You’ll love my place because of the wonderful views across open countryside, the spiral staircase and the tree growing through the balcony. It's as close as you can get to a treehouse with all the comforts of home. My place is good for couples, solo adventurers, and business travelers.
Gorgeously romantic detached annex with stunning views across an area of outstanding natural beauty. Generously proportioned studio room with French doors to large private balcony with large tree growing through it. Spiral staircase to downstairs kitchenette and shower room. Access to beautiful shared garden which backs onto open fields. Sleeps 2 very comfortably. Self catering. It's on a tiny little lane with trees meeting over the road in places. There are lots of public footpaths including one that goes through next door's land and down through fields to the woods. Treetops is an ideal retreat or lovenest - it's wonderful space for getting away from it all and right into the countryside; to relax and enjoy the beauty of nature; to heal, create music or art or to study. It's very much a cosy country property rather than a stylish hotel setting but it's nicely and very comfortably furnished in rustic style. Horses clop along the lane outside and birdsong fills the air. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at weekends. There's a deck with a shared hot tub and a patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Treetops has undergone major renovations recently, including a new balcony made of local Sussex oak by local craftsmen in the traditional Sussex style. The bathroom now has a new white suite with much bigger shower and a heated towel rail. Upstairs it has new carpet, curtains, rug, cushions, TV, mattress, pillows, linen, blinds, a power socket with USB points, a little dressing table with a mirror and hairdryer and a more romantic light above the bed. The kitchen has new quarry tiles on the floor, new worktops, sink, an integrated oven and glass hob and the washing machine, which has only been used 3 times in as many years, has been replaced with a dishwasher, which will hopefully get more use and make guests feel properly off-duty and relaxed! Speaking of additions to the garden to help people relax, the new hot tub spa is a wonderful place to wind down and de-stress. It's on a deck in the middle of the garden overlooking the fields and hills beyond for miles and it really is blissful. However, having read the instructions it's not suitable for children under 8 (for safety and hygiene reasons) and two new Shepherd Huts (Meadowsweet and Heartsease) have been built at the bottom of the garden for couples. To avoid disappointing people, especially children, and to ensure the shared facilities are not over-populated, the maximum number of guests allowed in Treetops is now 2 and they need to be adults. If you would like to book for a larger group of adults it is now possible to book Treetops, Heartsease and Meadowsweet at the same time. The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child. Reiki treatments can be arranged during your visit and other therapists can visit to offer Aromatherapy massage and Reflexology sessions. (Please note that prior notice is needed and that sometimes staff are not available due to other commitments). Although smoking is not allowed inside, it is permitted on the balcony.
Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, pottery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.

  • Idyllic getaway in a properly cosy barn conversion. The VHS player and selection of videos was a nice touch! The hot tub lovely on a freezing evening. The peace and quiet. Kitchen has all the equipment you need and you'll spend longer than you need to in the lovely shower. Just don't tell anyone cos we want to book again!

  • We had a lovely time staying here!! Despite storm Dennis making an appearance we still made the most of our time. Sam was an extremely helpful host and we didn’t feel like anything was too much trouble. We really enjoyed all the VHS tapes which kept us entertained during the storm and the hot tub was an added bonus! We are home feeling very relaxed (the bed is incredibly comfy) and would definitely stay again!

  • My boyfriend and I recently stayed at Treetops as a weekend getaway from the city and it was absolutely perfect. Sam was a lovely host, the space is beautiful and cosy. The place is a short walk to the village, and a short drive to other great local visits (long country walks, castles and lots of pubs). We especially enjoyed the hot tub to relax after a long walk! Highly recommend booking to stay with Sam :)

    This elegant self-contained Edwardian wing of the main house is particularly suitable for families. It features a large fireplace with wood-burning stove, large comfortable sofas and a private garden. The accommodation includes a double bedroom featuring 2 beds together which can be pulled apart, a double let-down bed in a corner of the large living room and 2 single divans to one side of the dining area. Perfectly situated for events at Charleston, Glyndebourne, Firle, Lewes & Eastbourne, as well as the Seven Sisters, the Downs & the sea. All linen, towels and cleaning are included.
    Pekes Wing is part of our 'Distinctly Different' Pekes private estate, centred on its ancient Tudor Manor House, and including other picturesque buildings like the old double-Oast House. Guests in the Wing can enjoy facilities such as the heated indoor Swimming Pool and Tennis Court, and stroll around and enjoy the extensive gardens and parkland. The Pekes estate, well away from any road, is set deeply into the very quiet and peaceful Sussex Weald farm lands (organic - no sprays), and has beautiful views across ancient unspoiled countryside. Beyond that there is the stunning coastline, the seaside towns, historic places like Battle and great houses and gardens. For children there are two nearby exciting adventure venues, as well as farms to visit, etc. East Sussex has great charm, and Pekes is very much part of that. The Wing adjoins but is separate from the Manor house; if both houses are taken the connecting door can be opened. It is very peaceful and snug, and has a charming 'column garden' to sit out in.
    The immediate neighborhood of Pekes is the Sussex Weald with its numerous footpaths and lanes running through ancient farmland and many little woods. Just a few miles away is the South Downs National Park, incorporating the stunning Seven Sisters chalk cliffs, wonderful sheep-grazed downland, lovely natural beaches, charming villages and some lovely houses - all of which has inspired artists and writers for nearly 200 years. The seaside towns of Eastbourne and Brighton are not far off, and it's a short drive to historic Battle, and the fateful events of 1066.

