Guests have the sole use of a contemporary purpose built self contained annexe within the grounds of a gated house in a private estate. Complete with underfloor heating, water softener, fitted kitchen with washer/dryer and use of the lower terraces and garden surrounding the main house which has magnificent views across the river Avon to the New Forest. We have fishing rights for the river at the bottom of the garden for any keen anglers. Coarse fishing byelaws apply, closed season 15/3-15/6.

Accessed by an outside wooden staircase, the Sail Loft has a very large window providing wonderful views across the water meadows of the River Avon. This is a lovely, light-filled but cosy large studio room. There’s a kitchenette and a woodburner for those winter evenings, and we’re on the edge of the New Forest with lots of beautiful walks and cycling routes all year round. There are so many good pubs locally, and we are also only a half-hour drive from the South coast and its beaches.

We have superfast WiFi, with TV subscriptions including Netflix, Amazon, Apple TV+ and ITVX. A perfect place for a relaxing break or to work remotely in a wonderful location.

The River Bourne runs close by. The ground floor annexe has a modern but peaceful bedroom with en-suite shower, separate kitchen/living area with double doors on to the patio & a sitting room with sofa bed. Parking for one or two cars. Convenient for anyone working at Porton Down & is 10 minutes from Salisbury by car.

New Milton and Barton-on -Sea just a couple of miles away. The annexe has a super kingsize 6ft Bed. This can also be configured as two 3ft singles. We can also provide a Z bed or Sofa bed in the lounge area for a third person.

Located in the sought after Southbourne area of Bournemouth, within easy walking distance of all local amenities and the beautiful sandy beaches. Also within reach are Tuckton (river Stour), Christchurch and Hengistbury Head. Easy access to bus routes, railway and airport. Well placed to explore the New Forest to the East and Poole, the Purbecks and Jurassic coast to the West.

The garden is gated off from the main garden for privacy. You have your own dining and lounging area. We do have two lovely little dogs who are very friendly and also the occasional visiting friendly family dogs, who may be around in the garden to say hello when you are coming in or out of The Studio.
