A beautiful Georgian period cottage

  • We loved the quirky artwork in the cottage. Great selection of 70s vinyl was loads of fun for those of a certain age.

  • Situated in a quiet road, but walking distance to all pubs and restaurants. Mel and marcel were perfect hosts and provided us with everything we needed to have a relaxing time. The decor of the cottage was lovely, decorated with melanie's finest work. Would definitely recommend and will be returning. A perfect get away for couples who appreciate something a little bit different.

We moved out of London recently having fallen in love with our cottage, and we'd like to share the space. We have a spare double room with mezzanine sleeping platform, and living space underneath (with small double sofa bed) that tags onto our modern kitchen/dining area overlooking our garden. We live here full time and use the kitchen and bathroom. Manningtree is a lovely town, in the heart of the countryside but with plenty to do and only an hour from London. We hope you will feel welcome.
The room itself means you can keep yourself to yourself, or you're welcome to make use of the shared areas.
Manningtree is a quaint small town, but it has everything you need. It's on edge of the Stour river in the beautiful countryside of the Essex/Suffolk border. We particularly recommend Lucca for a woodfired pizza or The Mistley Thorn if you want something a little more up-market. Estuary - a new tapas & wine/cocktail bar - and The Red Lion pub are well worth a visit with many local ales and gins. Constable country is only a walk away. If you want to make a day of it, we'd recommend a 4-hour circular walk to Dedham, with a lunchtime stop at one of its lovely pubs, and back past Willy Lott's Cottage.
  • Kezia and Sam were a warm welcoming couple with a really unique and beautiful place. Nice location, really quirky part of the house to stay and super friendly.

    Adam2020-03-01T00:00:00Z
  • A delightful place to stay. I felt welcomed and very comfortable, and it was a really peaceful night's sleep. I will definitely reserve my next visit to Manningtree here if it is available.

    Stephanie2020-02-24T00:00:00Z
  • We visited Manningtree for a family do, though the highlight was definitely Kezia and Sam's warm welcome and hospitality. We slept really well here and enjoyed watching the garden birds (a rare treat for big city folk). Manningtree has some well established cafes and restaurants and we enjoyed the many hours spent in the Red Lion pub, just a few mins down the road from Kezia and Sams cottage :)

    Richard & Aymie2020-02-16T00:00:00Z
  • The perfect place for visiting family in town, so hospitable and friendly, looking forward to staying again.

    Peter2020-02-09T00:00:00Z
  • Sam and Kezia are lovely hosts and their house is a joy to stay in.

    Benjamin2020-01-21T00:00:00Z
  • A lovely house in a quiet great part of town. Very convenient and pleasant short walk to the train station fo rocking and going. Very generous and kind hosts.

    Benjamin2020-01-12T00:00:00Z
  • Relaxed hosts and a character cottage that was perfectly placed for our needs. 5 minute walk into Manningtree which is a lovely little atmospheric town. 4 miles from the Dedham to Flatford walk which was simply beautiful. Good value accommodation for this area.

    Andrea2019-10-28T00:00:00Z
  • Very good and fast communications. The hosts weren’t there when we stayed but self check-in was easy. The space was great, with the room clean and tidy. The shared spaces are very much a lived in house full of personal belongings and a bit of the mess of day to day living as one would expect but nothing at all offputting. It is after all a proper Airbnb room in a lived in house rather than a hotel like or bnb run as a business. It looks like the hosts are lovely people and the note left invited guests to share a vegetarian meal if they are cooking (just let them know so they can cook enough it said) we would love meet them and share a meal on another future visit. Manningtree has some lovely walks along the estuary and the Pizza place in town is fantastic.

