Very good access to the center of Bratislava 20 min. by car and fast connection to the highway within about 5 min. It's an hour to Vienna by car. The town of Senec, where there is an aquapark and sunny lakes, is 19 minutes by car. There are groceries, restaurants, cafes, shops, pharmacy nearby.

In May, June, July, and August, there will be an ice cream stand on the property, so there will be some foot traffic at times.
