We host all types of fabulous events, from concerts to team building days and flower arranging workshops. The tranquility and seclusion of this very unique building, and its location makes it an ideal space. Each event is priced individually, please do get in touch with Emma in the office. Once part of a 12C Augustian Priory set in 8 acres of private parkland in the Suffolk countryside. We are surrounded by forest walks and marshlands, and only a few miles to the nearest beach. Between the coastal town of Aldeburgh and the popular town of Woodbridge, Butley Priory is the perfect country escape to relax and unwind in the company of your favourite people. Cook for yourselves in our big Aga kitchen, or once you are booked we can put you in touch with our great caterers at Butley Priory who can meet your every need! There are many gorgeous pubs and sea food restaurants in the area, Castles to visit, wild windswept beaches, antique shops, farm shops and walks. The house sleeps 18 guests in 8 bedrooms. There are two very large family rooms (large double bed, double sofa bed and single day bed), two double bedrooms, and one single bedroom. Four of the bedrooms have en-suite facilities, and on the top floor there is a further 3 rooms, 2 doubles and a single with a shared bathroom. Amenities: Melton train station, 3 miles. Direct train to London Liverpool St. (1.5 hour journey time) log fires Wifi Aga Dishwasher Washing machine Tumble dryer Parking Dogs allowed Televisions Amazon fire TV/DVD player On offer are many lovely walks, beaches, forests, good pubs, castles, seafood restaurants, log fires and fresh air! I live in the cottage next door to the big house, so I usually like to meet the guests and show them around on arrival, and I am available should they need me. If I am away, one of my team will fill this role. This is real countryside, amazing to be so close to London yet it feels like you are miles away. There is nothing but marsh lands and creek between us and the sea . . very few houses, and a real feeling of being in another world! You need a car ! . .or a horse? however additional guests can come by train. Melton Station is only 10 mins away, and there is a connection in Ipswich to Liverpool Street, 2 hours. We ask for a minimum of a two night stay in Autumn/Winter and during Spring/Summer we ask for a minimum of a 3 night stay. We sometimes can consider 1 or 2 night bookings on weekdays please get in touch. WEDDINGS AND PARTIES We are happy to host weddings and parties! The Great Hall and Drawing Room are both licensed for civil ceremonies upto 100 and dining/parties can be held in the house all year round. For those looking for more of a festival vibe there is also the option of putting your own marquee on the front lawn. Amplified music is permitted for events and we offer a fully licensed bar. We also have public liability insurance as well as a valid premises licence. Please look for us in the usual way and get in touch with our event team in the office to discuss your ideas. Suffolk is a beautiful county and though we are deep in the country side there is lots of fun things to do near by. We love to go swimming in the freezing cold North Sea at Shingle Street! Not for the faint hearted!! Visit the mediaeval town Orford with its fabulous castle and great pubs and a lovely village shop. Eat the best fish n chips on the beach in Aldeburgh Visit the saxon burial ground at Sutton Hoo. Or sit by the river in the sun enjoying local seafood at The Ramsholt Arms Pub (website hidden). Woodbridge is the closest town with all shops you need, about 15 min drive away. Or you could have an online Tesco's delivery delivered strait to the door! The closest store is Martlesham

  • We booked the Priory for a special birthday party. And it *more* than lived up to expectations. Emma (manager) and Peter (chef) were super helpful in the run-up and their teams were great on the night. But the place itself was the real star of the show. What an amazing building. It really made the party. A smaller group of us also had a lovely time on the Sunday in more traditional Airbnb style, cooking up a lovely lunch in the fantastic kitchen and snoozing in front of the fire. The bedrooms are great too. Can’t recommend this place enough.

  • An amazing weekend away for 19 of us. We had the most wonderful time at Butley Priory. The place is historic, without being stuffy, it is so tastefully decorated an every detail is thought about. It makes for a wonderful place for dinner parties, relaxing by the fire, dancing, playing the piano, going on walks and enjoying the gorgeous grounds. Thank you!