Stunning Grade II Listed cottage, built in 1640 in a terrific location. Two bedrooms and can comfortably sleep two adults, two children and a baby. A stone's throw away from some fantastic restaurants, pubs and other shops with a local market on a Saturday morning. Manningtree train station 15 min walk from the house with trains taking 55 mins from London Liverpool Street. An idyllic retreat with great things to do nearby including a beach to build sandcastles on, or to watch the sun set.
Large inglenook fireplace in the lounge with candles in for guests to use. There is a high chair in the kitchen, and some toys in the lounge for little ones. The staircase is a spiral wooden staircase, with no stairgate. Please be aware of this if you have crawling babies/toddlers. Upstairs there are two bedrooms and a bathroom. The main bedroom looks out to the River Stour with a double bed and is split into two by a large chimney. The second part to this room has hanging space and a cot bed. The second bedroom has a cabin style bunk bed suitable for children but not adults and has a safety lock on the window. The door latches upstairs are original and high up so if the door is shut then small children will not be able to open the door (this helps with the lack of stairgate). The bathroom has a free standing bath with shower head but no separate shower. There is no garden to this property or outdoor space, but we never miss it with the beautiful beach and walks along the River right on your doorstep.
Friendly neighbourhood with village Cricket Club, Bowls Club and Sailing Club. Small beach in front of the house by the sailing club is a bonus. Out and about- a Few ideas. -Flatford Mill. A National Trust site about five minutes’ drive away. Constable country. -Frinton beach. Traffic can be busy on hot days, so you’re aware. (Red Lion at Kirby a really good spot for lunch/dinner on way back, and child friendly with nice beer garden) -Clacton beach and pier not far away -Jimmy’s Farm. Jamie Oliver’s partner in crime -Colchester Zoo. -Lavenham and Long Melford. Lovejoy territory! -Southwold and Aldeburgh. Lovely, lovely, Suffolk villages on the coast. Take about 50 minutes to get to. Southwold known as ‘Kensington by Sea’! If you go to Aldeburgh, then there is a rowing/boating lake at Thorpeness that is fabulous. -Go Bananas in Colchester is a huge soft-play centre -Harwich and Dovercourt. Nice beach at Dovercourt, and from Harwich you can get a foot ferry across the river to Shotley. Good food at The Pier restaurant at Harwich. -Dedham. A lovely little village and boat hire available. Ten minutes away.
  • Great cottage with beautiful views. Nicely renovated while retaining the authentic details. Shops and train station nearby.

  • Great place to stay. Will definitely visit again and would highly recommend this wonderful place. Host was very helpful and always on hand with quick helpful responses

  • This lovely cottage is such a lovely place to stay and recharge. It is 15 mins off the A12 on the Essex/ Suffolk and in reach of beautiful walks, countryside and activities. The cottage is well equipped ,quaint, comfortable, cosy and very spacious. Kate , the host ,literally arranged for me to stay within few hours of my enquiry and helped me make the most of my much needed few days solitude, and it was wonderful.

    Lesley2019-09-29T00:00:00Z
  • Kate's cottage is so quirky and cosy, situated in an equally perfect village with good pubs and a great view/location right next to the river. She went the extra mile to accommodate our trip which was so appreciated by our group. The cottage itself had everything we needed and more. The village regatta was an unexpected but welcome surprise. Would absolutely recommend Kate's place for a country getaway

    Rachel2019-07-21T00:00:00Z
  • Lovely homely and quirky cottage in a perfect location yards from the waterfront. Great view especially from the bedroom of the boats and water. Minutes from shops, restaurants and local pubs, highly recommend the Red Lion. Friendly local and although they don’t do food takeaways can be bought in and they even provide plates and cutlery. Few chaps having a jamming session with their guitars and singing too, great fun. Mistley is 10 minutes walk along the waterfront and the Thorn restaurant didn’t disappoint either...one of the reasons we wanted to stay in the area. The cottage is close to constable country and beautiful Flatford mill. Also short run to the coast. Kate is a fabulous host giving us tips for places to visit and eat. Quick communication and a lovely friendly lady. Highly recommend a stay here.

