We’ve converted our home office and ex-teenage den into an airy, spacious studio (48sqm) providing contemporary living, sleeping and even working space in a self-contained outbuilding in the garden of our cottage. A peaceful rural location overlooking the market town of Framlingham, the Office is a 15 minute walk (3 mins drive) into the town, with its castle, church, pubs, cafes, boutiques and twice weekly market. It is an ideal base for visiting Framlingham and the Suffolk coast 25mins away.

The Cartlodge ( a converted Suffolk Cartlodge)

The Cartlodge is a converted timber framed Suffolk Cartlodge situated within the quiet and picturesque countryside of rural Suffolk. Approached by a long private driveway and surrounded by open fields, access to the accommodation is via the external staircase. Donkeys Rosie and Mollie and the sheep roam peacefully in the adjoining meadows. The Cartlodge makes an ideal base for exploring the countryside with the market town of Woodbrige and and the popular Sutton Hoo site just 10 miles away.

Only 20 minute drive to the coastal towns of Aldeburgh and Thorpeness and 15 minutes drive from the riverside town of Woodbridge. The Cottage is an ideal base to explore coast and countryside of Suffolk. Surrounded by footpaths and being directly on the National Cycle Route 1, makes Rookery Farm Cottage perfect for walkers, cyclists and beach lovers alike.

Originally built as a farmhouse in C 1700, Talltrees was recently fully renovated to an exceptional standard combining the contemporary open plan way of living with a warm homely feeling. This country retreat sits in over an acre of private land with the owners separate accommodation at the opposite end of the site. It is only a ten minute walk from the centre of Framlingham and its selection of eateries and independent shops. We maintain and clean our house to a very high standard.

Framlingham has a lovely selection of eateries and traditional pubs as well as a twice weekly farmers market that supplements this special town.

Annex at The Orchard

Welcome to my Annex. We are located a 10 minute walk from the centre of the market town of Framingham and a 5 minute walk to the Castle. We are a 20 minute drive by car from the beautiful Suffolk Coastline. Our annex is finished to the highest quality. We have one bedroom with an ensuite bathroom. There is also a double sofa bed in the living area. We are sorry but we cannot accept bookings for couples with small children. If you have any question please just ask.

Upper Alde Barn is a luxury barn conversion within the grounds of Dernford Hall, set in 32 acres of Private Nature Reserve this is a truly peaceful getaway with landscaped private river walks. The barn contains a stunning galleried bedroom overlooking the dramatic lounge area complete with oak beams and an open fireplace. Private enclosed garden great for those with dogs. Tucked away but within a short walk of the market hill and Framlingham Castle yet only 25 minute drive from the coast. Our recently converted ground floor annexe has a Retro-Scandinavian feel comprising double bedroom with en-suite shower room and living area with sofabed and bespoke fitted kitchen. Guests will have use of part of the south facing garden and parking for one vehicle is in a shared driveway.