The setting is what makes the stay so enjoyable. Rolling fields, and perfect tranquility. Our wedding guests stayed in all of the properties and loved their experiences.   • Having just returned from a weekend with a couple of girls friends in The Wing we are in awe of what a fabulous place Pekes is. The perfect place to unwind and get away from it all, leaving the stresses of family life and work behind. We loved the fabulous architecture, period furniture and artefacts that filled our home-from-home. As we sat in the hot-tub and then swam in the pool surrounded by lush foliage and mosaics we had to keep pinching ourselves to check it was real. Next time we'll be sure to make use of the sauna too. The Wing contained everything we needed for the weekend - milk was in the fridge on arrival and there were enough logs in basket to enable us to have a roaring fire on the first night. Kildare checked in on us the next morning to see if everything was alright and brought us more logs for a reasonable cost. Pekes really is a hidden gem of a place. We promise to return as soon as the opportunity arises.

  • Our family really enjoyed the week we spent in the Wing at Pekes. It was very spacious for the five of us. It was a bit cold, but we turned the heating up and the beds and duves were very warm and comfy so we weren’t cold at night at all. The kids loved the heated pool. The location was perfect for us, quick drive away from the seaside. Also we went for walks in the local area and had very nice Sunday lunch in the local pub, The Gun . We had a great holiday all together.

  • The Pekes is a gem of a place in the Sussex countryside, and the grounds are absolutely beautiful, especially the swimming pool nestled inside a magical greenhouse. We had some confusion with guests staying in the main house next door to the Wing, which wasn't great, but Kildare and his team were very responsive, and his staff even gave us a lift to the station the following morning rather than letting us book a taxi. The team was keen to know that we were comfortable and happy, and that makes us want to return.

    We have two comfortable guest rooms. Set in a semi rural location with stunning country walks on the door step. Pubs and restaurants located within a mile. Easy access to Eastbourne and Brighton.
    Bedroom 1 has 2 single beds with your own shower and sink. Tea and coffee making facilities. Bedroom 2 has a double bed with tea and coffee making facilities. Toilet is in the main bathroom which is used for our guests only. Air bed and travel cot available.
    It's a lovely place to be. We have a wonderful garden and views across the countryside. It's homely, clean and comfortable. Light breakfast is laid out for guests to help themselves.

  • This home is lovely. On maps, seems longer from Herstmonceux than it actually is, I reached the village with shops and pubs in even less than a 30 mins walk. Also, the Castle has a pedestrian entrance (I suppose accessible when events are on) only 15-20 mins walk. There is not a lot around, so it is quite and relaxing. The back garden is nice and comfy. I was away all day during my stay, Jayne is very thoughtful and respectful of people. Loved it.

  • This was our first Airbnb experience so we were alittle unsure about what to expect. As soon as we met Jayne and Andrew we knew we had made the right choice. They were warm, welcoming and friendly from the moment we met them. It was like staying with friends for a few days. Their beautiful home is situated perfectly for visiting the surrounding areas such as Eastbourne, Brighton, Hastings, Alfriston, NT Clergy house and The Seven Sisters coastal walk which is stunning. The Brewers Arms and Bulls head pubs in the village are very welcoming too with lovely food. If you like Gin then a trip to Rathfinny vine yard to purchase their Seven Sisters Gin and walk the Rathfinny pathway is also a must. If you are looking for somewhere beautiful, clean, quiet to stay then this is the place. Thank you once again Jayne and Andrew for letting us share your beautiful home. Xx

  • A lovely warm cosy annex on a working farm. The horses were our neighbours! Great weekend getaway for my husband and I. Sue was very helpful and a lovely host. The kitchenette has the essentials but no cafetière if you prefer ground coffee to instant. There is also no sharp knife or scissors. There are glasses but no wine glasses. There is also a velux window with no blind so the light comes in early which can be a lovely way to wake up but if you are sensitive to light and hoping for a lie in good to be aware of that. Overall a great escape to the country and excellent value!

