My parents wanted to stay in a peaceful countryside and this was the perfect place! Surrounded by nature, this very rustic and charming house is what made us feel like we were in the heart of Italy. The best part was how accommodating our hostess Maria was. She offered to pick us up from the train station as we got a bit lost, she also offered to show us around town on our first day there. She really made the area of Roca di pappa have a lasting impression. Thank you Maria, for being such a warm and generous host!

We had a wonderful time at this house! The place offers a truly authentic Italian atmosphere – a huge, charming, and warm house with a beautiful garden, perfect for relaxing and enjoying the surrounding nature. The location is peaceful, providing ideal conditions for a getaway, though it's worth having a car to easily reach the beaches. The nearby beaches are absolutely stunning, clean, and – importantly – not overcrowded, so you can spend entire days there in peace. Additionally, the local restaurants serve delicious food, with local specialties at the forefront. Both the owner and the people taking care of the house were very helpful and always available. All in all, only positives, highly recommend!

Ho trascorso uno splendido fine settimana con dieci amici ospitati da Ferdinando e Ludovica: la casa è spaziosa, ben tenuta e con tutti i conforts (aggiungerei giusto la tv nel salone), camere all'altezza, giardino ampio e ben curato, piscina fantastica, barbecue. Il tutto immersi nella tranquillità della campagna romana ma comunque a cinque minuti dal centro abitato di Campagnano per ogni esigenza. Hosts gentili e discreti. Caldamente consigliato.

Siamo stati ospiti di Orietta da pochissimo! Ci siam trovati come a casa ! Zona tranquilla e piacevole e ben servita! Lei è super amichevole e disponibile ! Ci torneremo sicuramente!!!!

Алдо проявив надзвичайну турботу — особисто зустрів нас в аеропорту та відвіз назад у день від’їзду. Будинок і подвір’я — справжня перлина, оточені оливковими деревами та виноградниками, що створюють неймовірну атмосферу спокою й краси. У домі є все необхідне для комфортного та безтурботного відпочинку. Щиро дякуємо господарю за теплий прийом і гостинність!

There are not enough positives to give for our stay at Giovanna’s. The villa was absolutely stunning, the photos are amazing but it’s even better in person, a large beautiful garden and lovely pool. The place was spotless and had everything you could need. The most standout feature was what incredible hosts Giovanna and Ricardo were, they went out of their way to help us and were so exceptionally kind and willing to help us with anything we needed. There was always communication to make sure everything was okay and nothing was too much for them, they were even very understanding and patient whilst I tried to use my beginners Italian! They are some of the kindest people we have ever met and the villa is beautiful not to mention Tivoli and the surrounding area itself. Couldn’t recommend more.

Wir waren 1 Woche in diesem wunderbaren Haus! Die Kommunikation klappte einwandfrei, sowohl im Vorfeld als auch während unseres Aufenthaltes; Elena war immer erreichbar, antwortete innerhalb kürzester Zeit. Der Check in klappte dank Schlüsselbox einwandfrei. Das Haus ist großartig ausgestattet, man fühlt sich sofort wie zu Hause. Ich habe noch nie in einem Apartment eine so gut ausgestattete Küche gesehen, es war alles vorhanden und im makellosen Zustand. Der Wasserdruck der Dusche ein Traum für mich, ich habe ziemlich lange dicke Haare und meistens im Urlaub Probleme, diese zu waschen, da meistens zu wenig Wasser aus den duschköpfen kommt ;) Das Doppelbett ist so bequem, die Matratze einwandfrei, nicht durchgelegen, wir haben super geschlafen. In jedem Zimmer ist eine Aircon die wir trotz Hitze nicht benutzt haben. Die Nähe zu Rom, der wunderschöne Strand per Fuß erreichbar, waren für uns die Argumente Diese Unterkunft zu buchen. Wir haben den 60. Geburtstag meines Mannes mit unseren Kindern und deren Familie gefeiert. Wir haben uns sehr wohl gefühlt und vor allem der wunderschöne Aussenbereich und der Pool waren fantastisch. Vor Ort ist immer jemand unkompliziert erreichbar. Das WLAN könnte besser funktionieren, was uns aber nicht besonders gestört hat. Wir überlegen bereits jetzt zum 65. Geburtstag wiederzukommen.

Lovely villa, easy to find and place was a lot bigger than you’d expect and was great for the kids to have space with the pool. Hosts were great and responsive to any queries. Quite well suited for things like shops, few restaurants in area as well although we opted for a couple takeaways as easier with having the kids with us when we were there which was easy enough to do. We originally were planning on staying in center of Rome but rented a car and stayed here, best decision we made as it allowed us to travel around to places like Pompeii and there is a lake not far with loads of small towns to visit. Would advise anyone renting a car to look into the ZTL boundaries for Rome, we were only made aware by the sat nav making a passing comment but it was no issue as only really applies to parts of the center. Overall a great experience and Rome/surrounding areas are surreal.

Alessandro and Roberta are amazing hosts! They made us felt at home and connected us with many destinations and service providers to make our first visit to Italy truly memorable. The home is pristine and spacious, perfect for a large family gathering together. The design of the place is beautiful and matched the photos. So many walkable dining options nearby and a playground for the kids 8 mins away. The hosts live very close by, were very responsive to our questions and offered great advice for places to visit. Overall, i would highly recommend staying with Alessandro and Roberta.