  • This is an incredibly unique and beautiful space - frankly the gorgeous photos don't do it justice. A great place to host friends for a long weekend or for a quiet retreat in the countryside. We spent our time cooking and walking in the local countryside. Francie was available to answer questions during our stay and stopped by to say hello. We stayed during January and being an incredibly old building, it can get a little cold but the fireplaces and heaters made sure that most of the rooms remained habitable even during the night.

    Trickers Mill is a 5 storey Grade 2 listed Tower Windmill with its own private courtyard located in the heart of Woodbridge close to the Market Square. The ground and first floors have been converted to provide fabulous accommodation for two people.
    You will have a unique experience as there are no other habitable windmills in Woodbridge.
    The Mill is just minutes from the Market Square where there are numerous boutique shops, bars, pubs and restaurants. A further stroll down the hill brings you to the bustling Thoroughfare with a further variety of shops, eateries and bars. We love Honey and Harvey for a light lunch and The Table for great evening meals . Walks along the Deben river wall with views of the Tide Mill are also enchanting.

  • The Mill was a great place to book a surprise birthday stay, definitely the wow factor! The accommodation is extremely comfortable, cosy and warm in winter. Thanks to Tessa"s extra touches of bread & milk and pretty flowers to feel right at home. The views from the top floor are well worth seeing if you are happy to ascend the top ladders. Tessa was wonderful to communicate with & offer recommendations as we didn't know the immediate area. Woodbridge is a very pretty town, lovely shops to browse and lots of lanes everywhere to wander and see where it takes you. We would love to return to Woodbridge and the Mill again. Thank you for rescuing and renovating it to share with us!

  • What can you expect from a stay at the mill? Expect to be wowed. It is a truly unique place. Many original features are preserved, whilst having all the comforts modern life needs. If you feel slightly adventurous, be sure to climb the stairs to the top of the mill. Woodbridgeis a nice quaint little town with lots of pubs and restaurants nearby. Perfect location to access shops and a great restaurant, The Galley, which was 2 minutes walk away. Also walking distance to the Tide Mill. I have recommended the Mill to all my friends.   • A wonderful unique experience. We loved staying here and exploring the top of the mill. The space is lovely and very well furnished. We had a delicious lunch at the gastro pub The Unruly Pig and a wonderful experience at the Solebay Fish Company. The seafood here is just out of this world. We loved arriving at this ‘shack’ in the middle of nowhere... I would definitely recommend staying here.

    Our charming cottage, just a short drive away from the Suffolk Heritage Coast, sleeps 3 people. Visitors to the White Cottage have their own sitting/dining area, bathroom and 2 bedrooms up their own staircase. Boutique singer/songwriter studio available for hire-please enquire.
    The White Cottage is a grade 11 listed dwelling dating back to the 17th Century. The cottage has views across the fields to the front , and a beautiful spacious garden to the rear. The property features open stud work, exposed timbers and a multi fuel stove. We have 2 bedrooms-sleeping 3 people. Although there is no kitchen for guests, a nespresso machine and a supply of coffee pods are provided. We recommend a visit to our very local farm shop cafe for a superb choice of cooked breakfast/brunch/lunch if required. Plates, cutlery, glasses and bottle opener are provided if guests want to bring their own provisions to the cottage,or order a takeaway to be delivered. Guests are also welcome to use the barbeque. An electric cold box is available for guests to chill drinks and food. Off street parking to the front of the cottage is available.
    Lower Hacheston is North-East of the village of Wickham Market where there is a full range of facilities and shops, and we are fortunate to have a choice of pubs- just a short drive away, all serving fantastic food. Campsea Ashe has a recommended auction house, and local market on Monday mornings. The market towns of Framlingham and Woodbridge with nearby Sutton Hoo are also easily accessible and provide a wide range of shopping and leisure facilities. The Suffolk Heritage Coast is just a short drive away, and Snape, Aldeburgh, and Orford are all within easy reach.