    Cosy cottage with a log burner and walks right from your your doorstep. We have two village pubs, a curry restaurant, new fish and chip shop, a bakery and a fully stocked village store open early till late.     Our cottage is on two levels and is annexed to the main house.
    Little Lodge, annexed to Tudor Lodge, West End was built around 1850 and leads directly into the centre of the village. Located in a characterful street, some of the homes date back to the early 1600s, others are Victorian with a smattering of more modern housing in between. Fully equipped galley style kitchen with electric hob, oven, microwave, fridge and washing machine. Lobby behind kitchen with separate downstairs toilet and sink. Living room has a comfortable large two seater sofa, oak dining table and two dining chairs. Log burner with one full basket of logs. Upstairs is accessed via a cottage style open sided stair case to a galleried landing. Off the landing is a bathroom with shower over bath, sink and toilet. Double aspect bedroom with Beautiful French bed, wardrobe and chest of drawers. Walkers/runners/cyclists you can access many footpaths right from the front door! We are also just 10 miles from The South Downs National Park and the South down's Way. Around 5 miles to access The Weald Way and The Vanguard Way or just 2miles to connect to The 1066 country walk. Within 5 miles we have some excellent country pubs serving good food for you to explore. Central and all within a 10 mile radius we have the market town of Hailsham. Historic Battle with its Abbey, Bexhill on Sea with its iconic Art Deco De La Warr Pavilion recently updated as has Bexhill Promenade with many restaurants. Sussex county town of Lewes.
  • A really nice cottage with everything that you could need. Local maps; well appointed, clean and pretty cottage. We used the traditional local pub, walked locally and really enjoyed a visit to Herstmonceux Castle.

Anita is great host, lots of information about local walks and local amenities, it's a shame we didn't have time to go on one! The cottage is about a four minute walk away from the centre of the village, with tea room, post office, village shop, a couple of pubs and an Indian restaurant. What more could you ask for?! 😊

    We are just outside the village of Herstmonceux which has a country pub serving food. There are also two Restaurants which serve French and Indian food. We are not far from Herstmonceux Castle and Observatory and Science centre and there are plenty of National Trust properties in the locality.

  • This is the perfect place for a secluded relaxing break. We have found our winter retreat, and have already booked to come again. The lodge is immaculate, and everything has been thought of. We used the kitchen to cook a lovely meal. Nice large bath with taps in the middle, and the bed is huge. Nice walks with our dog, who also enjoyed a weekend away, and easy access to local towns and shops.

The garden was fully enclosed so he was safe with a little dog gate in the fence so we could take him out on walks - the garden backed on to fields and woods - marvelous. The verandah where you could sit and enjoy the scenery. The layout of the Lodge which had everything we needed. The gorgeous Labrador Gus who was so happy to play with our dog. The friendliness and helpfulness of the hosts Lisa and Keith. The location. We actually didn't want to leave. Go there, you won't be disappointed.

    Heartsease is one of two extra-large (6m x 2.4m) Shepherds huts retreats at the bottom of the owner's beautiful rural garden, overlooking miles of rolling countryside. There's a super-comfortable kingsize bed, a kitchenette, a seating/dining area and a luxury shower room. It feels like you're in the fields but there's no long walk with luggage and all mod cons including excellent wifi. There's a little patio with a bistro set and recliners. Access to shared garden with BBQ and hot tub.
    Tucked away down a little lane with trees meeting over the top in places, 15 minutes walk from the charming Sussex village of Herstmonceux, nestle Heartsease and her sister hut Meadowsweet. Designed to be the perfect antidote to the stress of modern urban life without sacrificing any of its creature comforts or modern connectivity, they enjoy uninterrupted views across an area of outstanding natural beauty and still have very civilized bathroom arrangements, TVs, strong wifi and reception. Horses clop down the lane and the air is filled with bird song. At night you can hear owls. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at night and weekends. There's a private patio especially for you and a deck with a shared hot tub and a much larger shared patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Newly built and finished to a high standard, the huts offer a level of comfort far beyond what might have been available to a shepherd in times gone by. Much bigger than a traditional hut, each has more than enough room for the king-size bed which has a 3000 pocket sprung mattress topped with memory foam, goose feather/down duvets and pillows, high quality linen, deliciously supersoft blankets and a sumptuous array of cushions to lounge on whilst you drink in the magnificent view. Heartsease is the furthest hut from the main house and the nearest to the fields behind the garden, which are often occupied by sheep or horses. The windows in the bed area are dual aspect and you can look out and feel like you're right in amongst the animals but actually you're a few feet the other side of the fence and a few yards from your car. There are fairy lights around the bed for night time and large bunkers with lids for your things at the end of the bed that can also be somewhere to put a cup or plate on if you're sitting there. Unlike some huts, our beds are normal height and fixed in position, so there is no need to rearrange anything before going to bed or climb to get there. There is ample room for suitcases underneath, as well as a bedside cupboard and hooks with proper wooden hangers by the door and hooks in the bathroom. Heartsease has a folding table and chairs in the main body of the hut and a wifi router with a LAN port next to the table ideal for laptops. Opposite is the kitchenette, which has a small fridge, a sink and a small tabletop oven/grill with a two-ring stove on top. It's equipped with pans, crockery, cutlery, utensils and basics such as cling film, foil, kitchen roll, washing up liquid, olive oil, mustard, mayonnaise, ketchup and seasoning. It's also got tea, coffee, sugar, herbal teas, a kettle and a cafetiere. There's a flat screen TV with Freeview which can be angled towards the dining area or the bed. Opposite the door there's a rocking chair ideal for admiring the view through the door/reading/strumming an instrument/snoozing by the little electric flame-effect stove which provides a warm glow and variable heat in winter as well as cool air in summer. The hut also has an oil-filled radiator by the foot of the bed which can be left on all the time in winter, making it much nicer, cleaner, quieter and safer to sleep in than having a real fire or fan heater running all night whilst ensuring you'll wake up warm and cosy. The huts are very thoroughly insulated to keep them warm in winter and cool in summer. To the left of the front door is an ensuite shower room with big fluffy towels, soap and shower gel/shampoo. Because the huts are elevated off the ground and pointed towards the fields, you can see the beautiful view but nobody can see you, so you have a loo with a view :) Outside Heartsease there's a little private patio and an area of garden which is secluded from the rest by the hut and has been recently landscaped and laid to turf and borders with a lot of flowering shrubs and bulbs. The view is really spectacular - the owner's favourite spot on the property - and because of the angle of the hut, something of a secret garden. There is a folding metal bistro set which can be set up on the patio or two zero gravity recliners which can be stored under the huts or left out as required. There's a stepping stone path leading past the other hut, Meadowsweet (which you can't see from inside Heartease and can't see into your hut) across to the bigger communal patio with dining furniture and built in BBQ and campfire area. Beyond this is a garden gate to the driveway and a building housing the owner's art/healing room and above, Treetops, a very successful holiday home with a treehouse balcony. To the right of Treetops, across the garden is a shared deck with a hot tub which is fully heated and available all year round and, like the rest of the garden, looks out directly onto the countryside. It really is bliss! Behind that is the main house and owner's lawn and veg plot which is not fenced off for aesthetic reasons but guests are asked not to go beyond the hot tub deck. If you'd like to use the hot tub, please shower first - no makeup/lotions/food/drink/smoking (it's inflatable) and please don't go in if you're ill/alone/drunk/pregnant/there's a storm/it's already occupied (unless you know each other and have agreed) or after midnight/before 9am (so as not to disturb one another - if one party books all three properties they can use it together whenever they like). Max 30 mins per go (for health and safety reasons as well as because it's shared and to preserve the motor). The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child. Reiki treatments can be arranged during your visit and other therapists can visit to offer Aromatherapy massage and Reflexology sessions. (Please note that prior notice is needed and that sometimes staff are not available due to other commitments). Have a lovely time!
    Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a wonderful French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere and you can make pottery in nearby Burwash. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.

