My wife and I really enjoyed this home with our 2 small children. We were in town for a conference and got 4 times the space for 1/2 the price of a hotel. Everything went very smoothly and the space was very comfortable. The pictures show it accurately.

Deepak is a very nice and reliable host. We stayed at his place for one night and we were really satisfied with the accommodation. His basement is very cosy, clean and very well equipped with enough pillows and blankets, heater, towels, little refreshment and even board and video games to entertain his guests. Deepak always promptly replied to our messages and queries. We are very happy to recommend this host!

We had a great night here. It was quiet and clean and the hosts were really nice. The basement is really well-furnished and you almost forget that you're in a basement. The neighborhood was very quiet and safe and we were able to park in the driveway without disrupting the flow of the household. Great place!

Deepak's space was located in a very quiet neighborhood close to RIT, where we were visiting the campus. Deepak's family was very friendly and easy to communicate with. The space was very large as well, with things to do if you wanted to hang out there.....ping pong, movies, etc. Overall a nice play to stay !

This was a great place to stay and exactly what we needed. I was traveling with my fiancé, father, and brother, and while this space is all one big room, we were each able to have our own area for a bit of privacy while we slept. Everything was very clean, there were extra towels and linens available, and there was even a little bowl with snacks and water. Deepak was friendly and accommodating,and checked in via message to make sure we had everything we needed. Overall, a great experience. I highly recommend staying at Deepak's place!

Jenney and Greg were very welcoming to my daughter and I. We had to change our original plans numerous times due to the incoming snow storm and they were very flexible. We stayed three nights and were somewhat snowed in, consequently getting to spend extra time just hanging out at their house. It began to feel like we were visiting friends of the family rather than staying in a strangers home. They have beautiful land which we were able to snowshoe on and they also introduced us to their pigs. It worked out great and I would definitely stay there again if I had reason to be in Rochester.

This home was cozy and perfect for myself, my daughter, her husband and their two kids. Every where we wanted to go was easily accessible from the location. The home is well outfitted with kitchen necessities to prepare meals just like at home. Great place for a family stay!

This property is accurately described and is a great home-away-from-home space close to RIT. My son is a student at RIT and staying in Carol's home made things easy for us. The community felt safe, and Tory, the co-host property manager, was very helpful when we needed anything. I was able to bring my family together there (my daughter and her husband also stayed with us for some of the time as did my son's girlfriend's parents) for a wonderful family time. Wifi was great and I was able to use it to run my business remotely from the house while I was there. Having a washer and dryer available was also terrific. And the price was very reasonable.

Carol's place is very beautiful and charming - it looked very cozy and welcoming when we walked in. We really enjoyed our stay here. Even though we didn't use the family room downstairs much, but it looked very cosy and comfortable. The kitchen was very clean and had everything we needed. The deck in the back, though, needs some work, but since the weather wasn't warm enough yet for us to want to sit outside, it didn't really matter to us on this trip. Tory was very easy to communicate with and very responsive to our questions and needs. When we had a minor problem with the shower drain, he took care of it promptly. We would love to stay at this home again in the future if we come back to Rochester area.

A very private, clean and nice house to stay in. It was a good experience. The neighborhood is extremely quiet and decent. The house owner is super nice and accommodating. Although did not stay here for the time I was supposed to, I would definitely recommend it for short stays.

Everything about the stay at Carol's place was as advertised. Nice and homey accommodation while I was in Rochester for work. Carol was very nice and her property manager Tory was very responsive. I did not have any issues or need anything during my stay, but I feel that if I had, they would have been quick to respond to any issue.

After traveling across the country with children to visit family this was the perfect home to stay in. Shopping was less than 10 minutes away, close to activities, and a great location to come back and relax. The fenced in yard was spacious enough for the kids to get their energy out and the deck was great for relaxing and watching them play. Everything we needed was right there and made it so much easier than trying to deal with a hotel. Carol and Tory were amazing hosts and very accommodating. We would definitely rent this home again for future trips, if it's available!

Mala was very happy to accomodate my schedule when checking in. Her warm welcome put me at ease, and the basket of treats in my room was an extra delight!I The sleeping quarter is comfortable with extra blankets, and the quiet atmosphere of her home along with room darkening curtains pulled, enabled a great nights sleep! I very much enjoyed our conversations, as well as the opportunity to be able to work and rest in a quiet space. I was offered the conveniences of home for all my needs. Mala makes you feel very much at home in her home. The room we stayed in was painted a cheerful turquoise, the bed was exceptionally comfortable and water & granola bars were offered at the bedside . Mala's place is the perfect Airbnb experience. It is clean, nicely furnished and in a good neighborhood. The bed was wonderful and the bedroom was well put together for the needs of a business or vacation traveler. She is a very thoughtful hostess. She was available when needed but not intrusive. The snacks were great. The kitchen, dining area and living room were available for my use and the view outside the dining area was woods and birds. Parking was very easy and on-site. The location is great for business travel to Rochester or vacation travel to Letchworth State Park or other leisure activities.