    Unique houseboat with stunning river views across to National Trust site, Sutton Hoo. Just a 5 minute walk from Woodbridge's thriving town centre with great pubs, cafés, restaurants, independent shops & cinema. 10 minute walk to train station (90 mins to London).     Sea Rover is a houseboat with a difference. Located on the River Deben overlooking the historical site, Sutton Hoo. Great for bird-watching, fishing or just gazing out across the river. Just a 5 minute walk into Woodbridge where you will find fabulous pubs, cafés, restaurants, independent shops. and cinema. The boat is bright and spacious, 'a floating studio'. Double sofa bed in the main space and a single on the lower deck, so comfortably sleeps 3. Kitchenette (electric hob, fridge and microwave and grill), shower/toilet, TV, radio and DVD player all on board and a wonderful sun deck. Please take note that as this is a boat the shower is not a power shower and the washroom space is small. Also there are a few steps into the main part of the boat and several steps to the shower/toilet and lower bunk bed. There is a BBQ in the white seat box on the front of the boat and a picnic area next to the mooring. Bikes are also available. Exclusive use of the houseboat and sundeck. Use of the picnic/BBQ area next to the mooring. A welcome and introduction to the boat. We can be contacted by mobile anytime during your stay. An idilic spot with incredible views across the river and just 5 min walk from a fabulous selection of restaurants, pubs, cinema, swimming pool/gym and independent shops. Also just 10 min walk from the train station (90 mins to London). Suffolk's best beaches are just a bus ride away as is the concert hall at Snape for incredible dance, music and festivals. 10 min walk to train station (90 mins to London Liverpool St and 15 mins to Ipswich). Regular bus service to Aldeburgh (seaside town), Snape (concert hall/festivals and independent shops) and Felixstowe (seaside town). Sea Rover is a boat and staying on her is different to being on land. She is very sturdy and doesn't rock about but she will slightly sway when the tide is high. Please take care when getting on and off her when she is floating. As the River Deben is tidal, high tide is every 12 hours and the boat will be floating for 2-3 hours during this time.

  • This is the most lovely little boat to stay on. Jo is a wonderful host, welcoming, helpful but not intrusive at all. The boat itself is very clean and well equipped with anything you could need for a stay and there was still plenty of space, it wasn’t cramped at all. The beds are so comfy and the boat is a well decorated, cozy home. The area is quiet but lovely and the people so kind, especially others in the boat yard who are also welcoming and helpful. My best friend and I had the most wonderful three days here before we separate for university and will definitely be returning! Amazing!

  • The boat was really well equipped and bigger than I expected. The tidal aspect of the river is quite odd - no water for hours then you're up and floating for a bit - good fun! Lovely to sit on deck, people watching on the tow-path. We ate at the Unruly Pig - amazing meal and a nice 40 min walk to get there and walk if off afterwards!

    Rural, peaceful setting in our garden. Self contained and private with your own access from the garden to conservatory leading to bedroom and shower room. Views over the garden and open countryside beyond. We have aimed to create a calm and restful retreat. We do not supply a television, we wanted the annexe to be a restful space and our guests tend to stay with us for walking, music and relaxation. If a television is very important this might not be the ideal stay for you. Please use the garden as much as you like.
    Beautiful scenery, quiet, bird life and wild life, close proximity to some great places, walking distance to 3 good pubs all serving great food made with local produce. 4th pub about 30 mins walk through woods, live folk music, good food. Snape Maltings concert halls 5 min. walk from the Garden Annexe. Short drive to the coast and several historic sites. Beautiful walks along the river and salt marshes, inland walk through marshes and forest to Aldeburgh, we are on the edge of Tunstall forest. This is an ideal spot for guests who are attending concerts at Snape Maltings. Places of interest that are within an easy drive: Sutton Hoo Aldeburgh Thorpeness Dunwich Minsmere Framlingham Orford Southwold Woodbridge and many more

