We had a lovely stay here, Nick was an excellent host, greeted us on arrival and very helpful with local info. Nick responded almost immediately to messages and had the pool ready for us to use as and when we requested. The kids had so much fun in the pool, the floats and toys left out to use were an added bonus! House was spotless and perfectly equipped. Would definitely Recommend and would happily return. Just experienced the most perfect 3 day stay, in an absolutely ideal location in Rye. A spotlessly clean, stunning character filled property with low beams, wonky walls and sloping floors, which all add to it's wonderful charm. A very responsive, helpful and kind host, who really wants you to enjoy your time there. No questions too hard and always a very warm prompt response from Becky. We would 100% recommend this property and host, if your looking to book the perfect getaway in Rye. My wife and I really enjoyed our stay, we felt right at home. Dee and Jeff were exceptional hosts, very friendly and welcoming. They really do go the extra mile, as all the reviews say - to ensure we have a pleasant stay. The barn was everything I expected and more, you could see there were so many nice personal touches and preparation that went into making our stay as amazing as it was - from the complimentary breakfast (locally sourced), to the mobile charger and bottles of water by the bedside. Also, loved having access to Netflix and Prime! Will absolutely recommend and stay again, maybe in the Autumn/Winter time to take advantage of the log burner and fire pit outside!

Beautiful accommodation that backs onto Port Lympnes accommodation - bear lodge. you can hear the animals in the distance at night which is quite magical. The house was clean and tidy with large doors looking out onto the lovely garden from the living room. Our host answered all our questions straight away and it was a pleasure to stay here. Thank you!

Amazing place right on the beach - fun driving through the sunbathers to the house which was the perfect blend of rustic charm and modern comfort.

We really enjoyed staying at Amy’s place. The cottage is very comfortable and beautifully decorated. Amy was a helpful and responsive host. The location is superb, our first time in Rye but we will be back. We particularly enjoyed brunch at The Fig and dinner at The Union in Rye and The George Hotel has a lovely courtyard for drinks. Hi Tom, It was a pleasure to stay at your place over the last few days. Everything was as described and many thanks for the extensive information on food recommendations and the surrounding area. It was so wonderful waking up to the fantastic views across the sea. The accommodation was just as described and we had a lovely time.

It was a lovely apartment, beautifully clean, and with all the amenities we needed. Low ceilings in one bedroom and doorways, but you can tell that from the photos. A useful thing to know is that the two bedrooms are railroad style; in order to reach the double bedroom you have to pass through the two twin rooms (they're separated by the dressing room, but the stairway is in one room and accessible only through that room). This might not be a problem for a family, but we were adult friends sharing a place, and if we'd known that one room would have no privacy, we'd have made different plans. Otherwise, everything about this stay was perfect, and I give it five stars for that. Thank you!

We are a group of 6 friends meeting up for our annual jaunt in Folkestone. Being honest, we are quite a fussy older group who were absolutely blown away with the stunning interior, views and amenities. Not sure I wanted to give it such a high rating because we will definitely be coming again and want to keep it available! Honestly, the flat is stunning, there is nothing I would change. 2026 booking incoming.....

This was our second time here and we had an amazing stay again. The flat is very comfortable and has everything you need. The views are incredible and it’s in a great location for exploring the local bars and restaurants.

Lisa’s place was the best stay I’ve had in a while – and I travel a lot! A beautiful gem of a spot, surrounded by the sea, which you can see from every room. The location is excellent, nestled among shops, restaurants, and bars. It’s perfect whether you’re after rest and relaxation or a bit of entertainment – head down to the Port Arms just minutes away on a Sunday for a live band and great atmosphere. Lisa has clearly thought of everything – from the well-stocked amenities, books, and games, right down to a pair of binoculars for sea-gazing. I would absolutely return!

The apartment is stylish, comfortable and very clean. We loved the view and the space was great, high ceilings and period features. Having been to St Leonards before we knew that our favourite restaurants were walkable too. Moyra was a great host and very helpful and considerate about check in time, much appreciated.

We had a lovely stay at The Stables. It’s in such a perfect and central location for a maximum 2 minute walk into the high street. Lots of beautiful shops, restaurants, coffe shops and even an amazing Cinema (Kino). The property was a good size for a couple, with a lovely cosy and bright lounge area and fully equipped kitchen. The bed was very comfortable too! Whilst there is some road noise, it was generally very quiet and peaceful. We loved our stay, thank you!

We really enjoyed our stay at The Shed. Tina and Jeremy were lovely, very welcoming and friendly. The Shed is exactly as described with everything you need and set in a beautiful garden surrounded by fields. We loved the peacefulness and the bird song. We were delighted to visit The Prospect Cottage with the garden in full bloom only a short drive away, as well as Great Dixter Garden, Sissinghurst Castle Garden and Scotney Castle. We discovered a part of Kent that we had never been to before. Thank you Tina and Jeremy.

Just perfect! We were so happy to be in Folkstone and at Dean's place. He is an excellent host. Very passionate about his job. Always there to recommend the best of everything. The place is very close to the beach and a lot of wonderful bars, cafes and restaurants.

Communication with Tom was friendly, fast, easy and straightforward before and after booking. The accommodation was clean, comfortable and the parking (and baby cot) was what we needed. The location was perfect, walking distance to main areas. If we’re ever back, we’d love to stay again!

A lovely little bolt hole - very comfortable and exactly what we needed for a night away ….. we very much appreciated the pastries - that was a lovely surprise…… the bed didn’t suit my back but the mrs slept like a log so horses for courses …. Was a little bright and toasty with one of the blinds missing but overall a ten out of ten - many thanks to Emma for being a fantastic host ….. highly recommended

What a perfect getaway spot. We wished we had booked a longer stay! Alison has thought of everything to create a welcoming, stylish and comfortable experience inside and out! Highlights were strolling to the pretty pond area, private fire-pit area, blissfully comfy beds, views of fields and beautiful gardens. Added bonus was the on-site blacksmith’s traditional forge run by Alison’s son and husband!! Highly recommended. Thank you Alison!

The apartment was very comfortable, and we thoroughly enjoyed our stay. The wood-burning stove and the terrace with its peaceful view were definite highlights.

We absolutely loved our stay here over a long weekend! The accommodation was spotless and very comfortable, with beautiful views to wake up to.