    St Patrick's Garden Apartment is a fully refurbished, private boutique apartment, with a comfortable bedroom/living room, kitchen, shower room and use of our secluded garden. Free and fast Wifi. We are only 20 metres from the beach and Pevensey Bay has good road, rail and bus connections. There is easy parking in our private road. The apartment has 24 hour hot water, a fully equipped kitchen with oven, fridge, microwave, toaster and kettle. We also provide tea, coffee, sugar, milk.
    As you can see from the photos, we are lucky enough to live on the beach. The apartment has a bedroom/lounge with a small but well equipped kitchen. The apartment has underfloor heating. There is a small convex heater if the bedroom gets chilly and also a fan if it gets too warm! Please feel free to use our pretty walled garden, to enjoy a glass of wine or sit and watch the birds. There is a Samsung Smart TV, with Freeview, Netflix etc. The internet connection is good, usually 20Mps. In the kitchen you will find a map 'The McGuinness Guide to your stay in Pevensey Bay', it shows all the local amenities, attractions, sightseeing, travel, restaurants and anything else we could of think of that might be of interest.
    If you don't want to cook, there are some great places to eat nearby. Pevensey Bay itself has a small selection of shops in the village, a short walk away, but there is an Asda 5 minutes drive from the house. All the major supermarkets deliver to our address. This area is a 'foodies' paradise and there are a number of very good farm shops nearby. Although we are located on the beach, to the rear of the house is a lovely half hour walk through fields to historic Pevensey Castle. Pevensey Bay and Pevensey itself have a number of pubs which serve food and have live music on a regular basis. At the end of our road there is one of the best curry houses in Sussex - The Raipur. Advisable to book a table in advance at the weekends, they also do take away. Eastbourne has it's famous seafront and pier, the Towner Gallery, three theatres and a newly modernised town centre. If you're looking for something a bit more cosmopolitan, Brighton offers the famous lanes, Royal Pavillion and many other attractions. Bexill has the De La Warre Pavillion and Hastings the historic fisherman's wharf. There are stunning walks along the South Downs for all walking abilities, and Beachy Head speaks for itself. Royal Sovereign Harbour is about half an hour's walk away and has a variety of restaurants and shops. Living on the beach, we are lucky to experience the sea in all its forms, from extremely low tides, to very high storms! It is an ideal location for windsurfers, kite surfers and paddle-boarders. There are also a couple of fishing charter boats that run out of the harbour or a spot of gentle fishing off the beach is very relaxing. During the summer months there are regular evening concerts at the Bandstand on Eastbourne seafront and also a Pevensey Bay carboot sale on a Sunday, ten minutes walk from the house and regular farmers markets in both Eastbourne and Bexhill.