It was spotlessly clean, full of thoughtful decorative touches relevant to Suffolk and really cosy. You’ll have everything you need in this Airbnb including a delicious breakfast in the morning cooked fresh and delivered to your conservatory, prepare to feel spoiled! I want to also mention that my fiancé and I got engaged the weekend we stayed and Priscilla & Ricardo went the extra mile to make it that little bit more special.     Located in a beautiful village with access to main routes. Suffolk attractions such as Minsmere Bird Reserve, Aldeburgh, Snape Maltings, Framingham and Woodbridge are all just a few miles away. A station accessing the Ipswich to Lowestoft line and the pub are within five minutes walk. The accommodation has a kitchenette, bathroom with shower and continental breakfast if required, on site parking, independent access, and use of our relaxing garden.
    Independent living space, which has one double and other is sofa bed. Area houses kitchenette with fridge and microwave only (please note, no cooker). Bathroom with shower and toilet downstairs.
    CO-OP Supermarket in Wickam Market, 5 minutes drive. Local pub ' The Duck' usually serves food until 9pm but best to check if you intend to eat there. Station accessing line to Lowestoft and Ipswich also five minutes walk (line is not audible from House). We were looking for a quiet break away from normal everyday life, and Moi's place was just perfect! The accomodation was beautifully clean and felt really homely, we bought our little dog whos a rescue and isn't a fan of loud noises, so this location was perfect! We also thought it was such a lovely touch for her to provide milk and bread- it just felt like it was more than just staying in someone's rented out accomodation. Would definitely love to come back!

    We are a detatched bungalow set in 5 acres surrounded by open coutryside in an aonb on the suffolk coast.We are six miles from Woodbridge and 1 mile from Woodhall Manor. Local places of interest include ,Sutton Hoo,Snape Maltings,and Bawsdey Manor. Plenty of tracks and bridle ways for riding,cycling and walking.
    A spacious home is what is on offer, you will have your own room with shared bathroom, there is also a separate loo. The kitchen-diner, lounge and conservatory are shared spaces with us. Our lifestyle keeps us outside most of the time, so the chances are we would not be getting 'under each other's feet'! With the colder months approaching, there is a lovely wood burner in the lounge to relax in front of.

  • Staying a night at Simon and Ali's home was a superb experience. The house is very comfortable, cute and cosy ! They shared some of their life with horses with us, and we really enjoyed their 3 dogs which are all very kind (if you are a bit afraid of animals you don't have to worry at all). Mattress were really comfortables and the bathrooms perfectly clean. Perfect access to the kitchen with all equipment you could need. So much choices for our breakfast, it was fantastic. My friends and I highly recommend this place !

    About 15 minute walk to the sea, short drive to the Quay and it’s lovely cafe and views. foot ferry to Old Felixtowe with its fish stalls and boats. Local pub in next village, serving food. Local shop there too. It’s within an easy drive of Snape concert hall and Aldeburgh. There is a good country market and town market in Woodbridge
    Ground floor spacious room with single bed and en-suite. Space to have breakfast - provided in fridge - and a desk to work at. French doors to large garden with sea views and patio furniture to use for breakfast or relaxing.
    Close to the coast which is great for walking, bird watching and beach combing, or even a swim. The coast in this area has a mixture of arable farming and lowland heaths. A lot of wildlife and birds.
  • This was exactly what I needed. I was working 90 miles from home on a two day event. By staying local, it saved me the 4 hour journey home and back again. Amanda has thought of little things; like making plate, knife, fork, spoon and a chopping board available - so you could take an evening meal in with you. A nice clean "period" house, that reminded my of my Grandmothers farm house. Shower and toilet is within the same room and very modern. Extra blankets being available was a nice touch.

    This is a sunny Victorian cottage 4 miles from the Suffolk coast and Felixstowe. The house is light, airy and spacious. You will have a large single room with ensuite, use of the kitchen, your own cupboard and fridge/freezer space. There is a TV in your room and fast wifi. The parking is within the property, which is gated. You are welcome to bring your own food. I will offer toast and marmalade and tea/coffee for breakfast. The house is down a private track, away from the road.
    Besides the landlady, there is another lady lodger and we all use the kitchen and the rest of the amenities.
    There is a pub which does good food 1/3 mile from my house (down a lit road with footpath). There is also a farm shop with cafe open during the day about 500 yards from the house. If you enjoy going for walks, there is a lovely 1 mile walk through an Area of Outstanding Natural Beauty to the River Orwell estuary where you can follow the coastal path to Trimley Marshes wildlife reserve.