Mala and Kumar were so friendly. We were out from early morning until late evening and didn't get to see Mala much until the weekend. The bed was comfy and the area is so quiet! We greatly appreciated to snacks and water that were left out for us.

I was driving in to Rochester to visit RIT the next morning and needed a place to stay just for the night. I appreciated the flexible check-in and check-out times. Alex's place is very close to RIT. The weather was surprisingly nice for February, and it took me about 10 minutes to walk to Midnight Oil on campus. The neighborhood was residential and was very quiet.

We were from Taiwan. Instead of a hotel, we stayed at a house found at BNBAIR. The house is very clean. Fully equipment. We like it and enjoy staying there for two weeks. Karthi, the landlord, showed his welcome to us while we arrived by some fruits. He is nice. Karthi's son is leaving in the room of basement, but we barely met. We will have a sweet memory on it. And definitely will consider to stay there again for future chances.

This was a wonderful experience! My partner and I were coming into Rochester for a wedding and didn't want to stay in a hotel. This home was all we could ask for and more. It always feels a little risky being the first-ever Airbnb guests at a place, but this was completely awesome. Karthi was a very gracious host - he got back to us quickly; allowed us to fill the house with 6 members of the bridal party; made sure we had enough linens and an extra mattress to fit everyone in; left us milk, orange juice, fruit, a hair dryer, and a map of the area; and even borrowed some board games from his son because I mentioned we might be hosting a board game night after the wedding was over. Karthi's son lives in an en suite apartment in the basement and acted as an additional host, helping us carry chairs upstairs for the game night, showing us where to find recycling, and staying to hang out for awhile. On our way into Rochester, we were delayed several hours by traffic and my navigating ability, which meant Karthi and his wife had to sit around the house waiting for us to arrive. They were so nice about it! In fact, they even told us to drive safe and not to worry about keeping them. When we finally arrived, they showed us around the house, told us how to work the AC, and really made us feel at home. The house itself is lovely. It has three bedrooms (one with a full bed and two skylights, the other two with twin beds), a dining room and living room, and a lovely little kitchen complete with dishes, stove, sink, dishwasher, etc. Laundry in the basement (and they left detergent for us to use). There's a back deck with patio chairs that looks out into a beautiful wooded area; there's also a fire pit which we didn't get the chance to use. It's about a block from the Rochester Institute of Technology so the neighborhood is full of students going to and from class during the school year but very quiet over the summer when the students are gone. The house is about a 10-15 minute drive from the heart of Rochester and near several other adorable towns like Henrietta and Scottsville. It's the perfect place to stay if you're going to be in the area, especially if you're with family - three bedrooms for about the same price as a hotel? Can't beat it. This was a wonderful place to stay, and I can't recommend it highly enough. Thank you, Karthi and family, for being such welcoming hosts and for letting us stay in this beautiful house!

We had a wonderful overnight stay at Ama and Bruce's place! Their house is exactly as described and pictured, that is to say it is incredibly charming and cozy! They were so hospitable, welcoming and have thought of everything - so far the best Airbnb experience I've had :) I would definitely recommend them, and look forward to hopefully staying again! I came here for a Saturday reunion with folks from RIT. There is no greater hospitality than Bruce & Ama's cozy getaway for guests; they were welcoming and answered any concerns very well. The bed was very comfortable and felt refreshed each morning. I would definitely recommend this place to others!

This is a very hard review to write. The reason being is that I can't be the person that takes away from all of the ooooo's and aaaahhhh's you'll have when you first arrive and start settling in. An Airbnb like no other! The friendliness and willingness to help were above and beyond all expectations. My wife and I stayed with our daughter and her friend. Plenty of room to do the 4-person option as we did if you're looking to have this as your stay away from home to attend events. Not so much of a place for four for a long term stay. But if my wife and I were to want to do a weekend getaway to do nothing and have a place with privacy, quiet, A HOT TUB (it was amazing!!! 22 degrees F outside, 103F in the pool!!), and the amazing ambiance of a peaceful and serene place, you must consider this place before all other. The difficulty in writing this review is that I could go on and on about what it is they have for you and their presentation and and and... ugh!! Seriously! I don't want to ruin it for you. Some people may think I'm playing this up. Nope. The place is very downplayed in the listing. The rules are long, but necessary. If you don't like them, then don't go. But they're so easy. It's pretty easy common sense. But "common" doesn't necessarily fit everyone, so it's really just a "CYA." No "BFD" (-Haha, Ama!!) Ama and Bruce are amazing people. Our tight schedule did not allow us to get to know them as much as we had hope and they had hoped we would. It was unexpected to have hosts that would have such an interest in our lives. We were not able to reciprocate even half of the effort that they put in for us. We were there for our son's volleyball tournament... and if any of you know how THOSE are.... omg! The Cozy Hideaway with the Lobsta Lagoon (just you wait!) is, by far, the best Airbnb experience I've ever had. Don't let it be one you DON'T have.

Wonderful place to get away. We LOVED the hot tub! And all of the treats and snacks that Ama and Bruce left for us were wonderful! This is definitely a great place to relax.

