We stayed at this beautiful villa in two couples and two children, unfortunately only for 5 days. The villa is surrounded by an endless and very well-kept park with a wonderful pool and a very comfortable outdoor area! The interior is very spacious But the outside is the most beautiful part, it also has a comfortable brick barbecue very useful! The owners were always available and very kind and made us feel at home, always available and ready to give us a thousand directions! Thank you so much for everything! We will definitely be back!! Accommodation matches the photos and even more. It has everything you need for a pleasant family vacation. The area is quiet and residential, however it is necessary to take the car to access the beautiful beaches and activities. The exchanges with Filomena were perfect as well as the hosting and on-site availability of Cinzia. Very pleasantly surprised to find fresh water, tomatoes, basil, fruit in the fridge as well as enough to cook pasta in tomato sauce when we arrived!!!! Thanks again to Cinzia. Isabelle and David

Two really special nights in a unique home! We stayed with a group of friends at this beautiful property and immediately felt at home. The attention to detail is evident in every corner, from cozy furnishings to warm and relaxing atmosphere. The place is perfect for sharing moments with friends or as a couple, with spaces designed to feel good together. A highlight? The indoor jacuzzi pool in the bathroom: a real private, comfortable and reserved relaxation corner, perfect after a day together. A special thank you goes to Tony, the owner. He was extremely kind and helpful. It was also my birthday, and with great attention he recommended a fantastic bakery. A gesture that I really appreciated and that made everything even more special. I really recommend this house to those looking for an authentic, relaxing experience full of small gestures that make a difference. Thank you so much Tony, we'll be back soon!

We spent 1 week in this wonderful house! The communication worked perfectly, both in advance and during our stay; Elena was always available, answered within a very short time. The check-in worked perfectly thanks to the key box. The house is wonderfully equipped, you immediately feel at home. I have never seen such a well-equipped kitchen in an apartment, everything was available and in pristine condition. The water pressure of the shower is a dream for me, I have pretty long thick hair and usually have problems washing it on vacation, because usually too little water comes out of the shower heads ;) The double bed is so comfortable, the mattress is perfect, not sagging, we slept great. There is an air conditioner in every room, which we did not use despite the heat. The proximity to Rome, the beautiful beach within walking distance, were the arguments for us to book this accommodation. Thank you Elena, it was very nice at your place

We loved Sabina's place. Simple and essential but well-stocked and welcoming. There was nothing missing and we immediately felt at home. From the house there are two trails that in a few steps lead to beautiful terraces on the sea and in a couple of minutes to a little corner of heaven. Access to the sea is easy for children, and the water is crystal clear and full of life. Fixed mask and mouthpiece! Unforgettable sunset. Thank you Sabina and thank you Cinzia and a greeting to all the exquisite people we had the pleasure of meeting. See you soon!

Stefano is a detail-oriented, tasteful, warm-hearted host, and has its own property operating model.This small green house is very new and clean, and it is even more beautiful than the pictures, you can find anything you need in every corner of the room, even the utensils in the cupboard are very nice and cute!The lemon tree in front of the house also drops fresh lemons every day which is new to me haha.But to go to the attractions and the airport can only take a bus or taxi, it will take a little time, which makes this small house very quiet, suitable for a comfortable rest!In addition, the sandwich at the little coffee shop in the alley is also very delicious, we go there every day and sit for a while before we go out, generally very, very satisfied.🥰

Illaria's villa is the best choice if you need something really private, peaceful, with big green yard and a cosy little house. Our furry family members were also warmly welcomed! It is 7 min car drive to the beach (a wide and long coastline with everything you need) and 45 min drive to Colosseum. If you come by car you have a very secure and locked parking slot on the territory which is also priceless :) Can't wait to come back again!

Lucilla is a tremendous host—warm, communicative, and thoughtful throughout. She personally met us on arrival to ease our way into the gated community and was there again to see us off at the end of our stay. You’re not just booking a rental—you’re staying in her cherished summer home, and it feels that way from the moment you walk in. The house is lovely, with a private walk-out gate that makes getting into the heart of Nettuno a breeze. Everything—the beach, historic center, shops, and restaurants—is just steps away. We stayed over a warm June weekend, and with the windows open, we could hear the nearby beach entertainment at night—part of the charm of coastal Italy in summer. If you’re a light sleeper, a pair of earplugs might be helpful, but we found it all part of the lively, local atmosphere. Highly recommended for anyone looking to enjoy Nettuno with the added comfort of a gracious and attentive host.

The view is stunning, the house beautiful and really well made in the 60’s, with classic tiles and beautiful taste. The rooms and bathrooms are simple but functioning and clean. It is a fabulous house and the peace and privacy are unbeatable - absolutely recommended.