  • Susan gave me a very warm welcome. The single room was warm, clean and comfortable and the ensuite shower worked very well. There was a small multi channel TV in the room and good heating. Susan is an interesting and considerate host and provided a light continental breakfast which was a bonus I was not expecting. The local pub is a 10 minute walk and provides a varied and reasonably priced menu for evening meals. This was a great stopover on my way to Norfolk to visit family. Highly recommended and excellent value.

Rita was very accommodating as we had a 5 hour journey from home and didn't arrive until after 11pm. Nothing was too much trouble and the cone outside made spotting the house easy!     An ideal holiday base for discovering the delights of Suffolk, it is wonderful place set in AONB (Area of Outstanding Natural Beauty) in which to relax and unwind. This comfortable and charming brick and flint cottage boasts light and airy accommodation is well placed for exploring the area’s many delights. Walking, cycling and bird watching are especially catered for locally.
    Both Sutton Hoo (an ancient NT owned burial ground) and Woodbridge, with its picturesque harbour, cinema, restaurants and good shopping, are less than 20 mins away. In addition a short drive away, there is Bawdsey Ferry, Orford nature reserve and Rendelsham forest.
    15 minutes walk to seafront along a quite country road. Good location for star gazing as there is minimal light pollution. Perfect location for birdwatching, walking or even cycling as we are on the national cycle network, route 41.

I definitely recommend this accommodation and will want to use it again when in the area.

    This period holiday cottage dates back to the mid 19th Century and was originally home to the village schoolmistress. ‘Teacher’s House’ has been tastefully restored and furnished to a high standard and offers light and airy self-catering accommodation. It has a pretty, enclosed garden and country and coastal walks straight from the front door, as well as being a great location for exploring further around the Suffolk Coast.
    The front garden of this pretty semi-detached holiday cottage is predominately laid to pea shingle with off road parking for three cars. There’s a well-stocked border and flowerbeds with space to sit and enjoy the evening sun. A gate to the side leads you through to the safely enclosed rear garden, which is beautifully laid out with terrace and patio areas furnished for you to relax or BBQ in the fresh air. This garden is part walled and part fenced giving privacy and a feeling of seclusion, while still allowing glimpses of the attractive grounds of the picturesque Old Rectory manor house next door.
    Originally housing the schoolteacher, Teacher’s House is attached to the former village school, now a private home.   • Although we we were rather later than intended (flooding had closed a section of the A1), Karen made us welcome. The accommodation is attached to, but separate from the house, with its own entrance at the side. This meant that we did not disturb Karen when we left or came back in the evening. It was always warm, without being overpowering; I would recommend bringing a pair of slippers for the tiled floor in the bathroom and utility area. The bed was comfortable and had, for us, the right amount of covering. There were a number of friendly, domestic touches, such as the photographs of family, the drawings and paintings of ships and of North Wales on the walls, and the books and maps in the bookcase. You have your own bathroom and really good-quality towels. There are no street lights in Tunstall which means it is dark at night. Karen provided a torch and reminded us to put the outside light on if we were coming back late. Finding Karen’s from Wickham Market direction you have to remember that hers is the second turning on the right, just before the right-hand bend.

    We are lucky to be in a great quiet location but with easy access to shops and the beach just 5 minutes away. Also we have a very good pub at the end of our road, serving food all day!

We arranged with Julie to cook in her kitchen, which was a huge plus as we stayed for three nights and I don't get on with takeaways or eating out more than once a weekend! The bed is comfortably firm and the shower in the room is excellent. There is a small basin in the room but the toilet is in the shared bathroom, although this wasn't a problem as Julie uses the downstairs toilet when she has guests. Check-in and check-out were easy and there is off street parking in front of the house. Highly recommended.