  • Kate replied extremely quickly!! Every response was very helpful, Kate went above and beyond at very short notice. I booked the property on the day and within moments the cleaner was booked in and the house was ready for us. I then re booked again at very short notice for the following week, Kate ensured that the property would be ready even changing personal arrangements. The home is very cute, clean and just what I was looking for. Kate has been great- super host :)

Come and stay in a unique pod in the heart of our organic small holding. There are two twin beds with the option of a third small bed alongside. It suits two perfectly, and is cosy with three. Table and chairs and deck for outside eating and fire pit available. Booking includes access to our shared farm kitchen, shared family room inc. wood burning stove & sofas, shower & toilet about 20 metres from the Pod and the option of buying fresh eggs and produce on arrival.. We are a working fruit farm!
  • The pippin pod is beautiful, silently set close to an old greenhouse on a working farm. We loved how this place felt, both alive and silent at the same time and with lovely hosts. Thumbs up. :)

  • Very scenic and beautiful. A brilliant place to switch off and just explore the area around. It is all walking distance to Flatford, Manningtree and Dedham and even the farm itself is beautiful enough to just stay in and explore. Would recommend as a family, couple or (in our case) artists

    Irene2020-02-17T00:00:00Z
  • Lovely cosy pod and beautiful surroundings. Rebecca and Ian were very welcoming and accommodating. Would love to come back in the summer! Thank you!

    Lucy2020-01-26T00:00:00Z
  • I visited the pod in November so the weather was very cold, but that didn't take away from the beauty of this magical little pod. It was super warm and cosy for the 2 days I stayed there as the pod has a little heater. It comes with plug socket too for anything you may need to charge. The outbuilding had a fully functioning kitchen with gas cooker and a fridge. The grounds are just beautiful even in the winter and they have chickens too! Shower was perfect and the hospitality of the hosts was second to none. There are local shops around 10mins away driving but if you're on foot it'about a 45 min walk( I wouldn't mind it at all in the warmer months) this place really is a little gem of a find. And I will certainly be back

    Charmain2019-11-18T00:00:00Z

  • This is a magical spot, a snug little pod, nestled away in an enchanting Organic fruit farm. What a joy to wake up to birdsong, and have acres of woodland and fruit trees all around you in this idyllic rustic setting. Absolutely loved it. Home-made jam for breakfast, and then a short trip to Constable Country and Flatford Mill. Amazing location, and Rebecca is the loveliest warmest host you could hope for!

  • Perfect spot. Pub and Chinese take away across road very handy and friendly. Allowed to have take away in Red Lion and they provided plates and cutlery and games as well.

  • We stayed at Sarah's house while walking the Manningtree Circular - it was the perfect base for it, about 10 mins from the station. Sarah and Kelvin were very welcoming and their house a really nice old place with some great features. One thing I would say though was that it's quite hard to take a shower as there's no splash guard, but other than that we had a really comfortable stay. The breakfast spread was really nice too! Thanks Sarah!

    Simon2019-09-22T00:00:00Z
  • A hidden gem in manningtree, Sarah was an excellent host who made us very welcome, we were able to help ourselves to tea and coffee. We are presented with an excellent breakfast in the morning. The stairs up to the private bedroom and bathroom are very steep but we were aware of this and did not cause us a problem but if you do have mobility issues they will do. We hope to visit again in the future

    Judith2019-08-18T00:00:00Z
  • The room and private bathroom are lovely. The bed was really comfortable and the room spacious, homely and the bed is comfortable. The house is in a superb location, right in the middle of Manningtree. Sarah is a lovely host and very kindly picked me up from the station and dropped me off the next day.

    Aimee2019-06-09T00:00:00Z
  • Sarah's place is cosy, very comfortable and a perfect home away from home. It's a very homely place that you won't really want to leave.

  • We had a great stay at Sarah’s. She was very welcoming to us and our dog.

Her and her husband were such lovely and friendly hosts, they provided us with absolutely everything we needed. • Delightfully converted basement, bright and airy, very comfortable, and the breakfast was delicious. Sally took time to tell us all about the area.