  • this is a little gem of a place. even in the cold windy chill of end of Oct I still sat in their beautifully flowered garden with the sun on my face and drank my tea. the little personal touches here just make your stay so much more welcoming. the apartment has everything you could possible require and more. the bed was really comfy I loved the little tea lights of an evening giving an even more relaxing feeling. being a stones throw from the beach was lovely enjoying some long peaceful walks. the access was so simple and you could come and go. there are plenty of facilities walking distance from the apartment if you wanted a meal out or a takeaway. quiet little village. beautiful little apartment, wonderful hosts 10/10 for me. cant wait to stay again

    Located in a glorious, peaceful rural setting in an Area of Outstanding Natural Beauty in the High Weald of East Sussex, our annex offers the perfect get-away for a relaxing, peaceful stay in beautiful countryside. Although situated in the depths of the countryside, we are only a 10 minute drive from the market town of Hailsham which has a good selection of shops and supermarkets (Waitrose, Tesco, Asda).
    The accommodation, also known as 'Badgers Rest' (we have lots of badgers living in the adjacent woods!) consists of a lovely spacious and light open-plan area with comfortable king size bed, sofa, TV and fold-away table and chairs. A hair dryer is also provided. The kitchen is small, but well equipped with fridge, ceramic hob, combination microwave/oven/grill, kettle, toaster, pots, pans and crockery and glasses. Tea, coffee (fresh and instant), sugar and milk are also provided. The bathroom consists of a bath and Aqualisa power shower which is over the bath and large electric heated towel rail. The annex is equipped with its own washing machine, iron and ironing board.
    Old Studdens is a Sussex farmhouse with origins dating back to the 16th Century. The house and annex are situated at the end of a small country lane, surrounded by beautiful woodlands and countryside so if you are looking for a peaceful, rural setting, this is it! There are beautiful country and woodland walks from the front door, or alternatively the South Downs National Park is only a short drive away. The local area has much to offer, whether it is exploring the historic town of Battle (10 miles away), relaxing on the seafront in Eastbourne (14 miles away), soaking up the atmosphere of the Lanes in Brighton (25 miles away) or just simply sampling the delights of one of the many excellent pubs in the local vicinity. We are also ideally situated for anyone attending Glyndebourne, which is only 14 miles away. We are delighted to offer any help or advice to our guests regarding the local area. Our aim is to make your stay both comfortable and memorable.

    Need a night or two of relaxation away from it all? Our studio is quiet, peaceful and in a remote setting. Studio no.1 is a stylish and comfortable space in a beautiful natural setting on the edge of the Normanhust Estate with its 3,000 acres of pasture and woodland and near the historic town of Battle. In the heart of 1066 country, there is a wealth of history and countryside to explore and many footpath walks available directly from the property.
    Accommodation comprises a double bedroom with luxury ensuite shower room. The studio is accessed via an external staircase. Below is a Sussex Barn style garage and log store. There is a parking space and small sitting out area directly below the property and our guests are also welcome to use a larger table and chairs set in our nearby paddock. Tea, fresh coffee/mini cafetière and milk included and there is a drinks fridge and glasses so that you can enjoy a chilled drink while watching the sun set.
    The village of Catsfield with its shop, pub and beautiful Norman church is a five minute drive away. Excellent breakfasts can be found at Great Park Farm Nursery and Farmshop (Closed on Mondays). The historic town of Battle is 2.5 miles away.

    A beautiful, recently extended & renovated property with ample shared space, hot-tub (which runs in winter months) and secure out-building which can be used for bikes and walking gear. Located within 4 miles of South Downs Way and Eastbourne sea front. I've set bookings to enquiry first as I work from home and like to be here to greet you when you arrive. I tend to reply immediately if I'm at my desk or within an hour or two if not. I am very quiet but equally happy to chat and be sociable.
    The room includes a king-sized bed with a memory foam topper mattress, Smart TV, chest of drawers, hanging space, lamps and black-out curtains and blinds. The bathroom is immediately next door, and will be shared with our very clean and tidy housemate but it will be spotlessly clean for your visit. There are tea making facilities in the room, but you are welcome to come downstairs to the kitchen instead if you prefer. You're welcome to eat downstairs in the dining room too. If you're booking for longer stays, I'm happy to share cooking and food etc... we're very flexible here! ;-) Depending on your requirements, we can add breakfast / dinner for an additional fee as well as local pick-ups.     There are plenty of shops locally, or we're 4 miles from the seafront of Eastbourne and there are loads of walking and cycling routes everywhere, including the 'locally famous' Cuckoo Trail. I'm happy to recommend other things to do during your visit if you're here socially.

Herstmonceux Castle 2 miles (3.2 km) south-east of the village is a former site of the Royal Greenwich Observatory. It is now home to the Bader International Study Centre of Queen's University, Kingston, Canada, and the area therefore enjoys an influx of Canadian and other international students each school year. The castle grounds are also home to the Observatory Science Centre, which is operated by Science Projects Limited, and the Herstmonceux Mediaeval Festival.