    Elegantly decorated and fully furnished, the flat is located in the heart of Woodbridge (just 5 mins from train station, 20 mins from Ipswich and 1.5 hours from London). The flat is available for monthly rentals from 23/12 2019 - 1/4 2020 and would suit a professional person looking for temporary accommodation in Suffolk. The flat consists of one double bedroom with en-suite shower room, a large living-dining room, a small kitchen and laundry room. The flat also benefits from use of the garden at weekends. Despite its central location the flat is in a very quiet area and benefits from lots of natural light. Woodbridge is a very picturesque old town on the river Dene offering lovely walks and there are plenty of shops, restaurants and cafes. The sea and beach is within 20 minute drive. Other feature include: - flat screen TV - gas open fire - washing machine & tumble dryer - gas central heating The price includes all bills (gas, electricity, tax, etc)
    Woodbridge is a very picturesque town on the river Deben, which is lovely to walk along.
  • I stayed just over a month in Christina's lovely home. I had everything I needed, and anything else was close by with many stores and pubs on the same street. I had a little trouble finding it. It's located on a private street off Thoroughfare above Barclays bank. Christina was highly communicative though and available for assistance throughout my stay. There were nice touches such as fresh flowers, scented soaps, and lotions for me to use. She also has an impressive and eclectic library/music collection :) I enjoyed walks by the river and the overall peaceful atmosphere in Woodbridge. Residents were friendly and helpful. Maybe it's just me but as an American tourist, that's a treat, as I've had mixed reactions in my travels. Another bonus was that the train station is a short walk away with links to major cities. I'd happily stay here again :)

    A cosy, perfectly formed space in the centre of Orford, The Studio is ideally placed to enjoy this gorgeous Suffolk village. A short step to fabulous walks, Pump Street Bakery, 2 pubs, 2 restaurants, a tea room, Village Shop, Butcher & Pinneys Smokery, as well as a short drive to Snape, Aldeburgh, Woodbridge... you won't want for diversions, unless you just want to chill out on your own private patio. Ideal for a couple, a 3rd person can be squeezed in, and your dog is also welcome.
    The Studio is a bright modern space set in the garden of hosts Lydia and Mike's home in the centre of Orford. It is set up with everything you need for your stay - cosy in the winter and the big sliding door opens out onto your own patio in the summer. All the village amenities are in walking distance and you can access lovely walks almost straight from the house.
    Orford is a real English village, at the end of it's own road. Unless you are sailing here you can only reach it by driving through forests. The top of the village is more modern, then from the village square down it is packed with the quaintness of a truly ancient village. The Castle is 12th Century, the Church originates from the same period... what look like Victorian houses are often much older houses "modernised" in the 19th Century. In all except the inwter months the river is active with fishing boats, pleasure boats, sailors & canoeists. Orford Ness and RSPB Havergate island can be visited in the summer and a river trip is well worth the time.

Set in the beautiful Alde Valley, within easy reach of the Suffolk Heritage Coast. * Coronavirus * We appreciate you may not be able to or want to go far from home but we are very much open for guests in the beautiful Suffolk countryside. We would like you to know that we are taking extra care with cleans between guests and for this reason we are extending the check in time to 5pm.
    White House Farm is an early 17th century listed farmhouse, partly remodelled in the late 18th century. It retains lots of original features and character, and sits within beautiful countryside with views across water meadows and woodlands. The guest accommodation is the front part of the farmhouse. We live in the back. The accomodation is completely self contained with its own front door and separate amenities. It has a well equiped kitchen with a large dining table and 6 chairs; sitting room with 2 sofas, a desk, and a woodburner; bathroom with bath and overhead shower; master bedroom with king size bed and a fabulous view over the water meadows; cosy twin bedroom. We can provide a high chair and travel cot. The stairs are winding and a bit steep, so may not be ideal for those with limited mobility. But we do provide stair gates, top and bottom, to keep our young guests safe. There's a good sized garden for our guest's own use, with uninterrupted views across the adjoining meadow.
    The countryside around White House Farm is beautiful with plenty of good walks to be had without getting in the car. We're on the edge of Suffolk Coast and Heaths AONB (Area of Outstanding Natural Beauty). Aldeburgh, on the coast, is 20 minutes drive, and other coastal villages & towns; Dunwich, Thorpeness , Walberswick & Southwold also within easy reach. Snape Maltings, home of The Aldeburgh Festival, is 15 minutes drive. With concerts and events, shops, cafes, galleries and walks. Our award winning local pub, The Sweffling White Horse, is quite unique and well worth the 20 minute stroll. It's only open Fri, Sat, Sun & Mon evenings and Sun lunchtime, and doesn't serve full meals. But it does do fantastic pies (heated up in the wood-burning range in the bar) and other "snacks" to soak up the local real ales. Our other local, The Glemham Crown (2 miles), is more conventional and serves good food most nights. The nearby market town Framlingham (5 miles), has several good cafes, pubs & restaurants, and market on Saturday & Tuesday, as well as its famous Castle. Saxmundham (4 miles) has a Waitrose, Tesco and a market on Wednesday.

