Our 18th Century Barn is a newly refurbished private annex forming part of a country house set in seven acres of garden and paddocks. The barn is self-contained with many original features and benefits from a quiet location with easy transport links. Located in the historic village of Little Chart, a small village near Pluckley and about 6 miles north-west of Ashford in Kent. We are ideally located for country walks, cosy country pubs or a stop off en route to the continent.
The Barn was converted in early 2019 and brought back to life a delapitated barn used to keep animals in the 18th Century, the Barn is located on the entry to the Surrenden Estate and is part of a listed property dating back to the 15th Century. The Barn is situated away from the main house and has its own south-facing patio area. Guests have access and use of the main garden and children’s play area with swings and climbing frame. The Barn comprises a double bedroom, kitchen/diner/lounge (with sofa bed for extra guests), shower room, own front door. TV in the lounge and wireless internet. There is plenty of parking space and access is via secure entry gate into a private drive. The barn is surrounded by fields and you are welcome to help yourself to fresh eggs, apples, pears, plums and quinces when in season. This is a wonderful opportunity to see the English Countryside at its best whilst still remaining close to all amenities and road and rail network. It is a very quiet and secluded site.
Little Chart is ideally located in a picturesque rural area surrounded by orchards but is still very accessible from the M20 and A20 making it a great base for exploring the Kent Countryside. The Stour Valley Walk, which follows the Great Stour river, and the Greensand Way, from north to south, are both routed through the village and can be picked up directly from the house. We have a very welcoming traditional 15th century country pub, The Swan Inn, within walking distance of the barn. The pub has a riverside garden with children’s play area and offers delicious homemade food should you not wish to use the cooking facilities. The Pluckley farm shop is a 5 minutes drive away and it offers a variety of fresh produce including local wine and Kentish apple juice.
  • This was a beautiful venue, and would recommend staying here to anyone! 5/5

  • Wonderful little place. It has all the necessary facilities and is very cosy. We stayed only one night, but I'd have loved to stay a bit longer. It was lovely to relax here in winter and I can imagine it's even lovelier in summer when you can enjoy the view from the lovely patio. Very happy we chose to stay here.

  • Lovely place, Is situated close to the host’s house but felt super-private and was super-clean and really nice. Really nicely refurbished & spotlessly cleaned - we had an ace time.

  • Sharon is a wonderful host. Always glad to help, she'll cater for anything you need. The house is spick-and-span and stunning with so many rooms. The bedroom is comfy. The perfect place for lie-ins. Sharon striked a match and lit a fire for us in the living-room. You'll enjoy a scrumptious breakfast in morning. The garden is huge with trees and if you're lucky you'll come across a squirrel. If you don't know what to visit, just ask Sharon and she'll recommend you what the Kent 'must-sees' are.

  • Sharon is the hostess with the mostess! A very warm welcome awaited us and Sharon did her upmost to make us feel comfortable and “at home”. With vegan and gluten free requirements Sharon went the extra mile to provide a perfect breakfast and even got us some treats which was such a kind touch and very much appreciated. Her home is immaculate and luxurious, with quality towels and bedding. We thoroughly enjoyed our stay and would highly recommend a visit. Thanks Sharon for making our weekend the best it could be :) Stephen and Tina

  • You will be made very welcome and comfortable at Inwood. Sharon is a fantastic host who goes out of her way to make sure you have absolutely everything you need for a comfortable stay. She encourages you to treat her house as if it your own, and given the size and space, this is realistic. The breakfasts are to die for and very much enjoyed. The house has real character and the setting and garden are just amazing. You cannot fail but to enjoy staying here.

  • This property is not luxurious, but is really clean, comfortable, secure and quiet and everything you might need is provided and works really well. It is also VERY good value for money. Mark is a very good attentive host and easy to contact at all times.

  • A fabulous cottage in a beautiful location. Within reach of many of the tourist attractions of Kent such as Leeds Castle, Whitstable and Canterbury. Everything you could need for a short break or a longer stay. Mark is a great host and will do everything he can to ensure you have a comfortable stay. We were visiting family nearby, but wanted our own space to be able to relax in and this suited perfectly. Highly recommended and we will definitely return. Linda and family, Liverpool

    Linda2019-08-17T00:00:00Z
  • We had a great time, lenham is the hearth of Kent. Everything is close by. Londen can be visites by train in a bit more then an hours journey. Warmer castle en Leeds castle are our best daytrips that week. For new visitors is our advice to buy a heratige card for a week. Unless you don’t like castles. The house is tidy and tastefull. It was bigger than it appears in foto’s There is a big garten to play in, or to sit in and rest. The surrroundings are quiet, you can hear the trains sometimes, but you can barely hear them. We recommend this place for families, hikers or couples. Kent is realy worthwhile to explore.

