There are four premium portable roll away beds not shown in photos that will fit in any of the spacious bedrooms, or in the living room, bringing the bed total to 9. URBAN LOFT is what the “living room” feels like . Perfect for large groups and events because the entire ground floor is one large open space (approx. 1,000 sq ft.) Half the space is open and can be set up with tables, yoga mats, seating. The oversized sofa and ottomans seat ten and face a large flat screen TV and gas fireplace. The huge sliding glass doors open to a large private patio, and features custom furniture that seats ten and surrounds a gas fire-pit! CHEF”S KITCHEN features a Viking 6 burner range and all the cooking equipment you might need, tableware for 12, with plenty of space for chefs and caterer. The dining table seats ten and there are two folding tables and chairs available to expand capacity by eight. Open the sliding glass doors and hear the soothing sounds of a Zen water wall! Two Weber 22” domed traditional charcoal barbecues provided for grilling. ENTERTAINMENT SYSTEMS: Large Flat screen TV’s are in the living room, master suite, and front guest bedroom , and include cable and premium content. Stream your own content, or play your Apple library via Apple TV in the living room system. For PowerPoint presentations, or any content played on your laptop, you may connect your laptop to the TV via HDMI cable (Bring your own). For music, the large Bose Sound Dock is in the living room. It plays your music through Bluetooth enabled devices. Music channels are also available on DirecTV. MASTER BEDROOM is large enough to be an apartment! It has an en-suite bathroom with soaking tub, private balcony, separate living area with tv and sofa, and hanging bubble chair (#instagram spot.) THE TWO GUEST BEDROOMS share a bathroom. Two queen beds are in one, King and twin beds in the other, Sleeping arrangements are flexible; move any of the four portable rollaway beds into any of the bedrooms, or even down to the living room. To be clear, there are three private bedrooms and the house works best for large groups who are flexible in their sleeping arrangements. Capacity numbers assume two people will be sharing the beds of queen and king size. . BABIES AND TODDLERS are welcome, and I have a portable crib and two high chairs. But, please note following section about stairs: STAIRS: The house is of modern construction and has long stairs made of concrete and steel connecting the living room to the upstairs bedroom level. These can be a concern for the elderly, or for very young or unruly kids. A safety gate is available for the top of the main stairs, which installed upon request. ROOFTOP DECK Is an utterly private deck on the third floor, with 270 degree views, a peek of the Hollywood sign, chaise lounges for four, sofa for ten all surrounding a gas fire-pit. It’s a great place to sun and hangout, watch the sunset, or drink cocktails by the fire. Due to noise restrictions, guest use not permitted after 10 pm. PARKING: Two cars will fit in the driveway. You also have exclusive use of two more parking spots in the street, parallel to the garage door . (Except Tuesday morning 8:30-10:30 am street sweeping) In general, this neighborhood has ample street parking, except during summer weekends, or warm winter ones. During those times, any cars in excess of four can park (even overnight) in the public parking lots nearby : #9 at 14031 Palawan Way, or #13 at 4601 Via Marina. , in Marina Del Rey. SELF CHECK-IN The house features an electronic lock on the front door. Two days prior to your arrival I will send you your code that unlocks it, and you may let yourself in any time after 4pm on your day of arrival (or 1:30 pm for luggage drop off). House instructions and wi fi passwords are posted in the kitchen. EARLY CHECK-IN and LATE DEPARTURE This is a frequent request, and since the house is rented out nearly 100%, usually impossible to accommodate. The house takes five hours to clean between 11 am checkout and 4 pm check in. However, if you don’t mind seeing a messy house you may drop off luggage after 1pm. Similarly, if you are checking out and have a late flight, you may leave luggage by the front door until 12:30 pm. MINIMUM STAY REQUIREMENT. I get many more rental requests than I can handle. I need to fill every night of the week, so I have some guidelines that determine which rental requests I accept. Following these will help get your request accepted: 1. Weekend reservations that includes a Saturday night must be for a minimum of three nights. (Exceptions may be made made if the reservation is less than two weeks away or if Friday night or Sunday night is already booked. In that case a two night stay is acceptable. 2. I almost always accept one or two night stays midweek, especially if it does not leave a gap to either the preceding or following reservation, or is unlikely to. Reservations that leave a one or two day gap are less likely to be accepted than those adjacent an existing reservation. The calendar is published with my Airbnb listing. I understand that most peoples travel plans are not flexible, so please ask and I will make every effort to accommodate you. But if I say no to your request for a Saturday night only stay, understand this is why. And if you really, really want to experience an amazing “baller” place in Venice, this is how! NOISE RESTRICTION HOURS This is a quiet family neighborhood, with working families in the houses surrounding. To allow my neighbors peace and quiet, we have a strict rule that our outdoor patio areas are closed between 10pm and 8am . Similarly, if you are playing music or watching TV, kindly do so with windows and sliding doors closed. FILM AND EVENT USE The house has been used successfully for feature films, commercials, video interviews, catalog shoots, music videos, lifestyle photos, Wedding; dinners, brunches, makeup, family, photos, ceremonies; strategy meetings, special interest seminars, yoga retreats, dinner parties and, employee off sites. I generally do not allow birthday parties, bachelor /bachelorette parties, music performances, or any gathering likely to create excessive noise or disturb the neighbors. For speciaI uses, charge the daily Airbnb rate for the number of guests actually sleeping over, plus an additional flat fee that is based on the specifics of your use. To request a quote, tell me the number of people sleeping over each evening, plus an estimate of the total number of additional visitors, employees, guests , employees or service providers who would be at the property each day. Please provide detailed information about your event, including hours (events past ten pm not permitted). Guests are responsible for trash removal in excess of one containers worth, and I can connect you with a service to remove yours. Please note that for any use that starts in the morning, it is required to also book the day preceding. Inspection of the property is available prior to renting. Entire house! and, front patio and upstairs deck. Garage is for owners use only. We do self check-ins. I will send you a key code that opens the front door two days before your arrival. Abbot Kinney, named the coolest street in America, is home to fabulous restaurants, super cool bars, trendy boutiques, and shops. Bus service one block away. Uber and Lyft, public bike rentals everywhere. Metro train station is 2.5 miles away in Santa Monica can take you all over LA. LAX is 8 miles away. House has parking for four cars, and public overnight parking is available public parking lots nearby : #9 at 14031 Palawan Way, or #13 at 4601 Via Marina. , in Marina Del Rey. This is a quiet, family neighborhood, and this is not a "party house". To preserve peace for my neighbors, outdoor areas may be used between 7:30 and 10 pm only. As mentioned in the copy, there are stairs between main floor and two floors above which are made of steel and concrete. (Safety gate available) The best Venice Beach location, family friendly, just 5 blocks to the beach and one block to the famous canals. You won't need your car; everything is walking distance! Nearby Abbot Kinney Street, named the coolest street in America, is home to fabulous restaurants, super cool bars, trendsetting boutiques, and unusual shops. Just a 2 minute drive from rustic Topanga and 10 minutes from the beaches of Santa Monica and Malibu, we are also directly across the street from Topanga state park, the largest tract of park land in Los Angeles. Trailhead is within walking distance with access to miles of trails of varying difficulty. Red Rock Canyon is also 5 minute drive. Over the ridge to the Valley is 12 minute drive with access to all modern shopping amenities and restaurants. Its really up you. We are a super chill couple with years of airbnb experience as both hosts and guests. Your space is your own private area that is connected to the main house by a short trail. We are always available to help with advice about the area or to just hang out and trade travel stories. Topanga is a special place that has been occupied by native americans for hundreds of years. They chose this area for its lush vegetations, calm winds and dry temperate climate. The moisture comes up the canyon every morning and evening to feed the vegetation. It truly is a mountainous paradise within proximity to all LA has to offer. The people are a laid back mix of musicians, artists and film makers from all over the world. You can literally get lost in the maze of meandering roads and trails that give sight to the eclectic architecture and natural vistas. Everyday the weather is near perfect - you have to experience it yourself to fully understand. A rental car is a must in LA. You can use LYFT or UBER to get to and from the city but it is not as convenient as having your own wheels. A taxi can be taken from LAX or Burbank airports to the cabin. Mountain biking and hiking are great ways to explore the area. Several trails originate near our home and can be taken all the way down to the coast. Topanga Creek Bicycles is just down the street and is one of the coolest bike shops on the west coast. They offer great deals on mountain bike rentals and can give you advice on what trails you should explore for your skill level. The cabin is a guest house on our property with its own parking space. We have 2 driveways so parking is never an issue. The cabin has a kitchen with a fridge, 2 burner range and a microwave. The private deck features a picnic table, a hammock, two lounge chairs and a small propane Weber grill. Available for any help/guidance! And we love to meet our guests but fully respect their privacy. The cabin is a few minutes' drive to Topanga and some great organic restaurants as well as fun shops. Drive to the beach in Malibu or stay in the area and commune with nature on a hike or bike ride. Topanga Creek Bicycles is just down the street and is one of the coolest bike shops on the west coast. They offer great deals on mountain bike rentals and can give you advice on what trails you should explore for your skill level.

