The property is located about 1,250 m above sea level and is characterized by the cozy atmosphere and the quiet location at the end of the access road. It is only about 5 minutes by car to the lift station for skiing or the mountain bike trail (summer). The valley and the nearest supermarket are about 12 minutes away, there is a bakery near the lifts. A cozy cottage a little away from our farm invites you to linger and relax at over 1100m above sea level. The house is in a sunny location, with a view of the wonderful nature. It is only 5 km from the A2 in Modriach, in the beautiful West Styria. Absolutely no noise from cars or anything else. There are currently great tobogganing opportunities! Shopping facilities are available in the village of Edelschrott, 15 km away, or in the village of Hirschegg.

From the terrace, you have a beautiful panoramic view of the Karawanken and the entire Glantal. The location is perfect for nature hikes and swimming in surrounding lakes. Some ski resorts are 40-60 minutes by car. The house is about 60 m² and also has a sauna.