We had a fantastic family stay at this villa! Mauricio was an excellent host, maintaining clear communication throughout our visit. His flexibility with our check-in was particularly appreciated; being able to settle in right after a 20-hour flight made a huge difference.

It is an absolutely stunning place to be. The house is beautiful, the view amazing and the pool area an absolut dream! :-) We had the best weekend with friends there and everyone loved it. Felt like straight out of a Mamma Mia movie sitting there under the trees having breakfast or dinner. 10/10

A perfect escape from the heat in Rome! The pool was perfect and Fabio was very helpful in whatever we needed and even arranged a taxi for us to go to the Nemi strawberry festival nearby. We will be back for sure :)

Robertos place was fantastic! He and his sons went ABOVE AND BEYOND to accommodate our family. (offered transportation pick up, early check in, showed us step by step every amenity in the house, helped carry ALL our Luggage up the stairs, personal recommendations, comped breakfast locally, proscecco in both refrigerators...) I would give 10 stars 🌟 for service and helpfulness! This made for an amazing welcome and stay in Rome. I highly recommend! Gratitude 🥹

The villa is a magical experience. It is a wonderful house in a gorgeous setting, near Cervetiri and a short distance to Rome. We really enjoyed the nearby necropolis and an afternoon in Rome seeing the sights from a golf buggy. The villa has many features and security is top of the list. The pool is wonderful: clean and salty instead of chlorine. The BBQ set up is second to none. We had a problem with air conditioning but Paolo immediately sent out a technician and fixed it. It is a real home with many unexpected treasures - table tennis, table football, a toy box with a big train set, fresh herbs, a nightly watering of the extensive lawns, an olive grove, extensive outdoor lighting, a jacuzzi, and much, much more. Paolo provided a lot of food basics. The security and lighting were a bit technical and the bins regime a bit daunting but we had a wonderful holiday - all too short and we will be back. The restaurant Coline Di Maria is a wonderful evening out.

Wow, Villa Maria Pia is simply amazing! What a beautiful little gem! My wife and I just spent five wonderful days here, and I have to say, the photos don’t do it justice—they're spot on! We absolutely adored the pool and the lovely outdoor furniture; it created such a romantic and peaceful atmosphere. Yes, planes passed by every 10-15 minutes, but honestly, it didn’t bother us at all. Ludovico, you were such a great host! Thank you for taking us to the shop and for everything you did to make our stay enjoyable. A huge shoutout to your friend Massi as well for driving us to the beach—we appreciated it! We had a fantastic time here and would happily recommend this place to anyone and everyone. Grazie Mille!!! 11 out of 10! X

Enrico war sehr zuvorkommend und nett und war stets erreichbar wenn wir Fragen hatten. Wir haben uns bei Ihm sehr wohl gefühlt. Die Umgebung war sehr ruhig (warscheinlich auch weil es außerhalb der Saison war). In der Wohnanlage ist alles etwas in die Jahre gekommen, das tut dem Wohlfühlfaktor aber keinen Abbruch. Es gibt viele Einkaufsmöglichkeiten die fußläufig erreichbar sind. Enricos Pizzaofen ist ein echtes Highlight. Das ist echtes italienisches Lebensgefühl. Für den Preis ist die Unterkunft sehr zu empfehlen. Eine Kleinigkeit hat uns schon etwas gestört. Außerhalb der Wohnanlage und insbesondere der Weg zum Strand und am Strand war es sehr dreckig.. überall lag Müll. Vielleicht lag es daran, dass wir außerhalb der italienischen Feriensaison dort waren. Die Innenstadt von Rom ist in einer Stunde mit dem Auto erreichbar und wenn man früh da ist, gibt es am Tiber entlang auch viele günstige Parkmöglichkeiten. Danke Enrico für die schönen entspannten zwei Wochen.

We had a lovely stay at the villa. We very much appreciated the cool interior and the very beautiful garden and pool area. The villa is a little outside Rome centre but this was what we wanted so that we could relax a bit away from the crowds. Buses to Rome shops and restaurants are all within a few minutes walking distance. A great place for a family trip to Rome!

Siamo stati benissimo nella casa, tutto ciò di cui avevamo bisogno era a nostra disposizione ed era tutto in ordine, non potevamo chiedere di meglio.

Heerlijke vakantie gehad in Cisterna di Latina. Als vriendengroep van 6 jonge mannen hebben wij hier 10 dagen gebivakkeerd. Wij hebben genoten van ons verblijf in dit prachtige huis. De gastheer en de gastvrouw verblijven in een woning onder het verblijf. Deze aanwezigheid hebben wij als zeer positief ervaren. Zij kwamen ons zelfs donuts en chocoladebroodjes brengen. Verder merk je amper dat gastvrouw en gastheer onder het verblijf wonen. Dankzij het heerlijke buitenverblijf hebben wij het gros van de 10 dagen buiten verbleven. In elke kamer is er airco, dat maakt de nachten aangenaam. Het zwembad brengt de nodige verkoeling in de middag. Het zwembad wordt regelmatig schoongemaakt en het gras wordt gemaaid. Ook heeft u de mogelijkheid om de 3 honden van het huishouden te ontmoeten. De beestjes zijn heel lief, maar je moet geen irritatie hebben aan honden, ze komen namelijk graag in de buurt van je zitten. Kortom: wij hebben 10 fantastische dagen gehad in dit verblijf.