    Hugo2020-03-01T00:00:00Z
  • This was our second stay at Sally’s and as before everything was excellent.

    Bob2019-10-14T00:00:00Z
  • Sally's place is a truly lovely place to stay. Sally is a very warm and welcoming host. She has created a beautiful space - both the bedroom and bathroom are lovely and the house has a charming atmosphere. Sally clearly has an eye for detail and a desire to provide a relaxing and comfortable environment and experience for her guests. Breakfast was excellent and, of course, beautifully presented. I would certainly recommend a stay at Sally's.

    Emma2019-09-08T00:00:00Z
  • Beautiful spacious bedroom and bathroom with its own private entry and immediate access to the pretty cottage garden. Very stylish, Sally is an artist, and peaceful. Sally was a lovely host who was there to greet us and give us a key so that we could let ourselves in later. She brought us a lovely breakfast which we had out in the garden - on a beautiful August day. An absolute treat. Highly recommend.

    Robert2019-08-24T00:00:00Z
  • We just had a short stay here because we were catching the ferry back home the next day, but we had a very pleasant stay in Sallys wonderful B&B. Lovely room, comfy bed and spacious bathroom. Delicious breakfast (that Sally prepared for us in the evening, so we could have breakfast very early in the morning). Absolutely recommend!

    Lieke2019-08-23T00:00:00Z
  • A perfect host and most beautiful place.

  • What can I say? Our stay at East Cliff House was utterly fantastic. Sally was a consumate host and everything, the space, amenities, warmth, attention to detail, ambience, even Coco the dog, were an absolute delight and simply exceeded our expectations. Can't recommend East Cliff and Sally enough. Constable Country itself was a tonic and our stay was memorable. What more could you want?

  • An ideal place for you to go when you want to switch off from the hustle and bustle. If you like the quiet and small village setting it is perfect. I was greeted by the wonderful Natalie, who made me feel very welcome in her home. It’s a 5 minute walk from the local co op, a local pub about 15 minute walk away. If you drive you can also go to a few other small villages for nice pubs and little shops.

    Jodi2020-02-21T00:00:00Z
  • I stayed at Rosemary's B&B for two nights and enjoyed my stay greatly. The house was immaculately clean and you could tell the house and garden was well cared for. Natalie was also a very generous host willing to go above and beyond regular host duties. Will be staying there again

    Jason2020-02-16T00:00:00Z
  • I am 100% satisfied bringing my parents down to Rosemary's B&B. We couldn't ask for more. From the minute arrived at their lovely tranquil countryside house, we were warmly welcomed by Mrs Natalie( Heloise mum) with cups of teas and had a little chat before stretching out for a Constable trail walking, a decent 15-20mins distance to the famous " Flatford Mill". We went to a pub called " Carries Arms" recommended by her, excellent food and portion! A torch was given to us, which later proved to be super helpful, imagine walking on the countryside road without street lights! We saved the best for last, lingered at Rosemary's garden(Cadenza) before heading to the train station. We love the house and garden and the spirit in them. "She had her existence. She was there. She in place and the place in her.

    Hollie2019-08-26T00:00:00Z
  • We stayed at this b&b for the Ed Sheeran concert and it had everything we needed. Rooms were lovely, clean and tidy as expected and beds were very comfortable. We received a lovely welcome upon arrival, tea and cake was just what we needed after our journey. The b&b is set in a beautiful location and the gardens are lovely. Breakfast in the morning was delicious.

    Kirsty2019-08-25T00:00:00Z
  • Heloise is an excellent host, owns a beautiful house with a magnificent garden, in a very nice, quiet and picturesque village. A place to fall in love with. We were welcomed with proper English tea, and (included) breakfast next morning was also very generous. Location is ideal, less than 30 minutes from Harwich. Pub at walking distance.