    Meindert2019-07-29T00:00:00Z
  • Mark is a superb host, very thoughtful, his home is stunning. The cottage is set on a tranquil estate, its next to the main farmhouse. There is 4 acres of fields to roam around in. The property itself, immaculate, it has lovely finishing touches and Mark provides a helpful book with all the info toy would need for the property and area. I whole heartedly recommend both Mark as a host and his property.

    James2019-06-29T00:00:00Z

We were greeted by an incredibly warm, friendly and helpful host who did her utmost to make sure we had a comfortable stay. She did everything she could to accommodate us so that we could get to our friend's wedding and back on time and cooked us a delicious breakfast, too! A very comfortable room - we would recommend this place to anyone. Thanks again for everything!

  • Staying at Judy's place was a delight. From booking the place on everything was beyond my expectations. She shared some valued info about the area (sights, pubs,...) even before I got there and found a place where I could watch the first game of Premier league that was going on that night. She does breakfasts as well so you'll have enough energy for the day. She was great to talk to and really took care that I felt comfortable at staying there. I would highly recommend staying at Judy's place!

  • Great little cottage. We, 2 adults and 2 small children, found it perfectly sized. Ate all meals outside, which has a little more space than inside. Our kids played with their kids, we got cherries from their tree and had a couple of great conversations. Highly recommend the 4-5 walks in Egerton with maps and descriptions, that'll take you all around the village. We did 2 walks through fields, along creeks and across some private gardens...

  • Niki is a great host, providing assistance and advice at check in and check out but left us to it otherwise! The cottage is even lovelier than the photos suggest. A real countryside feel with amazing views of surrounding fields and chickens in the main house garden. The cottage kitchen and laundry are very well equipped. Our only regret was not being able to stay for longer. Thank you Niki!

  • We had the most wonderful stay at the Hayloft. It was thoughtfully decorated and a gorgeous home from home for the weekend. The farm was a great addition for the kids and they loved collecting eggs in the morning with Joanna. A hidden gem. Love it! ❤️

  • Really loved our time at the Hayloft. Lovely hosts always on hand to help with any issue or request we had. Went out of their way to make our stay awesome. Forest walks and country lanes right on the doorstep. Kids loved walking to the animals, feeding the Shetland ponies (Scrappy & Scooby ) and the chickens while getting fresh farms eggs. In the country but close enough to everything. 👌🏼

  • We had such a fabulous time at the Hayloft. We stayed with our two children (4, 7months). Joanna has a high hair, a sturdy, clean travel cot and a box of toys which made it so much easier for us as parents when travelling not having to worry about these things. It was such a clean space and all the small touches did not go unnoticed. We stayed over New Years Eve and it was decorated so beautifully it felt so cosy and we can’t wait to come back. We walked down to the Red Lion pub which was very lovely and we had a great roast, they even have a menu for “very tiny tummies” again making it so much easier when you have children. Highly recommend staying here. Thank you Joanna.

For more information please use a search engine with the following search stablesfarm wordpress
Stalisfield has a delightful village green and 15th century pub which serves superb food and local Kentish beers and wines.
  • If you’re looking to escape the hustle and bustle, this is a perfect place to do so. Steve and his wife have thought of everything: the hut is absolutely beautiful and perfectly formed. Getting back to basics has never been more fun! We made a fire and lay on picnic blankets under the stars, warmed a kettle on the wood-burning stove, had a hilarious time using the eco/hand-pump shower, enjoyed being woken gently by the neighbouring animals, and loved cooking the fresh eggs on the camping stove in the little kitchen (kitchen and bathroom are adjacent to the hut in converted horse stables). We arrived after work on Friday and left for London on Sunday morning but we both felt like we’d been away for a week. Peaceful spot, and there’s a great pub a short ten minute walk away. The composting toilet was also surprisingly easy to use and felt hygienic! Highly recommend.

  • If you want something different, this is it. Beautiful, snug shepherds hut with well kitted kitchen and bathroom alongside. Wake up to hens clucking and enjoy the night sky. A real tonic.

  • It is a charming place! Really I will be back !

    Laurène2019-08-18T00:00:00Z
  • This perfect cosy little Shepards hut set in beautiful rural Kent was a real treat! The hut is so well equipped with everything you need, from a table to eat at - to extra blankets, books, fire burner and board games to play. We were not prepared for the area to be as picturesque as it was, with fantastic walks through corn fields and woodlands which go on and off quiet single lanes and winding country roads. The local pub is also well worth a little walk to! The photos really don’t do the hut justice. It doesn’t show that it has a separate kitchen next to the hut with a small camping style gas hob, sink and all the equipment you need to knock up a breakfast or evening meal. Everything had been thought of and put in place for what was a perfect weekend away! We really hope to return soon!!

