month to respond to seasonal changes in demand.
  • Weekend adjustment: Change your weekend prices by a set percent, like +15%, to easily update across seasons.

Our suggested prices are based on demand for similar listings in your area and factors like your listing’s location and amenities. You can always compare the prices of similar listings nearby on a map and edit our suggested prices before making any updates.

Last-minute settings

Adjust last-minute discounts gradually using or editing our suggestions.

You can adjust last-minute availability and pricing to stay competitive as unbooked nights approach. We’ll suggest ways to help your listing appear in more search results and boost bookings. Here’s what’s rolling out starting in August.

  • Last-minute minimum nights: Allow shorter stays for unbooked nights within 2 weeks of check-in.
  • Last-minute discounts: Gradually increase your last-minute discounts for guests booking 8–14, 2–7 and 0–1 days before arrival.

You can apply the minimum nights and discounts we suggest or choose your own.

Extended availability

Extend your availability by allowing guests to request to book beyond your window.

If you use Instant Book, you can now review reservation requests beyond your availability window. This can help you earn more by manually accepting bookings further out.

  • Extended availability: Guests can find listings in search results for dates beyond the availability window and send booking requests for you to review within 24 hours.
  • Booking settings: Keep your Instant Book settings the same so that guests can still book your place immediately on dates within your availability window.

You can opt out of extended availability anytime by updating your availability settings.