    Renzo2019-08-04T00:00:00Z
  • I stayed here for one night in June. This is a beautiful 1920s house, with an enormous and gorgeous garden. Natalie looked after my friend and I very well, answering questions about the area and providing lovely food and conversation. East Bergholt is a very nice little down, set in beautiful Constable countryside and only a 30 minute stroll to the famous Willy Lott’s cottage and mill. Good pubs in the village too. The Pink Room was comfortable and very spacious, the Blue Room smaller but equally comfort. I highly recommend this B & B.

    Michael2019-06-30T00:00:00Z
  • Firstly thank you so much to Natalie, a kindred spirit. I arrived as a guest but felt I left as a friend. The roses and the gardens were so wonderful I didn’t want to leave to go anywhere except up the road to the village tearoom and shop. This Airbnb was heaven for me. A wonderful place to relax and heal a weary sore body! The cleanliness and attention to detail is amazing and it was like a step back in time. I felt all the wonder of being at Grandmas house so many years ago. A great place to write. I highly recommend Rosemary B&B. This will always be one of my most favourite stays ever! Thank you again. I hope to return next year with my sister.

Lovely airy apartment located in an attractive listed building in historic Dedham High Street in an area of outstanding natural beauty. Dedham is a beautiful village on the Essex/Suffolk border. It has a wealth of historic buildings and a choice of wonderful restaurants in the village and nearby. The famous painter Constable went to school in Dedham and the countryside he painted in the 18th century remains virtually unchanged today.
The entrance leads into a small hall with stairs up to the first floor. The apartment is decorated in fresh neutral colours and is light and airy. The sitting room has a TV and wi fi. The modern kitchen is well fitted with fridge, washer/dryer, dishwasher, microwave, electric cooker, table and chairs and cooking utensils. There is a bathroom with shower. We also provide most sundry items you will need through out your stay including breakfast. At the rear of the property is a lovely sunny garden and patio with views of the church for your exclusive enjoyment.
Dedham sits on the River Stour where you can enjoy riverside dining or hire a boat to enjoy the delights of the water. There are wonderful walks around Dedham and along the river to Flatford Mill. The Munnings Museum, where the artist lived is located in Dedham and displays many of his famous equestrian paintings. During the summer there are various fetes and events in the village. Further afield are a plethora of fascinating towns and villages to suit all interests.
  • This was my second stay at Debbie's place and once again, the standard was as excellent as I was expecting. The basket of goodies left along with the fresh flowers ensured that I felt welcomed and at home. I look forward to staying here again when I am next in the area.

  • Dedham is a lovely village and has everything you need. The apartment is perfectly placed, clean and has all of the facilities for a short or long stay. On street parking was easy, we had no problems and parked just a few meters from the apartment. Great host and lovely breakfast provided.

  • Very cosy clean place to stay everything we needed was there breakfast milk ect. Amazing location would highly recommend 5 *

    Carrie2019-09-28T00:00:00Z
  • We thought Debbie’s place was excellent value for money: exceptionally clean, very comfortable bed, good tv when needed and very good location. It was easy to unload luggage using the two hour free on-road parking and then we parked very cheaply five minutes away in Mill Lane car park. We paid for our whole period by phone in one go to avoid early walks to the car park to renew. We felt very welcome by the breakfast provisions and flowers. Overall we thoroughly enjoyed our stay. This was our first use of Airbnb and we will definitely use it again.

Due to the current national threat from Covid-19 and having a compromised immune system, I regret that I am not accepting any further bookings for the time being. You’ll love my place because of the location, the beautiful countryside and historic villages, comfy beds, peaceful nights and the cosiness. My place is good for couples, solo adventurers (such as cyclists), business travellers, and families (with kids).
It’s a spacious double bedroom with an en suite bathroom with shower. Located in a family house on a private drive providing off road parking in the heritage village of East Bergholt, famous as the birthplace and home of the artist John Constable. Also available with this booking is a separate bedroom with 1 or 2 single beds and use of a separate bathroom (only shared if there are family visitors). Please contact for pricing.
East Bergholt is a heritage village in south Suffolk, well served by four pubs, a village shop and a wonderful bakery. Both it and the nearby hamlet of Flatford with its famous mill on the river Stour provided the settings for many of John Constable's paintings and these locations can still be seen today. There are amazing views over the Stour Valley and Dedham Vale, which is a designated Area of Outstanding Natural Beauty.