  • We had a fabulously relaxing weekend at White House Farm. The peace and charm of the place is evident as you arrive, and everything is spotlessly clean and prepared with real care. We all slept so well in the very comfortable beds, in the quiet of Sweffling, and it was a delight to wake to the views of the countryside in the morning. Returning from a day at the coast in nearby Aldeburgh, we lit the fire (which was already prepared for us) and spent a cosy evening in the tastefully decorated lounge. Anna and Craig are attentive hosts, recommending some great local places to eat, and I’d highly recommend White House Farm as a wonderful place to stay.

  • stunning little house in the middle of an idyllic quiet landscape! In the morning you are awakened by the crowing rooster, the sun shines in the romantic bedroom. The living room with fireplace is particularly cozy. The kitchen is well equipped and everything really looks like the photos. The host lives next door, but unfortunately we didn't find him and heard nothing from him. The beach is about 15 minutes by car. Perfect accommodation for a quiet weekend or a vacation in the country. Gladly again!!!!

  • A beautiful house in a lovely area. It is quiet and very relaxing. The house has large rooms but it was really cosy! We had a long weekend, exploring the area by day and cosied up at night. One of the reasons we chose the house was for the log burner but even on a chilly February weekend it was too warm to light it! The hosts were lovely. They live on site but were really respectful of our space. The beds were really comfortable and the kitchen extremely well equipped. We wanted for nothing (except a slotted spoon for our poached eggs) :-) We would definitely recommend a stay here. The only down side was the stairs. They are very steep. There are stair gates and we did use them, top and bottom. Other than this it was perfect and everything was very clean. Oh, and there was a hairdryer. I wasn’t expecting one!   • We stayed three nights with our 13 month baby and would really recommend it for families. Lots of really thoughtful touches for little ones like fun bath toys. The house was spacious, sparkling clean and cosy with a really comfortable bed. Would definitely recommend to others and go back ourselves.

To cut to the chase, it is the most sparklingly clean place we’ve ever stayed in.... and really important to me, it does not reek of cleaning products so it’s no problem if you’re sensitive to those things as I am. None of those ghastly plug in air fresheners! It is tasteful and simple, well designed and calm and quiet. Lovely host, nothing a problem! Thanks to you, Rob, for a very pleasant stay.

  • Lovely place to stay. Comfy and warm, easy access, with our own private entrance, and just right for our short stay. Basics provided for tea and coffee making etc and fridge, microwave if needed for your own food. No facilities for washing up but things were “magically” cleaned and refreshed each day. Robert welcomed us and were available for anything we might need. Good sized bedroom with TV, small living area and bathroom. For the two of us on a weekend stay for a wedding it was perfect and we enjoyed walking into Woodbridge to potter around and walk along the river. If you’re looking to prepare your own meals it may not suit but there is everything you need to make breakfast and the microwave could be used. It’s a lovely quiet area, but plenty of local places to eat and visit, and we would definitely recommend.