    Beth2019-07-22T00:00:00Z
  • The most perfect getaway home. In such an idealic location away from everywhere. The pub which is just 25 minute walk is a lovely afternoon activity and being surrounded by nature and the animals in the field made it a perfect place to forget about the real world and reconnect with nature. Would recommend this to anyone who wants to be off grid and to relax. Thanks Steve it was perfect.

    Christopher2019-05-26T00:00:00Z
  • Such an idyllic little hideaway in the country. Views of rolling countryside, chicks and blue skies, a peacefull and immensely enjoyable few days away for us. Made good use of local paths and bridleways and found our way to a number of pubs, all with good food. The best of which was the closest, the Plough - about 15 mins walk. The hut itself is a gem, lots of thoughtful touches such as matches, torch, hamper of goodies, fridge, range of teas, plenty of crockery, pots and pans, piles of wood for log burner and fire pit. Thanks so much to lovely Steve for making us feel so welcome.

    Lucy2018-10-24T00:00:00Z

You can walk to the village centre with its public house, village shop and butchers in under 5 minutes. The Pluckley farm shop is 2 minutes drive away and it offers a variety of fresh produce including local wine and Kentish apple juice. Chilston Home Farm is a period farmhouse in the middle of Kent, the Garden of England. We have lovely walks right from the door. Perfect for exploring historic Kent or the train to London & Europe. You’ll love the period ambiance: the kitchen Aga , cosy room log fires. Two of the bedrooms have king size four-posters. It has its own bijou cinema! Lots of books & games, a piano, guitar & drums for music lovers, pool table & darts. Ideal for couples or larger families. Also a log fired hot tub
Chilston Home Farm was originally, as its name suggests, the farm for the Chiltson Estate. It is attached to two farm cottages that were once a medieval Wealden Hall House. So the property varies in age from 300 to 600 years old. Most of the farmhouse is Georgian, but built on the foundations of a wing of the remaining hall house. The house is very spacious, light and airy, with room to explore and relax. There's a huge cellar, where we've put a cinema, pool/snooker table and darts board (and the tumble drier) , a large farmhouse kitchen and scullery with Aga range cooker, electric cooker, coffee machine, microwave, washing machine and dishwasher etc. The dining room has a huge inglenook fireplace and a woodburner. In the front room we have a desk, bookcases, a guitar, piano and a drum kit for some family entertainment, although we would ask you to lower the volume after 10pm. The sitting room is at the back of the house, south-facing, and with a huge flat screen TV, DVD, cosy woodburner and squishy sofas. The house is furnished for quiet and friendly relaxation and enjoying the countryside and surrounding area and villages. Sensible parties and family celebrations are welcome, but we are unable to accommodate loud or drunken parties, or groups of mainly young single males. Please feel free to contact us for clarification if you are unsure. All the bedrooms are large and light. On the first floor, the master en-suite has a king size four-poster bed. The other two rooms have a kingsize four-poster and and a kingsize double. There are also two attic rooms that used to be the servants quarters (one leading off the other one), with twin wooden beds in the far room and a single Laura Ashely iron bed in the nearest one. Being an old quirky farmhouse, the top floor stairs are very steep to these rooms, and you have to mind your head, but it's all part of the character of staying in a 300+ year old house. (Parts date to 600 years old) We have 3 cot beds that can be placed in the double bedrooms, please ask in advance as we store them away otherwise. We prefer that you bring your own child's bedding, but have spare available if you forget of prefer not to. As well as the en-suite shower room with WC, there is a family bathroom with slipper bath and body-jet shower and WC, a separate WC and a downstairs WC in the scullery. We have a wood fired Ofuro hot tub for 2 person or solo relaxing. Heated by an external log stove, you can watch the stars at night. Due to its location we request the hot tub is solely for quiet relaxing and noise is kept to a minimum for everyone to enjoy the peaceful countryside. Lighting the fire and getting it up to HOT temperature takes a few hours so please plan your relaxing in advance! Outside is secure bicycle or outdoor gear storage, and we can lend you a pressure washer to clean up. Hot air balloon flights for exclusive couples, groups or flying instruction can also be available, weather permitting.
Sandway is a tiny ancient hamlet of 7 houses. It's a mile south of Lenham, which is a picturesque village with a medieval market square and lots of quaint, historic houses. Lenham has two pubs, a tea room, a coffee shop, a chip shop with restaurant and a Chinese restaurant. A Co-op has just opened, although we encourage our guests to help keep the local produce shops open by using them if possible instead. A local smallholder sells free range eggs and a local beekeeper provides honey. There are two village stores, a post office/sweet shop, a baker's, a chemist, a Post Office, a newsagent, a flower shop, antiques shop and gift shop. A Co-op for those who prefer anything the village shops can't provide. There's an Indian restaurant in Harrietsham, two miles away. There's a monthly open-air food market in the Square on the second Sunday and occasional specialist food markets. The church dates back to the 14th century and there is a tithe barn from the same era, where events are held several times a year. Under what is now the chemists, a Saxon grave was found. It contained the remains of three sixth century people, one of them a warrior buried with his weapons. Above the village are the North Downs, with the famous Pilgrim's Way running along the southern slope to Canterbury. You can also follow the North Downs Way, the Stour Valley Walk or the Greensand Way which link up with various other long-distance footpaths. Then you can get the train or bus back to Lenham. This is Darling Buds of May country - the television series was filmed at nearby Pluckley. You can wander the field paths and byways scented by flowers and buzzing with insects. We saw two young badgers scuttle into the hedgerow earlier this week, and the jackdaws are feeding their young in a hole in a tree over the road. If you like aviation, Headcorn aerodrome is nearby, with plenty of activity including parachuting. We are into flying and can help you with information about airfields, microlighting and ballooning in the UK. Four miles away is Leeds Castle, billed as the loveliest castle in Britain. But we're also within easy travelling distance of Sissinghurst with its famous gardens; Canterbury with its ancient abbey, the cradle of Christianity in Britain; Whitstable, famous for its oysters in season; Rochester, with its castle and links to Charles Dickens; Ashford with its outlet centre; Tunbridge Wells, with its charming shops and restaurants and Tenterden, a pretty little town.
  • We spent a great couple of days in this lovely property. It was an ideal venue for a group of friends to relax, do some cooking and enjoy sitting around the fire. Liz was a very welcoming, communicative and helpful host. I would thoroughly recommend.