The Pool House is a small, private, self contained bungalow. It is light and airy with a south facing patio area. It is not luxurious however it is clean, quiet and peaceful and not far from the hustle and bustle of Colchester, Manningtree, Clacton and Harwich. There is a small engineering business, 2 people only, and an Airsoft shop on the same site however neither cause a lot of disruption. Our entire property is surrounded by countryside and is truly somewhere to get away from it all.
There are 2 bedrooms - one with a double bed and hanging space and the other with 2 single beds and hanging space. The double bed has a feather and down quilt, feather pillows and new linen which are sumptious. The bathroom has a shower, wash hand basin and toilet (no bath). The sitting area has a large L shaped sofa, a reclining chair, a small 2 seater table, a large wall mounted TV and internet. The kitchen area has a gas hob, an electric oven, fridge, freezer, washing machine, kettle and toaster. Also basic plates, cutlery, plates and pans. There is no view to speak of however the garden is enclosed and not overlooked. There is a table and 4 chairs on the patio which is sun trap.
This is a quiet neighbourhood, surrounded by fields. There is a village pub about a mile away by foot. Chickens run free range and their eggs are available to buy. The site was originally a World War II radar station and one of the original radar masts (not in use) is still standing. A great site landmark. There are a couple of footpaths on the doorstep and quiet country roads.
  • Wonderful hosts, extremely helpful. They made our stay feel like we were family. Cosy and comfortable and very clean. Highly recommend.

  • The Pool House is definitely our best ever Airbnb experience so far. The detached bungalow is situated in the Essex countryside, a few miles from Colchester and only 12 miles to the wonderful beaches in Frinton, Walton on Naze and Clacton. The accommodation is spacious, clean, modern and has everything you need for an unforgettable stay. The bedrooms are large and comfortable with lots of storage, the shower and bathroom both excellent. The lounge area with it's large leather sofa and leather reclining chair are perfect for relaxing whilst watching the large modern TV with Netflix and the Wi-fi is superb throughout. From the lounge you can step outside into your own beautiful wrap-around garden with an abundance of flowers and plants which is totally private and not overlooked. The garden has a nice patio area with table and chairs perfect for drinking and eating outside. There is also parking directly outside accessible through the garden gate. Penny and David are such wonderful hosts, communication was first class and they are extremely friendly and helpful, nothing is too much trouble. Treat yourself to the very best tasting freshly-laid free-range eggs from Penny's happy hens! If you enjoy peace and quiet, privacy, lots of space and a beautiful detached bungalow of your own, you won't find better anywhere. We loved every single moment of our stay and will most certainly return.

Manningtree was recently voted the Sunday Times ‘Best Place to Live’ and it’s not difficult to see why. The smallest town in England, Manningtree has a village feel with a real sense of community. With a host of restaurants and shops, as well as cosy pubs, you‘re a stone’s throw from everything you need whilst having beautiful the English countryside right on your doorstep. Beautiful home away from home. This charming Air bnb is situated within 5 minute walking distance of Alton Water reservoir and right in the heart of some of the East of England's most beautiful rambling trails. • It’s a wonderful, magical place, so peaceful and relaxing. You have to go to see!!

  • Fantastic place .... which I don't really want to share, just in case Birchwood gets booked up too much !

    Dee2019-10-11T00:00:00Z
  • Maria's place is a home away from home. Offset in the countryside, it is still easy to get to and has plenty of space for parking. Local shops and restaurants are only a short drive away. The place has practically everything you could need, is beautifully decorated and Maria is on hand to help with whatever you require. We would happily stay again and recommend others to stay there. Thanks Maria!