What is not to love at this wonderful place. Alma and Bruce are so friendly and care about the every need of their guests. At the same time it is so private. For me that's the perfect combination. My son and I were visiting RIT and we both felt so comfortable here , and it was so close to everything while feeling like we were out in the country. It was everything that the description said and we loved it.

Stayed here with 6 friends while in town for a wedding; the property was beautiful, charming, and clean. Emily was thoughtful, thorough, and very accommodating as a host. She checked in with us regularly via text message to make sure everything was okay, and let us know where there were extra mattresses/pillows we could use. The beds were very comfortable and set up in ways that allow for multiple configurations depending on whether you're visiting with family, friends, kids, or adults. She's very responsive and has continually updated the listing based on feedback from guests. We were in town during an unseasonably warm spell (our local friends agreed that the weather wasn't usually like this) and only the master bedroom had AC, which was a little rough. We made it work though, and our only regret is that the wedding event schedule didn't leave us enough time to do more than dangle our feet in the refreshing-looking pool! It's a bit of a drive on rural roads to groceries, restaurants, etc., and in return you get a beautiful, peaceful, and scenic stay. The location means you'll see some wildlife (bugs, frogs, etc.), which we didn't mind. Emily provided coffee and breakfast bars in the dining room, which were very welcome after being out late at the wedding!

Beautiful house in a lovely area. We walked to hiking trails in 5 minutes. The house is perfect for families - there's a terrific collection of children's books. Emily is a thoughtful and knowledgable host.

We loved the area, and Emily was so helpful pointing us to an amazing restaurant nearby. However, my husband, daughter and I were expecting to have kitchen access and expected "the whole house" at the Clay Farm. Rather, we were shown up a steep, narrow staircase to the second floor of the old farmhouse to the 2 bedrooms and 1 bath.

This is a lovely old farmhouse in an absolutely beautiful spot, and Emily was an incredibly friendly and helpful host! If you're going to Rochester (and you have a car), I recommend staying here even though it's a few miles away--it feels like a peaceful country vacation and it's only about a 10 min drive from town. There is access to lovely Mendon Ponds Park right next door too, which has excellent running and walking trails. The only downside was that there is no A/C, and we happened to be there on the hottest days of the year (in the 90s). But there are very few days each year when you really need A/C in upstate NY, so this shouldn't affect many travelers....

You'll love charming Scottsville, cozy accommodations at the guesthouse, and delicious breakfasts at the coffeehouse! Thank-you, Rachel, for your warm hospitality!

Rachel was accommodating and helpful. The room was exactly as pictured clean and comfortable. Breakfast at her artisan coffee shop was very nice. The coffee was very good, my breakfast wrap was excellent, in the atmosphere congenial.

Nice relaxing environment. Not a typical B&B experience as breakfast is off-site, but breakfast was good. House is beautiful in a quiet neighborhood.

I truly enjoyed my stay with Alan and Kelly. They did everything to make me feel welcome and at home. The suite is really nice, big and clean. I wish I would have had more time to chill in the suite and to chat more with Kelly and Alan. The house is located with a lot of green surroundings and I was lucky to spot a deer one morning from the kitchen. I would definitely stay here again if I ever get the chance to go back to Rochester

My son and I planned for two nights at Alan and Kelly's home. Alan's mom greeted us (our hosts were out of town but made arrangements for us to be greeted by Alan's mom) and made us feel right at home after our long journey. Their home is on a lovely quiet street near UR and the accommodations were exactly as described. The suite had a nice mix of privacy and ability to interact with the household. We had a great night's sleep and my sometimes hard-to-please teenage son said "this is just like a hotel" (he meant that in a good way:). We had to cut our trip short so we did not get to meet Alan and Kelly unfortunately but from the warmth and vibe of the household I am sure they are lovely, lovely people. If we are ever in Rochester again, we will be sure to look up Alan and Kelly's home.

Great place, central location and really great hosts.

Kelly greeted me at the door, helped me with my luggage, and gave me a thorough, helpful tour of my rooms. Kelly and Allen are both friendly, likeable people who seem genuinely glad to welcome guests and take justifiable pride in their home. It's a sweet, older house on a quiet dead-end street near a beautiful old city park. It's near the airport, and the U of R campus, but with access to the expressway just a few blocks away, really it's convenient to the entire Rochester area. The guest rooms are on the first floor, so I could come and go easily. Kelly and Allen have added a lot of thoughtful touches: quiet, efficient fans in both the sitting room and the bedroom, books about local history, a coffee maker (complete with biscotti), a microwave. The space is more than just a bedroom; it's like your own little apartment. There's a sitting room with comfortable seating and a good-sized TV, a cozy, well-ventilated bedroom, a huge closet, a microwave and a full, well-stocked bathroom (plus access to Kelly and Allen's spacious, immaculate kitchen and laundry room). Kelly and Allen were wonderful hosts. They were cheerfully flexible about a last-minute date change on my part, and they checked in several times to see if I needed anything (without being at all intrusive). I would definitely stay at Kelly and Allen's place again, and I enthusiastically recommend it.