  • Glen and Liz are fabulous hosts! They struck the perfect balance by welcoming us and showing us how to turn things off/on etc but then they left us to settle in on our own. We stayed over Christmas and they couldn’t have done enough for us to make it feel like home. There were Christmas trees and decorations everywhere! The cottage is absolutely beautiful with lovely little touches. The music room was enjoyed by all but we spent a lot of our time in the wonderfully cozy lounge with the fire burning. We also adored the basement and the cinema room and quite honestly were agog by the collection of DVD’s on offer!! We will definitely be staying again and would recommend it to anyone!! Thank you Glen and Liz for our wonderful time at your cottage, a lot of happy memories were made there. Xx

    Amy2019-12-27T00:00:00Z
  • Hosts are really helpful and welcoming - even though they were called away for business they had arranged a local neighbour to welcome us in and warmed the house through and provided bread, milk and butte. The house is fabulous with excellent amenities and clean. Good location - even though you are close to the M20 and Eurostar trainline you don’t hear any of this indoors. There were plenty of walks nearby. We had a wonderful time and would highly recommend staying here.

  • Beautiful home! Liz and Glen have added so many special things to the farmhouse that makes it a wonderful place to spend quality time together in a wonderful setting. The cellar was a huge hit, home to a bijou cinema with cosy sofas where we watched films as a family, bar, darts and pool table. It was a perfect little entertainment hideaway for our older children and us. We spent all of our time together in the farmhouse and didn't get bored once or switch on the TV as no need! Everything has been thought out to provide opportunities to spend quality time together...games, books, music room. Our sons learned a few more songs on the piano. We cooked on the aga which was great. The home really is a wonderful place and provides something quite magical for a stay away whether for families or adults. Can't recommend it highly enough! We would love to go back. Liz and Glen are very welcoming and great hosts. Thankyou!

  • Great space for large groups. The basement bar and games room is fun and the selection of films is the best I've seen. Really good sized bedrooms, comfortable beds, very clean, nice outdoor seating area. Bit of a walk into Lenham but but was a nice bit of exercise there and back. Our group of 5 had a fabulous time.

With views up to the Pilgrims Way and overlooking a new vineyard , this rural and rustic cabin offers a stylishly simple design, largely made from reclaimed materials, many of which were found on the farm. It provides all that is needed for a relaxing break - glamping but with many comforts of a small home. Being located on a working farm, it is surrounded by fields, vines and sometimes livestock and offers a true sense of country life.
The living space on the ground floor comprises a small sitting area complete with woodburning stove, a fully equipped kitchenette with sink and gas hob, a shower-room with a washbasin and a proper flushing loo, and two bunk beds. Upstairs there is a double mattress which is reached by a ladder. Towels are provided. Outside there is a large decking area with table and chairs and a charcoal barbecue. Power is supplied by battery and gas, and water is supplied off the mains. Phone charger sockets are also provided. Logs, kindling and firelighters for the woodburner are supplied. Please note - the woodburner will get hot! There is no fridge, but I can provide a cool box if necessary.
We are situated in between the villages of Westwell and Charing. Westwell is a picturesque, small village at the foot of the North Downs in an Area of Outstanding Natural Beauty. The centre of the village is a Conservation area with many listed buildings including a pub and a church which dates from the 13th century. Charing is a larger village and includes a variety of shops and includes a lovely tea shop. The wider area is spoilt for choice for castles, National Trust properties and of course the coast is only a short distance away. Transport links to London and Europe are easily accessible from nearby Ashford.
  • A fantastic location to really get away from it all. We loved our hosts warm hospitality and the quirky stylishness of the Cubby Hole. Great walks right on the doorstep and not far to drive for local amenities.