Totally renovated and remodeled, our perfect Silver Lake bungalow retains lots of it's original 1922 charm. It has an open floor plan with wood flooring, recessed LED lighting, and Central AC/heating throughout. The full kitchen has brand new stainless steel appliances. GE gas range with oven and broiler. Microwave, fridge, and dishwasher. Plenty of counter space to prep your favorite meal. The bathroom is super swank with a large free standing tub and waterfall shower. Luxury. Please note the bathtub is VERY big. If you have any sort of mobility issue, message us before booking. The living/dining area has been decorated with a nod to mid-century California bungalow design. It has a wall mounted Sony flat screen TV, Bose stereo, and 5G WIFI to stream the AppleTV. It's a great space to lounge and enjoy meals and entertainment. The spacious master bedroom has an Organic King mattress and a 4 door walk-in closet with floor to ceiling mirrors. It gets lots of light during the day and has a blackout curtain over the headboard for when you need extra sleep. The 2nd bedroom is smaller than the master, but has plenty of space for a comfortable queen sized bed. It has a desk (for when it is time to get down to work). It's also appointed with a walk-in closet. The big backyard has both an avocado and orange tree. It is landscaped with native, drought resistant plants. With a lighted outdoor dining area, it's the perfect place to enjoy an outdoor meal and drink, or just lounge in the California sun. You have access to the entire home. Including the driveway, front porch and back yard. Please note that the driveway is narrow, so only sedans and compact SUVs will fit. Send a text or message via the site for a quick response. The house is right in the middle of the Sunset Junction and Virgil Village neighborhoods of Silver Lake. It is one of the most vibrant, diverse and walkable locations in all of Los Angeles. For people who travel without cars, the Redline Metro stop is a short 5-10 minute walk from the property. It boasts quick access to Griffith Park, Hollywood, bars and nightlife, as well as countless dining and shopping options. There is close, convenient access to the Metro Red Line subway. You will be just a short ride to Hollywood Proper, Downtown Los Angeles, Santa Monica Beach and the entire city of Los Angeles. Please note that we have 2 very friendly dogs that live in the main residence. They are NEVER allowed in the guest house, whether we have guests in residence or not. If you or your family has an allergy or is otherwise disinclined to be around dogs, it's quite easy for us to make sure that they are confined to areas where guests won't interact with them when they are coming, going or in the backyard. Studio by the Beach with Separate Entrance