Rosalba and Claudia were punctual at the check-in as agreed and explained everything to us in detail in the house. Both of them are very friendly and communicated proactively with us. The house itself is very spacious with a beautiful garden. It exactly matches the pictures. Everything was very clean and tidy, we had no complaints. The rooms are large with comfortable beds. It is located outside of San Felice Circeo, and it takes about 1 hour to walk to the village. There are shopping facilities and restaurants nearby (about a 15-minute walk). The beach is also reachable on foot in about 15 minutes. The property is surrounded by a fence, making it private, and the area is very quiet.

Very positive experience, very nice accommodation and a stone's throw from the sea and the village. Giulio is accurate and available. We will gladly come back!

Daniele is a fantastic host. He was very responsive to some issues we had in the first couple of days. He was also very helpful when we had an issue with some of our luggage. The garden and pool are fantastic. The interior of the villa is nice but slightly dated. I would recommend a car to visit other areas and for supermarket. You are only 10 minutes from the local train station with direct trains which get you into Rome within 20-30 minutes. The town is quiet in the week but very busy at the weekend and maybe due to visiting in April there was not much open on the beach itself. I’m sure that changes as you get into the season. Some great local restaurants and bakery’s which were all reasonably priced.

This house was absolutely perfect for our family of 13, made up of 4 generations. Not only are the properties beautiful, thoughtfully decorated with authentic furniture and art, the grounds are gorgeous so you’re always looking at flowers, trees and greenery along with an epic view from the balcony. The big pool area was a real highlight. If you like being in a place with real character where you intend to make the most of being home this is ideal. The hosts and on-site caretaker (Luciano and family) could not have been more helpful going out of their way to ensure we had everything at all times, even taking us to the train station to get our early flights. This was the home away from home we needed and we think it will be hard to beat this set up for our future family holidays! Thank you so much x

After a few hot days in crowded Rome, Daniele's place was just what we needed. We promised our teenage sons that we would just chill after their exams and that's exactly what we did and it was the perfect spot for it. The accommodation was perfect for four people. The air conditioning was quiet and effective, and the kitchen had everything. Both bedrooms have smart TVs so we could relax at night with the usual viewing platforms. The outdoor area was definitely the highlight. Daniele kept the pool so clean and it was so nice to have it in the heat. There are different seating areas and swing seats and hammocks. We did a trip to the beach at Sabaudia which was beautiful and also went to the local beach which was perfect for a quick swim. Daniele and his wife Ewa were the best hosts. They live in the house beside the apartment so are on hand if you need anything and were so kind and helpful for our stay but they leave you alone so you have total privacy with the outdoor area. Perfection!

It was a pleasure to stay with Marco again. The house has been recently renovated (floors, fixtures, bathrooms), clean, has every comfort, very functional, is designed for every need. Perfect for our family with children and grandparents, everyone has their own space. Very close to the sea (clean and with an equipped and efficient establishment), it offers the swimming pool in the residence, convenient for children. Fully functional WiFi for remote working. Marco is always available and welcoming, ready for every little need we had. A beautiful vacation!

Enrico was very accommodating and nice and was always available if we had any questions. We felt very comfortable with him. The surroundings were very quiet (probably also because it was out of season). Everything in the residential complex is a bit outdated, but that doesn't detract from the feel-good factor. There are many shops in walking distance. Enrico's pizza oven is a real highlight. That's a real Italian way of life. For the price, the place is highly recommended. A little something has bothered us. Outside the gated community and especially the path to the beach and on the beach it was very dirty.. there was trash everywhere. Maybe it was because we were there outside of the Italian holiday season. Downtown Rome can be reached in an hour by car and if you get there early, there are also many cheap parking options along the Tiber. Thanks Enrico for the nice relaxed two weeks.

the house is beautiful and ideal for a romantic getaway. a little scruffy on the outside, a real shame. The hammock was dirty, the cut grass was left to one side, the deckchairs were broken and the sofas had no cushions. The broken refrigerator was then terrible. With the heat and a small fridge bar available, it was a bit of a disaster. Overall, very good, just right for a day and a night. The jacuzzi that comes out of the bed was a treat, but also a little too unclean.

Stayed as a group of 6 people, extremley helpful and friendly hosts. Gave us helpful hints and recommendations. Very nice people, made us feel right at home. Garden, pool and house as described, used a couple of days to relax and saw some local sights. Everything clean and nicely put together. Very nice touch that hosts invited us for pizza and cold cuts in the last evening, nice sitting down and talking. One point which we appreciated very much was that they assisted us in getting to the train station when we needed a lift as we were leaving at two seperate times. That shows their friendliness and caring for their guests. All in all can only recommend.

Alessandro and Roberta are amazing hosts! They made us felt at home and connected us with many destinations and service providers to make our first visit to Italy truly memorable. The home is pristine and spacious, perfect for a large family gathering together. The design of the place is beautiful and matched the photos. So many walkable dining options nearby and a playground for the kids 8 mins away. The hosts live very close by, were very responsive to our questions and offered great advice for places to visit. Overall, i would highly recommend staying with Alessandro and Roberta.

Very nice house with great pool. The hosts are very friendly and can give good advices for the area. The cave of falvaterra is amazing and many other places can be visited from there.