    Natalie2019-08-26T00:00:00Z
  • Much more than glamping. Give me the cubby hole over a bell tent any day. You have everything you need here. The views were breathtaking, Loved how quiet it was and such easy access from the M20. Situated well for exploring Kent. Perfect hospitality and communication was excellent. 100% recommended a stay here.

    Louise2019-08-23T00:00:00Z
  • Excellent accommodation. Bit expensive but would consider it quite worth the price. Jane took the extra effort to bake us a cake prior to our arrival. Would highly recommend.

    G2019-08-18T00:00:00Z
  • I visited The Cubby Hole with my fiancé. It was a birthday getaway for him and we both enjoyed our time there. Jane and her husband were great hosts. They greeted us upon arrival and brought us a carton of milk. They took great care in ensuring we were okay and if we had any questions or concerns we could contact them at any time! The cabin was so cozy. I would say perfect all year around as they have a small log burning fire in the lounge area if guests wanted to visit in the colder months. The bed was very comfortable and the country-side views were spectacular. I particularity enjoyed sitting on the porch in the mornings with a coffee. The first day we were there we ventured through the vineyards up on to Pilgrims way path and walked into Westwell village where we drank and played board games at The Wheel. I would highly recommend this accommodation for couples looking to get away for some relaxation time.

    Chelsea2019-08-11T00:00:00Z
  • We had a fabulous few days at The Cubby Hole and Jane and Trevor were fantastic hosts. The pictures do not do this fantastic little cabin justice and the views and surrounding area is wonderful. We even arrived to a lovely cake that they had thoughtfully made for my daughters birthday. Beautifully clean and everything thing you need. We loved the whistling kettle! Great evenings on the decking watching the sun go down. Thank you, we will definitely be back!

  • We had a gorgeous time at Jane’s Cabin! The cabin was super clean and cosy. The surroundings and view to the poppy’s, vineyard and woods were so peaceful and relaxing and we enjoyed walking to Charing and Westwell. We felt very welcome and were very grateful to be given extra time on our last day as no one was coming the following day!

Joanna was a great host, offering quick communications and everything was easy to follow. The hamper with fresh local goodies was fab too! Thank you :)

  • A wonderful weekend stay at a secluded and well appointed house. Great location for the kids to interact with animals.

    Simon2019-05-06T00:00:00Z
  • We would highly recommend Joanna's place. We stayed as a group with a toddler. The barn is stylish, clean, and comfortable. Just to note that the two single beds are in the same room as one of the doubles but on a mezzanine level. Very easy to get to local attractions, we visited a few national trust places. The farm walk was fun, and just looking out at the peacocks and lovely garden from the big window was very relaxing. Very easy self check in and great communication from Joanna.

The bedding is high quality and all the equipments are provided for a large group. There are enough luxury bathrooms to accomodate everyone. Lovely pub walks starting from the house, easy way to London via Charing train station and just a few miles away from the coast. JUST PERFECT!!!

Hollis Oast is set down a quiet country lane in grounds of 3 acres and the annexe is a separate self-contained two bedroom two bathroom cottage within the grounds. Rooms are light with large bifold doors onto a paved terrace. Both bathrooms are en-suite with a large shower, wash basin and w.c. Our menagerie includes a dog, feral cats, poultry & llamas. There is a village gastropub within 20 minutes walking distance and many visitor attractions nearby (Leeds Castle, Sissinghurst etc.).
We are just 20 minutes from the Eurotunnel terminal and whilst hidden down an unadopted road in the middle of the countryside, we can easily access the M20 and the M2. However there are no streetlights this deep in the countryside so guests are advised to arrive in daylight hours and to follow the directions supplied on booking.
Egerton is a small Kentish village in the heart of the undulating countryside but is close to many visitor attractions. The annexe is ideal for people who love the peace and quiet of the countryside and want to escape the hurly burly bustle of city life.
  • Beautiful surroundings, great views across the Kent countryside. A lovely welcome with home made cake. It was perfect for me and my husband and my elderly father who was constantly amused by the antics of the llamas and the geese. Really well equipped, and had lots of great touches for a short stay such as essential cooking items which I always forget to buy such as condiments, oils, teabags etc.. Extremely comfortable beds, great looking up at the stars through the skylight at night. The gardens our lovely too. Nothing to detract, maybe the dining chairs are a little too high for the dining table, I mean really, just go.