Open the sliding door to let the gentle sea breezes waft in and settle down to stream a favorite show on the Smart TV. The interior blends coastal touches with boho chic, and there are little luxuries like a work space and secluded private outdoor space. I adhere to the CDC cleaning protocols. I use UV C light for added disinfecting and sanitizing of the Studio, and have also added a Dyson air purifying fan and heater to insure you have clean air. This studio is located on the first floor of my three story home. The studio shares the first floor with the garage so you don't have any shared walls. You have two windows, one in the bathroom and a sliding glass door in the bedroom, they bring in light and the sea breeze but have no views. While this studio is private you may hear footsteps above, music drifting in from other parts of the house, and the sounds that come from everyday living. You'll have one parking space available on the right side of the driveway. More free parking is usually available at the end of the street, 15 houses down on panama. During the day there's extra parking at kiddie beach. I live on the two top floors of the house so i'm easily accessible for as much or as little interaction as needed. The setting on a quiet street is only half a block from channel Island harbors Kiddie Beach and 1.5 blocks to Silver Strand Beach, a popular surf spot and vantage point for catching the sunset. Watch for whales and discover a yoga studio, corner market, and salon, all only moments away. Hollywood by the sea has unique sounds too. You'll hear sea lions, boat horns, and on occasion a fog horn. Every morning at 8am you'll hear our national anthem, and at sunset you'll hear taps. You'll have to pay attention or you'll miss it. It's one of many thing I love about this area.

