This beautiful beach house sits right by the sea with direct access to the enormous sandy beach and dunes. A great space to spread and out and relax with family and friends, it is stylishly furnished and decorated, and well equipped with everything you need! It is our family holiday house, so is comfortable and welcoming - a perfect spot for anyone who wants to getaway in a really special home from home! We can often be flexible on check-in and out times to make the most of your time by the sea!

Self-contained luxury annex

The Annex is a completely private part of our house for guests exclusive use, located in the historical Kentish village of Leeds, within walking distance to stunning Leeds Castle. Located 5 minutes from J8 M20. Ideal for Leeds Castle. The Kent show ground. 35 mins drive to Eurotunnel & 50 mins to Dover ferry port. 1 hour to London via train. The Annex has it's own private entrance, rear private patio area, sitting room/ fully equipped kitchenette, downstairs shower room/ large upstairs bedroom.

1 Set Wood Barn, Tenterden

Kick back and relax in this calm, stylish space. Located at the end of a private lane, yet only a couple of miles from the centre of Tenterden. You will be staying on our farm where you are free to meet the sheep, pigs and even alpacas (they like chopped carrots!) Enjoy relaxing in the stylish kitchen/diner or sit out on the patio and hope to spot the deer in the neighbouring field.. There are plenty of places to visit nearby - Rye, Camber Sands, National Trust properties, steam trains, zoos.

Little Appleby

Dog friendly Little Appleby is located in Egerton, rural Kent, the Garden of England. We are well placed for the tunnel with Folkestone, Le Shuttle 20 miles away. Egerton adjacent to Pluckley boasts many lovely country walks with huge Dering woods walkable from the listing and the villages of Goudhurst and Sissinghurst within 20 minutes. By car, Rye, Canterbury & Whitstable are within 40 minutes Ashford Designer outlet is 25 minutes away. The dog friendly restaurant and pub is a 5 minute walk.

Jacks Cottage -

A beautiful oak framed building with great views of the south downs. Accommodation comprising of a comfortable lounge with TV and wifi and log burner. The kitchen is well equipped with a dishwasher, oven and microwave. One double bedroom downstairs with en suite shower room. Upstairs there is a mezzanine with two single beds and a sitting area above the lounge area with a bathroom with free standing bath. The outside space is a south facing patio with table and chairs and a BBQ is available.

Lavender House is a beautifully restored period cottage in the heart of Ewhurst Green, with views over the iconic Bodiam Castle, one of the most photographed landmarks in East Sussex. Quirky cottage charm meets modern comfort throughout: bright, airy rooms, exposed character features and everything you need for a genuinely relaxing stay. Two generous outdoor spaces make the most of the sunshine, and the White Dog pub is literally 100 metres from the front - this property is one of a kind!

Beach house in Dungeness

Beautiful Dungeness house right on the beach with ever changing views of the sea all year round. The house incorporates an original train carriage and the living space is open plan. The well equipped kitchen includes a generous dining table and chairs, which also looks out across the beach. There are two double bedrooms within the carriage as well as a shower room. An ideal place to explore Dungeness as well as discovering the wider area including Rye, Folkestone and the Romney Marsh.

Also you are within easy driving distance of Ashdown Forest, the South Downs the coast, the Bluebell Railway and several National Trust properties. Buxted train station, offers easy access for shopping in the local town and is a direct line to London.

Take a break and unwind in the beautiful kent countryside, but still have great access to road and rail networks. The barn is in the grounds of our 15th century house but nicely private. It’s decorated in modern rustic style, with underfloor heating and a wood burner. Outside is a fire pit for toasting marshmallows and stargazing before climbing into the king-size bed, dressed with soft Egyptian cotton. There's a walk-in rain shower and robes, books, DVDs, games, WiFi and a Smart TV. Tear yourself away to explore forests, gardens, vineyards, castles, and National Trust houses.

14th-Century House in Rye's Historic Citadel

Hucksteps is a medieval, 3 bedroom/2 bathroom house centrally located in the Citadel of Rye. Facing St Mary’s Church, the house is surrounded by cobbled streets, period architecture, literary associations, stunning coastline, and vibrant culture. Camber's sandy beaches and dunes are an easy walk/cycle/drive away. A High Street full of independent shops, restaurants, inns, art galleries, Kino cinema, Rye Spa Retreat, tea rooms are round the cobbly corner.

The Yard Rye

The Yard is a two-bed interior-designed cottage in the citadel of the beautiful Cinque Port town of Rye. It is situated down a cobbled passageway next to a pretty tea room. PLEASE NOTE – The property can sleep up to two adults in the master bedroom and one child in the single, with a pull-out camp bed if needed for an extra child. We also have a travel cot for an infant. Please be aware we have a steep staircase.
