Holiday rentals with a patio in Riviera Maya

Gaby’s place was great. The amenities were outstanding, the staff was nice, and Gaby was extremely responsive to all my questions. The place is about a 5-7 minute walk from the private beach which is breathtaking. La Amada has its own reserved spot on the beach which is great for swimming and lounging. The rooftop pool was one of my favorite spots to sit and swim. I would definitely recommend Gaby’s place and stay here again!

Things to note: The bed is not very comfortable The unit is right off the road, there is an extra door to lower volume from the street but you can still hear motorcycles drive by. Bring your own towels and an extra pillow if you can. Bring trash bags and anything you need to eat food. If there is any lightning the power will go out which in turn will make the water go out as well, as water is pumped by electricity. We were out of power and water the first night for about 8 hours which wasn’t too bad. Adora employees are very friendly and the place is beautiful to stay at, you would think the restaurant would be expensive and bad but it was the opposite. The quesadilla was wonderful and the guac was over flowing. Drinks are also about half the price you would pay in town. The location is good because it’s in the middle of hotel zone and downtown. The hosts always respond right away which is good. Overall we enjoyed our stay at Adora!

Ryan’s place was wonderful! The apartment looked just like the photos and was so beautiful and spacious! Having two balconies was wonderful, especially with a hot tub on the bedroom balcony! The rooftop was rarely busy and if on the off chance it was, there are 6 pools total to choose from along with a rooftop bar and sports bar to entertain yourselves! There was also a game room on the roof you could sign up to use at front desk which we used for playing pool and the room has couches, tv and kitchen for your own private use!! Overall the communication with Ryan, the location of the apartment and the actual apartment were absolutely perfect! We will definitely be back again! Thanks Ryan!

This apartment is beautiful. The front two rooms have amazing views of the ocean and are very comfortable. We are a family of 5 and the space accommodates us beautifully. The two teenagers squealed when they saw their room with two queen beds and what felt like an additional room just for the walk in closet and bathroom space. Juliana was the most perfect host, quick to communicate and very very helpful. Access to the beach was close and easy, the pool area is HUGE and the restaurants on site made food options easy. The local shops and restaurants are a quick taxi ride, which Juliana assisted us with. There’s also a Spa onsite which was a surprise. The services are very reasonably Priced and while we went to the spa itself I do believe there is an option for them to come to the unit. One of the best Airbnb experiences I’ve had.

Gem! From the moment we arrived, we knew we had found something special. This Airbnb exceeded all expectations! The home was spotless, beautifully decorated, and had every amenity we could possibly need for a relaxing getaway. But the true highlight? The swimming pool. The pool area felt like a private oasis — crystal clear water, comfortable lounge chairs, and just the right mix of sun and shade. We spent our mornings enjoying coffee by the water and our evenings watching the sunset poolside with a glass of wine. It was peaceful, serene, and incredibly rejuvenating. Our host was just as wonderful as the home — responsive, thoughtful, and full of helpful local recommendations that made our trip even better. If you’re looking for a place to unwind, recharge, and truly escape, this is it. We’re already planning our next trip back. Don’t hesitate — book it!

The place was beautiful and looked just like the pictures! The area is remote and on a dirt road approx 15-20 minutes from Tulum City which we were aware of! We enjoyed the peace and quiet. They have "door man" if you will in the building at all times for any building assistance. Jessy was very responsive!

Lori and Mark went above and beyond what is expected from AirBnB hosts, giving tons of recommendations and local tips and even helping with arranging transportation for my friends and me. They were SUPER responsive and friendly! The most gracious hosts I think I’ve ever had.

This was my second time staying at Ipana condos and Andres’s penthouse was exactly what we were looking for this time! Everything looked just like the pictures listed. We loved having the covered patio on the main floor to relax outside, especially during the stormy weather - do keep in mind that you are quite close to your neighbours across and can see right into their units and vice versa, but we didn’t mind that. We spent most of our time on the open terrace on the top floor and really enjoyed having our own little jacuzzi. It does take time to fill up as the water pressure is very weak in the tub (fine in the shower) but it was well worth the wait. The water temperature isn’t cold but not hot either! (shower gets hot) We had some small requests like extra hand towels and garbage bags and Andres was prompt to provide them the following day. The location is perfect to walk to any restaurant or cafe and the beach. There is also a huge super market around the corner, which is helpful.

Jess’s place was everything we imagined and more. Beautiful gem well worth the price plus, very responsive and helpful hosts.

Erik’s house was very spacious just as described! Erik was very attentive and always responded right away! My children enjoyed the pool during our stay! No problems during our stay!