    Recently refurbished Georgian second floor 2 bed apartment in a historic town centre building. The building is the former head office of Suffolk seed stores and was converted into shops and two luxury apartments in the 90s. The location is bang in the centre of town with a parking space behind the building in a private courtyard. A minute or two walk from the train station and water front you won’t find a better spot to explore the town & county.
    The apartment has a fresh , laid back feel. It’s recently been totally revamped, new carpets, flooring and all the other touches that make it feel great when you’re staying away from home. The apartment has two bathrooms. The main bathroom with a roll top bath perfect to start your getaway r&r. The second is a lovely new en suit bathroom part of the master bedroom. Two bedrooms one twin room (two single beds) , the master (double bed) , the apartment style is uncluttered & minimalist. We however try to provide all the essentials, like GHD hairdryer & straighteners just in case you forget yours. Bedside lamps with wireless charging, it’s so easy to forget to pack one. The lounge sofa also pulls out to a double bed. Open plan kitchen/lounge with pretty rooftop views of the town. A bar area to sit four , would also be a great spot to work from. A good size corner sofa. Bluetooth radio, smart tv ....& a couple of classic board games too. The kitchen has all you need , full size oven & hob. Fridge/freezer. Kettle, toaster etc. That’s it, have a wonderful stay
    Woodbridge is a cute , very friendly market town. It’s incredible that for such a quaint town we have soooo much to see and do like traditional cinema, leisure centre, river walks , yacht clubs , coffee shops , bistros, yoga studio, art galleries ...and tons more. The apartment is in Church street which is just off the high street, a quieter street of boutique shops and restaurants. The apartment has parking in a private courtyard at the back of the building (really rare in the town centre) there’s also a public car park 2 mins walk away with a really reasonable daily rate. I love the location here, you’re literally just steps away from the best restaurants and shops in town.

  • We are a family of 4 and spent 3 nights at Mark's apartment and it is fabulous. It's super clean, super stylish and right in the middle of town. Communication with Mark was great and check-in couldn't be easier. The parking space behind the apartment was another bonus. Woodbridge is a beautiful market town with so many amazing pubs and restaurants and Mark recommended some brilliant places to eat and drink. A brilliant place to stay - we'd highly recommend it!

  • A fabulous find, we really loved the simplicity and location of this spacious apartment. In the heart of Woodbridge you are only a minute walk from the main high street. Situated on the top floor, this stay is perfect for couples or a family of 4, and beautifully put together with the added bonus of a roll top bath. You have everything you need for a relaxing break. A real home from home, we were sad to leave! It’s safe to say that we will definitely be returning in the near future! Mark is a fantastic host who was very welcoming and even messaged us into our break to make sure we were okay. We have no hesitation in recommending this lovely apartment if you are looking to explore the area or wanting to escape! Well worth the stay!

Ideally situated for Sutton Hoo, Woodbridge, Snape, Aldeburgh, Framlingham, Dunwich etc. Off the beaten track but with easy access to A12. The room is self -contained and fully furnished with linen and towels. Kitchen with microwave, fridge and oven & table. Bathroom with overhead shower. Bedroom with sofa & desk. Own entrance and patio area. There is a second annexe 'The Garden Room' available also for bookings.
    If you are wishing to explore this part of Suffolk for a few days - or perhaps are working in the area - Brick Kiln Annexe is the perfect little 'getaway'. Bigger than an hotel room, and with the facility to 'look after yourself' - it is private and cosy. Whilst the main house where I live is close, and therefore I can help you with any query you may have, I very much respect your privacy and you can come and go as freely as you wish, (obviously within reasonable hours). I also welcome long term/regular stays. Please ask for special rates
    Campsea Ashe is a small village that boasts its own pub 'The Dog and Duck', and a well stocked village shop. You can walk to these across the fields if you wish. There is also a railway station in Campsea Ashe - confusingly named Wickham Market - where trains run on the hour to London, changing at Ipswich, and also North to Lowestoft. At the Station is a newly open Station House where breakfast and coffees are served. Closeby also is the famous FarmCafe with shop. Delicious food is served here and local products can be bought in the shop. There are many pubs in the local area - all with very good reputation for their food. Wickham Market is the nearest small town, 1 mile, and here the CoOp opens until 9pm. There is a Chinese takeaway and restaurant, Indian takeaway and restaurant and fish and chips. Also the butcher Revetts - famous for their sausages. There are a couple of gift shops, a post office and a chemist. The doctors surgery is also here.
  • Great value for money and a lovely little space for 2. The bath was the deciding factor between some other places and me and my partner were overjoyed with our stay. Clean, stylish, well equipped and great host. Would definitely go again. Not a bad thing to say - expect the fact we had to cone home!

Beautiful peaceful place to stay and although in the country there is easy access to all the different routes to neighbouring towns . Highly recommend staying here .