We'll meet you when you arrive and show you the house & yard, and then be available by text or call for any questions. We are more than happy to interact with guests, but also respect that some guests may want to keep to themselves. Walk to Hollywood, Beachwood Canyon, or Franklin Village. Uber or Lyft comes in seconds and takes minutes to Los Feliz, Silver Lake, Echo Park, and West Hollywood. Griffith Park is minutes from the house. Walk to the Hollywood and Vine Metro Red Line Station, The Flyaway bus from LAX drops you off at Hollywood and Argyle just 5 blocks away. It is only 8 dollars. Uber and Lyft cars are everywhere Not Handicap Accessible - we are up two flights of outdoor stairs to enter the house, and bedrooms are up another flight of stairs. This house is not child-proofed so not suitable for children, there are floor to ceiling windows with no child guards.We do have a lovely doodle named Theodore. He is hypoallergenic and does not shed. He is kept in a separate yard and you won't be interacting with him unless you would like to of course!

We had an absolutely wonderful stay! The house was spotless and it was perfectly located for everything we wanted to do in LA. The neighborhood was very quiet. We had one member of our party arrive in the morning on the day of check in. They allowed her to drop off her luggage and go sightseeing which was so thoughtful and appropriated. When we encountered a small issue during our stay, the TJ were incredibly attentive and responsive. He immediately arranged for a service technician to come out, and the issue was resolved quickly and smoothly. Their prompt communication and care made us feel so well taken care of and safe. We couldn’t have asked for better hosts or a better place to stay. This will be my go to place whenever we come back to LA. Highly recommend!

Pool Oasis in Vintage Craftsman House

This was by far the best AirBnB we have ever stayed in. We stayed here vor 8 nights and it felt like a second home. Very clean, stylishly decorated and the garden is a dream. The pool is much bigger than it looks on the pictures. You could swim in it very well and for an extra charge you could have the pool heated. The neighborhood is very quiet and clean and everything is within walking distance. We will definitely come back the next time we are in LA. Thank you very much!

Relaxing Retreat in the Heart of Silverlake

I spent 3 nights at Melissa's place with my wife, my daughter and my 14 month old grandson. It was everything that we expected and more. The house was perfect for us. It is beautifully decorated and very comfortable. The bedrooms were well laid out and the beds were very comfortable. It was nice having 2 bathrooms, both with showers and one with a bathtub as well. The kitchen had everything we needed (and more!) We loved the neighborhood! It was so convenient for walking for everything we needed. There were quite a few choices for coffee shops in the morning and lots of great restaurants nearby. We had a wonderful take out dinner from Pine and Crane. Melissa was a great host and we would love to stay at her place again! -Peter

Enjoyed our stay! Great location - walking distance to nearby restaurants, coffee shops, stores and beach. Additional shopping and restaurants in Downtown Manhattan Beach, as well as the Manhattan Beach Pier are an easy mile walk down the Strand. Bonus to have a 2-car garage. The house was very nice . . . very comfortable bed. We enjoyed sitting on the rooftop deck with a nice view of the ocean. We had a small issue at check-in but Charles was quick to respond and resolve the issue.

Spacious Private House near Beverly Hills

My family and I were forced to evacuate our home due to the Los Angeles fires and were in search of a comfortable, clean, and safe place to ride out such a stressful time. Jill's home not only met those standards, but exceeded them. The home is absolutely lovely. We especially enjoyed the privacy the beautiful landscaping offers, the extra cozy couches and beds, and conveniently walkable location. Jill as a host was just as accommodating as her place. She was easy to communicate with, attentive, and understanding. We are really appreciative of both her and the stay she provided. If it weren't so booked, we'd happily have stayed for longer.

Amazing stay! So close to the park and such a great spot for visiting disney with kids. Our kids loved the toys, bunk beds, playground right outside and pool! Sara was so nice to give us early check in for a small fee.