  • A really lovely place to stay. Very good value, clean and roomy. The rooms are all very spacious and the bedrooms are fab, even the bedding was good quality and soft. Yes it is on a busy road but it's quiet in the evenings with the fire lit and a relax on the huge cosy sofas. We did some walks inbetween the rain and on Sunday walked via the road then cross country to the amazing Lamb Inn pub for a super tasty roast (meat and veggie), not to be missed. Would love to go back when it's sunny and warm for the wild swimming and less muddy walking.

Just a short drive from the property, is the village of Pevensey Bay with a range of pubs and restaurants, its striking castle, now an English Heritage site and the Sovereign Harbour Marina. A set of wide steps with handrail lead you to the front of the property where you enter into a welcoming open-plan lounge/kitchen/diner.
    The kitchen area is well-equipped for family entertaining with an electric oven and hob, fridge with ice compartment, wine cooler, dishwasher, microwave, coffee machine and washing machine. Relax at the breakfast bar or move to the lounge area which offers the perfect place to snug in on the comfy corner sofa (which can be made into a sofa bed on request) and catch up on your favourite TV programmes or Netflix on the Smart tv, listen to the DAB radio or play one of the board games. The dining table with seating for six overlooks the rear beach garden and the wonderful views beyond. There are two bedrooms with TV's, a double with an en-suite shower and WC and a super-king-size zip-and-link (which can be made into a twin on request). The property is completed with a bathroom that has a shower over bath and WC. In the garden that leads directly onto the beach is a dining table with 6 chairs and sun umbrella, bar b q, fire pit, swinging chair and reclining chairs. There is also a storage shed with body boards, buckets and spades and ball games for use on the beach.

We needed true time out walks and fresh air. Ivan loves photography so he was out and and about and I had walks and just really chilled out. We took our dog Oreo who loved the beech front access to freedom and running meeting and playing with the other dogs. Jo and Joe are amazing hosts the property is better than the photos and when we arrived the additional special touches to welcome this newly married couple will be in our memories for life. She was there to greet us on our arrival and went out of her way to make us feel welcome along with introducing her dogs who are very friendly. The studio is beautifully styled, immaculate and very comfortable. Anna provided a fantastic choice for breakfast which we weren’t expecting along with a good selection of tea/coffee (some good hotels don’t even offer decaf tea) and biscuits.     I live in a cul-de-sac in a detached house which I'm told is comfortable, with ample space on the drive for 2 cars if necessary. I charge from £30 per room per night,(not £30 for the whole house) we are well served for buses, etc here and Close to local amenities, 7miles from Eastbourne, and 20miles from Brighton. I am retired but enjoy friends and social events, My hobbies include carpentry, gardening, some t.v (films and documentaries) I do not have any pets but keep some chickens for eggs.
    I have three bedrooms to offer, all rooms can sleep two people,(three in an emergency), two rooms have a large double bed, and one has two singles. I also have an air bed which can be used for children if necessary. All the rooms are comfortable (I'm told).
    This (Hailsham) is a small English market town, close to the South coast, near to Eastbourne and Brighton, and Hastings, and the South Downs. There are many historic sites/ Castles, houses and Lovely gardens, etc and places of interest in the nearby areas. I am happy to take you to some of these places if you would like such as Great Dixter, Michelham Priory, Sissinghurst, etc.