  • Maria gave us a very warm welcome even though we arrived later than planned quite late that evening. We really appreciated the Milk, butter, Bread and Jam welcome pack along with tea and coffee awaiting us. The accomidation is set very privately in a beautiful location surrounded by open fields. The accommodation was sparkling clean and very well equipped which made our stay so lovely. The whole area is surrounded by beautiful countryside and quiet villages. Lots to see. Thank you for a great stay.

Our comfortable double bedroom with own bathroom overlooks a lovely walled garden in the heart of one of the most beautiful villages in England. We also offer a 2nd, smaller room with twin beds. Come and enjoy the Dedham Vale!
The double bedroom, twin room and private bathroom (with bath but no shower - there is a hand-held shower attachment) are situated off their own landing on the first floor at the back of the house away from the High Street. The house is in the centre of the village close to The Sun Inn and The Marlborough Head which both serve good food and beer. There are several other places to eat within easy walking distance. There is private parking in our drive. A continental breakfast including homemade bread or freshly-baked croissants, granola, yoghurt, fresh fruit and jams will be provided, from 7.30am weekdays and from 8am at weekends, at no extra cost. We have lived here a long time so if you have any questions about interesting things to do in the area then please feel free to ask!
We live in an area of outstanding beauty in the Dedham Vale on the Suffolk/Essex border. We are 30 mins walking distance from Flatford Mill, made famous by the artist John Constable. We are also within easy reach of the coast with Frinton being our favourite beach. You can drive to Aldeburgh and Snape in an hour with Southwold just beyond.
  • A large clean room in a beautiful house with gorgeous views over the garden. We enjoyed the homemade breakfast treats and wish that we could have stayed longer.

  • A truely great location and accommodation central to Dedham Suffolk. We love the quintessentially English experience and this home ticks all the boxes. We have stayed summer and winter. Faultless on both occasion. All cozy in this private wing of the house. Sophie is attentive and serves a great quality continental breakfast. We will be back again in 2022 .

The Old Piggery is a 5 minute walk to the beach with incredible views looking onto the river Stour estuary. As a recent conversion it has a modern, open plan layout with large French windows in both the living area and each bedroom, filling the house with natural light. A wood burning stove & underfloor heating create a cosy setting to relax & dine in.
The huge windows fill the house with light and the view down to the river estuary is spectacular. There is an outdoor patio with table and chairs and a large grassy expanse looking down over farmland to the river. The main living area is open plan, leading onto the three bedrooms. All of these rooms are south facing with views down to the river. The kitchen is well equipped and there is a utility room next door with sink, washing machine and dryer. There is also a separate loo. The master bedroom has a super king size bed and en suite bathroom with bath and shower. The second bedroom has a king size bed and shares a bathroom with walk in shower with the third bedroom which also has a king size bed and a bunk bed. PLEASE NOTE: The bunk bed is for children only and if you need to use it please let us know when booking. There is a travel cot and high chair on request.
The beach is a 10 minute walk away and there are other good walks in the vicinity. The Alton Water reservoir is at the other end of Stutton village, with sailing windsurfing and fishing amenities, and a cafe. You can also hire bikes from there and walk or cycle the 8 mile route round it The house is in the heart of Constable country so there are lots of sites to visit. Flatford mill and Dedham are well worth a visit and rowing boats can be hired from there. The local community shop is well stocked and only a 10 minute stroll away. There are 2 pubs within 10 minutes walk also, The Kings Head is our personal favourite.
  • Such a beautiful place, so much space, peaceful and quiet! We had everything we needed, and brought some spares just in case (toilet paper etc). The kitchen is lovely, bathrooms are great and beds are amazing! Exactly what you need for a peaceful getaway!

  • We had a great stay even though the weather was not kind to us. It’s a shame there were no logs available, we couldn’t get any locally either, as it was quite chilly in the evening. It didn’t spoil our stay though. Would love to return when the weather is better and bring the grandchildren as it’s a perfect family environment.