    Sonia2019-09-23T00:00:00Z
  • I highly recommend David’s place to anyone who wishes to take a break from city life and immerse in the life of countryside. Other than the superb conditions of the accommodation, you will also have the chance to observe some farm animals which are super friendly and well taken care of. It is a wonderful experience that you wouldn’t want to miss. If you want to get back to do some sight seeing, you can easily drive down to some amazing towns such as Dover, Canterbury or Whitstable.

    Anthony2019-08-26T00:00:00Z
  • We would recommend this for a short stay. The only small criticism we would have is that the bedroom is on the small side.

    Maxine2018-08-26T00:00:00Z
  • What a wonderful place in a truly beautiful location 😊 David and Chris were so welcoming and the breakfasts were exceptional. They, their home, and their adorable animals helped create the relaxing get away weekend we were looking for.

  • David was a perfect host. We couldn’t have asked for more. Lovely room. Multiple delicious options for breakfast. Local tips if needed and a wonderfully calm garden or lounge to relax in. We would definitely come back and that says it all.

  • What a wonderful house and location (not easy to find) both David, Chris and Alice(the dog) were very welcoming and nothing was to much trouble. Lovely bedroom with a shower room everything very clean. You have breakfast (which was very nice) in a room under one of the sales which use to dried the hops, hence the house name. Highly recommend.

    Clive2018-07-29T00:00:00Z
  • We had the most relaxing stay in David’s beautiful home, which is located in remote and glorious Kent countryside. David was a friendly and attentive host; our bedroom was spotless, bright and airy with views over the stunning garden, and our breakfast was fresh and delicious. We had dinner in the local pub, which we walked to through fields and orchards. Our stay could not have been more perfect. Thank you so much, David, for looking after us and sharing your home with us.

  • The house is so beautiful and spacious, perfect for our work weekend away. The hosts were super helpful at answering all my questions in the lead up to our stay. We had a lovely walk to the pub on Saturday afternoon and all 15 of us had a great time, so thank you Ruth & Francesco!

    Frances2020-02-09T00:00:00Z
  • The place is lovely, nice interiors and very cool for bigger groups as the kitchen and living room areas are all connected and the jacuzzi is right outside. The big fireplace is cozy and amazing to sit around and the pool table keeps the group entertained. We brought many boardgames and a playstation so had plenty of entertainment and didn’t need to leave the house. We had a great time at Ruth’s place. Just be aware that it’s not very handy to stay with many couples as there are only 2 private double bedrooms. An additional room can be used as a couples room when pushing the single beds together and if you are only 14 you can use the family room as a couples room and leave the two beds upstairs unused. So then you can fit 4 couples in but if you’re 16 or more with more than 3 couples wanting a private room it might be a bit tricky.

  • It is rare indeed for holiday journey to lead not only to a place that meets your physical needs (of comfort, restfulness and beauty, not to mention a good tariff) but also to the foundation of lasting friendships. With Kindling Cottage, and its owners Frank and Chrissy, my wife and I have found just that gem. Frank and Chrissy introduced us to their friends at the perfectly-sited Inn (The Plough) the very first afternoon of our arrival. Indeed, we arrived during a bank holiday weekend for which The Plough Inn had thoughtfully arranged a Beer Festival. And thus began our month long love affair with Stalisfield Green, Kindling Cottage, Charing and even the wiggly roads of Swale in rural Kent. The Cottage is ultra-modern, flawlessly clean, and is sited within the borders of Frank’s wonder of a garden. Indeed, fresh floral arrangements appeared on the garden table weekly. We were treated to Kentish ales, local porters, wine and cheeses under their back garden apple tree. Mary Beth was in heaven with Chrissy’s Pimms. An enormous bed (even Henry VIII would have found it roomy) made every night luxurious, and the shower/bath was posh as well. Yes, we were on holiday, but I did keep tabs on things back at home and office, and worked on an art project or too as well. All that is to say that the connectivity, especially the wifi more than met my (pretty demanding) needs. My wife is also fond of (no, really addicted to) cook-off, restoration, and antique valuation television shows. All of them, plus several hundred more, were available on the Cottage satellite. We are already making plans for spring, hoping to spend more time with Frank and Chrissy and their perfect-home-away-from-home that is Kindling Cottage.