    Meadowsweet is one of two extra-large, luxury Shepherds huts nestled into the bottom of the owner's beautiful country garden, overlooking miles of open countryside in an Area of Outstanding Natural Beauty. Measuring 6m x 2.4m, there's plenty of room for a super-comfortable kingsize bed, a kitchenette with mini oven/grill and 2 ring hob, a seating/dining area and a luxury shower room. Outside there's a little patio with a bistro set and recliners. Access to shared garden with BBQ and hot tub.
    Tucked away down a little lane with trees meeting over the top in places, 15 minutes walk from the charming Sussex village of Herstmonceux, nestle Meadowsweet and her sister hut Heartsease. Designed to be the perfect antidote to the stress of modern urban life without sacrificing any of its creature comforts or modern connectivity, they enjoy uninterrupted views across an area of outstanding natural beauty and still have very civilized bathroom arrangements, TVs, strong wifi and reception. Horses clop down the lane and the air is filled with bird song. At night you can hear owls. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at night and weekends. There's a private patio especially for you and a deck with a shared hot tub and a much larger shared patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Newly built and finished to a high standard, the huts offer a level of comfort far beyond what might have been available to a shepherd in times gone by. Much bigger than a traditional hut, each has more than enough room for the king-size bed which has a 3000 pocket sprung mattress topped with memory foam, goose feather/down duvet and pillows, high quality linen, a deliciously super-soft blanket and a sumptuous array of cushions to lounge on whilst you drink in the magnificent view. From the gate on the driveway, Meadowsweet is the first hut you come to and dominates that area of the garden overlooking the fields behind it, which are often occupied by sheep or horses. The windows in Meadowsweet are panoramic - the only obstruction is the back of the other hut to the far right which has no windows looking onto you and vice versa, but basically it's a full widescreen vista along the front of the van. There are fairy lights around the bed for night time and large bunkers with lids for your things at the end of the bed that can also be somewhere to put a cup or plate on if you're sitting there. Unlike some huts, our beds are normal height and fixed in position, so there is no need to rearrange anything before going to bed or climb to get there. There is ample room for suitcases underneath, as well as a bedside cupboard and hooks with proper wooden hangers by the door and hooks in the bathroom. Meadowsweet has a table and chairs in the main body of the hut and a wifi router with a LAN port next to the table ideal for laptops. Opposite is the kitchenette, which has a small fridge, a sink and a small tabletop oven/grill with a two-ring stove on top. It's equipped with pans, crockery, cutlery, utensils and basics such as cling film, foil, kitchen roll, washing up liquid, olive oil, mustard, mayonnaise, ketchup and seasoning. It's also got tea, coffee, sugar, herbal teas, a kettle and a cafetiere. There's a flat screen TV with Freeview which can be angled towards the dining area or the bed. Opposite the door there's a rocking chair ideal for admiring the view through the door/reading/strumming an instrument/snoozing by the little electric flame-effect stove which provides a warm glow and variable heat in winter as well as cool air in summer. The hut also has an oil-filled radiator by the foot of the bed which can be left on all the time in winter, making it much nicer, cleaner, quieter and safer to sleep in than having a real fire or fan heater running all night whilst ensuring you'll wake up warm and cosy. The huts are very thoroughly insulated to keep them warm in winter and cool in summer. To the left of the front door is an ensuite shower room with big fluffy towels, soap and shower gel/shampoo. Because the huts are elevated off the ground and pointed towards the fields, you can see the beautiful view but nobody can see you, so you have a loo with a view :) Outside Meadowsweet there's a little private patio and an area of garden which has been recently landscaped and laid to turf and borders with a lot of flowering shrubs and bulbs. There is a folding metal bistro set which can be set up on the patio or two zero gravity recliners which can be stored under the huts or left out as required. There's a stepping stone path across to the bigger communal patio with dining furniture and built in BBQ and campfire area. Beyond this is a garden gate to the driveway and a building housing the owner's art/healing room and above, Treetops, a very successful holiday home with a treehouse balcony. To the right of Treetops, across the garden is a shared deck with a hot tub which is fully heated and available all year round and, like the rest of the garden, looks out directly onto the countryside. It really is bliss! Behind that is the main house and owner's lawn and veg plot which is not fenced off for aesthetic reasons but guests are asked not to go beyond the hot tub deck. We encourage guests to feel welcome in the shared spaces and avoid going very near each others' front doors, none of which overlook each other. If you'd like to use the hot tub, please shower first - no makeup/lotions/food/drink/smoking (it's inflatable) and please don't go in if you're ill/alone/drunk/pregnant/there's a storm/it's already occupied (unless you know each other and have agreed) or after midnight/before 9am (so as not to disturb one another - if one party books all three properties they can use it together whenever they like). Max 30 mins per go (for health and safety reasons as well as because it's shared and to preserve the motor). The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child. Various treatments can sometimes be arranged during your visit, subject to availability on your dates. We have a dog and a cat who are very friendly but not allowed in Treetops because of people with allergies. Because we have our own pets we can't have anyone else's here and it wouldn't be fair to people with allergies so please don't book and then ask if you can bring your pet, no matter how well-behaved. Also if one of your party is afraid of animals please don't book as it's not practical to keep the dog in all day. He loves a game of ball and is very affectionate. Have a lovely time!
    Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere and you can make pottery in nearby Burwash. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.

The green in front of the house has also been wonderful for my children to play on. There are many squirrels, birds and wildlife around the grounds , along with lovely trees and wild life.     The idyllic village of Wartling dates from the 13th Century and is situated in the heart of 1066 country in East Sussex, just to the north of Eastbourne. Located 400 metres south of Herstmonceux Castle and Science Centre the 16th Century Lamb Inn is a short walk away and has a locally sourced menu and a range of beers including Harveys, Sussex Ales and an extensive wine list. There are other excellent pubs and restaurants in the immediate vicinity. Battle is only 10 minutes away by car and the Abbey well worth visiting! I can thoroughly recommend.

  • A very cozy and cozy cottage on the estate of the owners. When we arrived, the fire was burning nicely and it was nice and warm. The cottage was very luxurious and thought of everything. There was an extra breakfast basket, bread, eggs, cake, chocolates. In the fridge was a bottle of bubbles, milk and butter. There were even bathrobes and slippers in the bedroom. Unbelievable. The house was spotless and everything in the interior was nicely finished. The only downside is that the water does not get very hot and that the hob is quite slow. But the oven is doing fine. The owners are very cordial people and they do everything to make their guests happy. If you need anything, just ask. We are definitely going back.