We had a magical week at Adolfo’s place with our family of 5 adults and 2 kids. The location is spectacular and the kids loved being able to play on the beach and jump in the pool. Early risers will love the sunrise view from the beach. The location itself is an amazing jumping off point to enjoy Akumal (great taco spots in town!), Tulum, and local cenotes and eco parks. We were a bit anxious about not having AC in the main living area but the breeze was beautiful and it allowed us to really embrace indoor/outdoor living. The caretaking staff are wonderful and very helpful - they helped us arrange for massages at the house and kept the property meticulously clean. We also took advantage of Chef Carlos’s services and are so happy we did. The house itself is very comfortable. Showing its age in places but we appreciated it being un-fussy - especially with young kids. The kitchen is well-appointed with dishes but you’ll need to bring your own basic cooking supplies.

5 Stars – A Lux Oasis in the Heart of Tulum! Our stay at this stunning villa was nothing short of perfection. The home is spacious, beautifully designed & exactly as pictured—if not better. Each of the 4 bedrooms is a private retreat w/ plush bedding and modern decor, making it perfect for groups or families. The highlight was definitely the private pool—clean, serene & surrounded by lush greenery that made every swim feel like a secluded escape. The open-concept living area & fully equipped kitchen made relaxing & cooking at home effortless. We loved the indoor-outdoor flow, w/ sliding glass doors that open to the patio & pool area. The location was ideal—a quick drive or bike ride to the beach, restaurants & downtown Tulum, yet peaceful enough to enjoy quiet mornings w/ coffee by the pool. WiFi was strong (important for us to work remotely) & the house stayed cool thanks to excellent A/C in every room. Communication with the host was fast and helpful. We can't wait to come back!!

The very best Airb&b experience to date! Tanya greeted me to a extremely clean place, we'll thought out, safe and private place. I loved the authentic Spanish kitchen and modest bathroom. And how thoughtful of her to provide everything you need to nourish yourself upon arrival and longer. The place is located within walking distance of Super Aki and other stores.Super Aki is a frequent meeting spot for many excursions. I would definitely recommend this spot.

The house is beautiful and just as described. Alex met us in person when we arrived and showed us around. He was responsive throughout our visit when we had questions, and prepared delicious food for the meals we had prearranged, plus a gorgeous fresh ceviche. Alex also connected us with a captain in Punta Allen for a really wonderful half-day outing with crocodile, manatee, sea turtle, and dolphin sightings plus lots of birds, fish, a little snorkeling. The road to Tulum is in better condition than we expected. The seaweed was as noted in the booking, but the nearby beach is an easy trip and beautiful. We had a great, relaxing week. Thank you!

I absolutely loved the Airbnb and the hosts! I would definitely rebook every time I visit Tulum. The water pressure was a bit low and slightly salty, but I understand that’s expected when staying in a jungle environment. The hosts were super attentive, especially when it came to helping with transportation, reservations, and recommendations. The maintenance team was also amazing—quick, friendly, and efficient. Highly recommend!

Beautiful, clean, and comfortable condo interior, furnishings, lobby, etc. Safe and secure gated parking with friendly guards. Ocean views from the private balcony. Kitchen had all nice appliances, cookware, dishes, etc, plus various coffee makers, incl a French Press. Bathroom and shower were modern and clean. Bed was big and comfortable, with a bunch of pillows and extra blankets if needed. Both TV's worked great, incl. streaming apps. The host, Jeffrey, and his local property manager, Cristian were both super friendly, helpful, and were active with communication. All questions were answered promptly and made our stay anxiety-free! One block walk to the beach. Within a few blocks of EVERYthing needed, ped mall with gift shops, upscale and mid-level restaurants of all types, pharmacies, currency exchange, and many convenience stores/bodegas. Big grocery store and Walmart were within 2miles. We would absolutely book Jeffrey's condo next time we come to Playa del Carmen!!

Super nice accommodation with a private jacuzzi, the penthouse is like the photos. The street was under construction and we did not have access to the parking lot. The host refunded us the amount we paid to park. This was greatly appreciated, even if it was beyond his control. The host was very responsive and responded quickly. I highly recommend!!!

Amazing price for a condo that has all you need. Rooftop pool is very nice and great for when the beaches are filled with seaweed. Stefano was very quick to respond to any questions and made the check in/check out very simple. Only thing to take note is that you’re right on the main street, so expect some loud music to be played at night.

I was amazed by how good the location was. Literally, a 2-min walk to the beach and surrounded by so many restaurants! It’s also super close to 5ta Ave, where there are a lot more restaurants and boutique shops. Host and team, including the referred taxi driver (Alejandro), were super great, timely, and responsive. The condo itself is clean and cozy— definitely a spot I’d recommend and/or come back to!

Five star stay! From the welcome guide provided at booking to the communication throughout our trip this was the best Airbnb experience we’ve had to date. The Airbnb was exactly as described and the perfect location to enjoy Playa to the fullest. Can’t say enough good things. 10/10 wouldn’t stay anywhere else when visiting again!