    Christopher2018-09-24T00:00:00Z
  • What a brilliant stay, it exceeded our expectations. Frank & Chrissie were so very kind to us and there were fabulous extra touches before we arrived, cut flowers from their garden, a basket of yummy goodies, including veg from their Patch and eggs. They couldn’t have been nicer and made our stay a memorable one. The cottage is extremely private, very comfortable and a real home from home, I am very fussy when it comes to my ‘creature comforts’ and Kindling Cottage met all our needs. We had two wonderful weeks exploring the area, enjoying the local ‘Tractor Fest’, National Trust houses, Tenterden is a beautiful town, we went on a woodturning workshop and silver ring jewellery making day, steam train and much more. To end the week we enjoyed the beer festival at the Plough Inn just 2minutes walk from the cottage. Great food there and the Bowl Inn just under a mile away. We had a fabulous holiday and would highly recommend it. A real rural treasure. Thanks Frank and Chrissie for making our holiday one to remember.

  • Frank and Chrissie are fantastic hosts and the cottage was perfect. I stayed with them for 6 weeks while on placement for my degree. Frank and Chrissie were great hosts always making sure I had everything I needed. The cottage was a perfect place to relax and a quite place to get work down. I highly recommend Frank and Chrissie's place for holiday makers too as it's in a great location to explore the area in and around Ashford and Canterbury!

  • Sue was very friendly and welcoming. The rooms were very clean, and the house was immaculate. Willow is a sweetie who we tried to "sneak" her into our truck to take home. Breakfast was very good and Sue made a massive effort to accommodate my Coeliac disease and diary intolerance. We would definitely recommend.

  • Cannot recommend Sue's place enough. Great location, lovely little pub up the road. We were in the area for a wedding and she really did go above and beyond to help us out. Willow the lovely black Labrador was an added bonus!

  • Sue prepared a very nice welcome with tea and cake, the rooms have been very clean and our daughter even had a seperate room. Sue helped us with nice recommendations in the area and prepared an early and very delicous breakfast as we had to leave early. We can highly recommend this place.

  • A great setting, a spacious house but with a homely feel. The space is perfect for a group gathering and the hot tub a treat. Lovely garden and easy nearby walking.

  • We had the most glorious stay at Clare’s house in the August sunshine. The house was perfect for our two families, each with two young children, with so much space and home from home comforts. The garden was beautiful and peaceful, and the swim spa was very well used during our stay. We found everything we needed in the house and Clare’s check-in instructions were very welcome and helpful, and she replied quickly when we had any questions. What a great host, and what a beautiful home. We’d highly recommend this stunning Charing home.

    Katie2019-08-26T00:00:00Z
  • Clare is a lovely, welcoming and attentive host, and the house is beautiful. The hot tub was an absolutely hit with the teenagers, and parents too! The garden was particularly lovely, beautifully laid out, and I found a fantastic sunny corner for my morning coffee. Charing itself is super cute, and we even went to the races! There's plenty to do for my very active boys, fishing nearby and a few skate parks too. A wonderful Easter break.

    Lucy2019-04-22T00:00:00Z
  • We had a wonderful weekend staying in Clare’s home. The house and garden are absolutely beautiful - even better than the pictures suggest. Clare was a really brilliant host, showing us around, telling us the quirks of the house and making us feel really welcome. She was quick to respond and really easy to deal with. We would all happily stay at Peckwater House again.

