This apartment has 1 double bed and a twin day bed with a twin trundle. A full bath with tub and full kitchen. Attached to garage. This is on a working horse ranch and we do have stalls for board and a full RV with 35 amp If needing a place to lay over. We do not have horses to ride because this is a private training facility. We have dogs, chickens and horses and there will be farm noises, but mostly very peaceful. 12 miles W of Denton and 12 miles E of Decatur. DFW is about a 45 min drive.

The deer feeder allows for viewing of deer on some mornings and evenings. The pond will be fully filled and stocked soon. Groomed walking trail allows access to to the 20 acres. Cornhole & grill available. Owners are on neighboring 21 acre lot & always available if needed.

The Tipsy Toad Retreat is a private retreat located on a 160 acre working cattle ranch with cattle, donkeys, goats, chickens & guinea fowl. We have 4 Themed Cabanas that overlook a recreational pond for fishing, swimming, paddleboarding or just relaxing! The pond is stocked with Bass, Catfish, Sunfish & Crappie.