The Old Rectory is a unique destination offering accommodation for up to 26 guests across the 13 bedrooms. Almost all of the bedrooms are en-suite. The property benefits from a commercial style kitchen, excellent if you are getting caterers in for your stay (we can recommend some fantastic local caterers for varying budgets). You will also find a well-equipped games room, a family room, a drawing room, a sitting room and a very large dining room.
The property has been utilised by large groups looking to holiday in the area for many years and we have a huge number of repeat visits. Both the inside and outside space is extremely generous, and this property is certainly perfect for your next large family gathering or group holiday! The outside of the home has various gardens. The main entrance is via a shingle driveway which leads up to the front of the house. This driveway then sweeps round to the rear of the property and links with the rear entrance. The main garden can be found to the west of the house and has established shrub beds, numerous mature specimen trees and lawn. There is also a south west facing patio enclosed by shrubs, creating a BBQ area which in turn leads onto expansive lawned gardens. The Old Rectory is a Listed Grade II building thought to have been built in 1790 and extended in 1841. The building retains much of its original character and boasts 13 bedrooms and 12 bathrooms. The home is rich in history with it originally being the rectory to the Parish and holding Sunday school.
  • Great house about a 5/10min walk from the lake, which you can walk all the way round (about 8miles). The games room was also really great and had lots to keep us entertained!

Our 1920's holiday home is in a truly idyllic location with the most amazing view over the Dedham Vale. Newly refurbished it oozes character with stylists props perched, 2 cozy fires, luxe ensuite, Fired Earth shower room, verandah & big garden.
Modernised 1920's bungalow mixing old and new with a collection of treasure and objects for a relaxed and exciting stay. One gorgeous master suite with double ended bath and open fire. A double mattress on the floor if wanted in the attic, a double bedroom with walk in wardrobe and snug single bedroom with wardrobe. We are at the top of the Dedham Vale so if the wind is coming this way it can be chilly so wrap up warm - but we do have an open fire in the sitting room and a mini bar-b fire pit to move around the garden or just use near the view facing verandah in the evening watching the sun go down.
Overlooking the Dedham Vale in the middle of Constable Country. Great quiet location with just one house either side of us on the lane facing the view. Commuting is an hour into the City from here (Manningtree is a £10 cab drive away) so perfect if you want a month in the country to paint, go to yoga, walk, cycle, write etc. Here you have space, peace and big skies. Maybe you just need a change of scenery or a great stay cation ... this place is truly uplifting. PLEASE note the garden is not fenced and there is no gate, so children must be supervised if they are inclined to wander. There is garden on 3 sides of the house. A lobby links the front to the back at one side, great for wellies and coats. The driveway is a TIGHT turn at the top so please take care and practise slowly squeezing into the corner to get down the driveway. (We couldn't bare to cut the fir tree down to widen the turning area!)
  • Lovely stay in an idyllic location! Gorgeous view of Dedham Vale right out your front door, very short walk to Flatford Mill, and East Bergholt is a 15 minute walk from where we stayed. We’ve spent 6 weeks here and the house comes equipped with everything you need to be at home. Frances and Cate are wonderfully helpful and accommodating and I cannot say enough kind things about them. The only neighbors you’ll hear from are the birds and the sheep. The perfect place to truly get away!

  • This is a lovely house in a beautiful setting and we felt on holiday as soon as we arrived, thanks to Cate's warm welcome and her attention to detail, like the food for breakfast. The view from the verandah is stunning in the evening sun. We made the most of the local walks and great cycle rides all around. The whole house is thoughtfully arranged and we found the beds most comfortable and the bath and shower rooms excellent. The kitchen is well equipped and had everything we needed.

  • Cate and her sister Fran were super hosts. The house was smart, nicely decorated and very comfortable for a couple and 2-3 children. And certainly could fit more as stated. The view across to Dedham church tower is lovely, a picture postcard setting with all the comforts of home. There is a spacious front lawn with badminton racquets to amuse adults and children alike. Cate had kindly left us some croissants and essentials like milk and cereals. Thumbs up from our 3 day stay and would love to return on future visits