Our home is being lovingly renovated, as it was in a very sorry state when we moved here in 2009. It has been a labour of love and work is still ongoing. We are artist and musician's friendly. We have many personal interests and willing to share.
Welcome to the medieval village of Charing in Kent - the Garden of England and Chaucer country. Set in the mid-Kent countryside this small village remains unspoilt and beautiful. An ideal spot for walkers, cyclists, artists and photographers, the countryside views are stunning all year round. Our late Victorian house is being carefully restored in traditional cosy style and has a comfortable and modern ambience. We invite you to read all parts of our profile carefully, to make sure that you understand what you are booking for, including the style of breakfast offered. Here we have one double bedroom available, with two single beds, which can turn into a super kingsize bed, plus there is space for a child's cot. The spacious family bathroom, with shower and roll top bath also has underfloor heating. There are two other separate toilets as well, one on the ground floor. The house is just 5 mins walk from Charing railway station on the main line to London, Canterbury, and Ashford International which gives quick access to London, Paris, Brussels, Marseille and Continental Europe. Also close are the historic towns of Canterbury, Rochester and Tenterden - worth a visit for sightseeing and shopping. Local amenities include good restaurants and fine old country pubs, as well as shopping at the famous Ashford Designer Outlet and country markets close by. The area has many places of interest to appeal to all tastes - Leeds, Bodiam and Dover Castles are within easy reach, as well as famous gardens like Sissinghurst, the secret gardens of Sandwich, and the well known Rare Breeds Children's Farm at Woodchurch. Britain's most haunted village - Pluckley, is only a few minutes away, great fun for the ghost hunter! For the more active, local sporting facilities include, Golf, Fishing, Boating, Gliding, Parachuting, Ballooning, Shooting and Horse Riding. Charing has a horse racing track, which hosts several annual point to point events, and racing at Folkestone is only a short journey away. The Battle of Britain was fought in the skies above this area. Nearby WW2 airfields are still flying vintage aircraft locally, including Spitfires. The RAF Memorial at Folkestone is a focus for flying displays in the summer. Children love the nearby coast with sandy beaches, as well as Kent's unique and world famous Romney, Hythe and Dymchurch miniature steam railway. The famous pig racing at the Rare Breeds Centre is a must in the summer months. We are two friendly and welcoming adults, an affectionate female cat (Lucy), and a Romanian rescued small friendly well behaved female dog (Millie). We speak fluent Portuguese, fairly good Spanish, and will have a go at French and Italian. Professional Complementary Therapies are available by prior arrangement - please enquire by email. There is wireless internet connection and TV. Continental breakfast is included. Tea & coffee in your room, hairdryer and bath robes. Free car parking. Charing is a beautiful and welcoming village close to the North Downs, with great walks and many amenities. We look forward to welcoming you and your family. Please let us know in advance if you have any specific or unusual requirements.
We live fairly close to the centre of our village, with shops, cafe, post office and Pub, and near the crossroads with the A20 main road. This road can be busy during the day, specially in the summer months during harvest time, and the holiday period. Once in a while (on average once a year), operation stack is imposed on the M20 motorway, so traffic increases on the A20 during the day. However, traffic lightens considerably after about 9.00 pm, and you should have no difficulty in getting a quiet and restful night's sleep. Most of our guests confirm this too.
  • I really enjoyed staying at Grace and Ken’s house. The room was big, bed comfortable and everything was very clean and nice. Both Grace and Ken are lovely and inspiring people and if I ever come back to Charing I’ll definitely stay there again. The additional bonus point was a beautiful cat Lucy who kept coming for cuddles 😊

  • Grace and Ken are very friendly and welcoming, and their home is lovely. The bed was really comfy, the bedroom cosy and nice, and the bathroom spacious and light. Everything was spotlessly clean, and so nice to have a cup of tea in the sunny garden.

  • Grace and Ken are wonderful hosts, very caring and very nice and interesting people. We made friends from the first moment we met!

  • A lovely place to stay with a comfortable room and a yummy home made breakfast

    Michelle2018-08-26T00:00:00Z
  • Grace and Ken offer wonderful hospitality, a warm welcome and pleasant company. The room was ideal, very quiet and breakfast was delicious. We had lovely time and would recommend a stay at their home for a delightful stay in the Kent countryside.

    Simon2018-08-05T00:00:00Z
  • As soon as I arrived Grace and Ken took me into their lovely back garden for a welcome cup of tea and some delicious homemade cake. Just what I needed after a long journey. The house was exactly as described - very clean, cosy and welcoming. Grace and Ken were very kind and interesting people and Ken even took me for a tour around the village shortly after my arrival so I could get my bearings. Following a good night's sleep in a very comfy bed, I started the day with a spring in my step. In terms of location, the house is very well situated and only a few minutes walk from the train station and right next to the charming and historic village of Charing. I felt at home and part of their household from start to finish. I would not hesitate to recommend Grace and Ken as hosts and I would certainly stay with them again if I was returning to visit the area.

  • You couldn't hope to meet two more welcoming and interesting hosts than Grace and Ken. Their house and garden are gorgeous, and they could not have done more to make me feel at home and even part of the family, as if I had known them an age. Conversation was fascinating and the homemade bread divine. I very much hope we stay in touch.

  • We had a wonderful stay with Grace and Ken. Their home was lovely and comfortable and the hospitality was exceptional and they were very accommodating. The tea and carrot cake at the end of a long day was great. They are very interesting people to talk with as well.

A spacious cosy cottage in the heart of the countryside in Kent. The train station is a 5 minute walk away with direct links to London, the Coast or Ashford International. The village is a 5 minute walk, where you find country pubs, shops and other amenities. There are fields for walks and hiking. Pilgrims Way ( North Down Way) leading to Canterbury is a short walk up a hill and the views are amazing!. Lenham is close to Junction 9 or 10 of the M20.
The room consists of a comfy double bed, with an en-suite attached. There is a TV, drawers for clothes, a wardrobe and a radiator. Newly refurbished and new carpet means the room is very plush. Guests can access our kitchen and use the facilities around the house too.
A very nice and friendly area with play parks and lots of open spaces for any activities. Lenham is a medieval village with great food serving food and real ales .There are plenty of historical sites locally such as the beautiful Leeds Castle. Whitstable is a 40 minute drive and is a buzzing seaside town.