You are just 20 minutes drive from the beaches of the south coast and 30 minutes from the stunning white cliffs of Beachy Head. Within short driving distance you have castles, country houses, family attractions, great pubs and beautiful old seaside villages. This is a perfect place to base yourself for a weekend or a week in one of the prettiest and sunniest parts of the UK. We look forward to having you here. You have your own private top floor with bedroom, ensuite bathroom, hanging rails, wood floors, fresh linen, towels, chairs and LOTS of space. You have shared use of the kitchen by prior arrangement ( please request at the time of booking ) to prepare simple meals (we do advise against fatty fry-ups or using the grill/oven as these are sadly very hard to clean). We provide coffee, tea and milk for you to use, along with bottles of water and cokes too. We have wireless high speed internet and will provide you with access codes on arrival. There is a television in your room with digital UK tv channels. We're happy to give guests as much or as little space as they prefer. If you'd like information about the area, advice on where to go, directions etc, just ask and we'll help you out. We're at the house day and night, though we tend to keep to our floor and the lounge, so you have your own space to yourself on the top floor if you'd prefer. Let us know how you'd like to enjoy the house and we'll accomodate you. It is strictly only two people in the room, no extra people in the room. The room isn't ideal for those with babies or toddlers due to the two flights of wooden stairs leading up to your private floor. Please check with us before booking the room with any questions. There is parking for one car by our car port. The area around the house is exceptionally safe. There are around 300 private homes set within a country park in the East Sussex countryside. It is wonderfully quiet at night, zero road noise, no people, just perfect silence, you will sleep well! We have a parking space by our car port outside the house, so bringing a car is easy. If you prefer to come without a car, then we are a 15 minute taxi ride from Polgate railway station. Polgate station is 1 hour 20 minutes from London Victoria station, or about 50 minutes from London Gatwick Airport. You are 20 minutes drive from the beaches and south coast.
    The area is extremely safe. There are around 300 new private homes set within a country park in the East Sussex countryside. It is wonderfully quiet at night, minimal road noise.

We really enjoyed use of the heated outdoor pool with plenty of sunloungers and beach towels - and such a nice touch for Peter to bring out iced water. The bedroom was very comfortable and bathroom newly fitted. Breakfast in the morning was wonderful! Peter and Irene were so welcoming with lots of helpful local tips and so knowledgable about local history. We wouldn't hesitate to recommend Butler's Farmhouse and hope to return soon!

  • This is a nice, comfortable room close to Polegate. Plenty of tea and coffee, decent shower, comfy, firm bed and nice to have access to a table and chairs in the garden. We had a lovely welcome from Oscar the dog as well as Andrea! One plug socket also has a USB socket in, so if you forget your phone charger plug you're not stuck! We left the key in the safe on the wall each time we went out so we didn't have to worry about not losing it. Pub, Tesco Express and Chinese Takeaway within walking distance.

    Located within Glyndley Manor, the cottage is in an extremely quiet and tranquil location. There are 17 acres of beautiful grounds which you can enjoy walking through and a lovely lake and sunken gardens for you to enjoy. Between April and September there is a beUtiful outside swimming pool for you to enjoy and with a license you can fish in the lake" there are llamas wandering through the grounds as well.
    Please inquire before booking if you have a dog. We allow 1 well behaved dog but I am sorry, we do not allow cats.
    The cottage is set in the grounds of Glyndley Manor House which is a retreat.

    Gate Cottage, which sleeps up to 6 people in 2 bedrooms plus a sofa-bed in the Living room, is a small cosy tile-hung country cottage with a nice sitting room (with open fireplace), a dining room and kitchen with lovely views, and a secure garden. Perfectly situated for events at Charleston, Glyndebourne, Firle, Lewes & Eastbourne, as well as the Seven Sisters, the Downs & the sea. All towels, linen and cleaning are included.
    Gate Cottage is part of our 'Distinctly Different' Pekes Manor private estate, centred on its ancient Tudor Manor House, and including picturesque buildings like its old double-Oast House. Guests can enjoy facilities such as the heated indoor Swimming Pool and Tennis Court, and stroll around and enjoy the extensive gardens and parkland. The Pekes estate, well away from any road, is set deeply into the very quiet and peaceful Sussex Weald farm lands (organic - no sprays), and has beautiful views across ancient unspoiled countryside. Beyond that there is the stunning coastline, the seaside towns, historic places like Battle and great houses and gardens. For children there are two nearby exciting adventure venues, as well as farms to visit, etc. East Sussex has great charm, and Pekes is very much part of that. Gate Cottage is at the entrance of the estate, is very peaceful and has lovely views across the park and fields.
    The immediate neighborhood of Pekes is the Sussex Weald with its numerous footpaths and lanes running through ancient farmland and many little woods. Just a few miles away is the South Downs National Park, incorporating the stunning Seven Sisters chalk cliffs, wonderful sheep-grazed downland, lovely natural beaches, charming villages and some lovely houses - all of which has inspired artists and writers for nearly 200 years. The seaside towns of Eastbourne and Brighton are not far off, and its a short drive to historic Battle.

Kildare could not have been more helpful and friendly and my daughter and her friends had a great time especially in the pool and on the tennis court.   • Peke's is set in stunning countryside and the gate cottage is very comfortable and charming. This is the ultimate country retreat, with local free range eggs for breakfast, plenty of walking routes around the South Downs to explore and a working fire place to snuggle beside in the colder months. Also extremely convenient if you are attending a wedding at Hawthbush farm, which is only a 20 minute walk away. A big thanks to everyone at Peke's, especially for staying in touch about the coat I left behind!
